I think the traffic there is still ok, unless you are staying in Taman universiti Indah or Equine park heading to Public Bank/Jalan Besar area. If not mistaken, an exit to MEX highway will be constructed near Equine Park area within 5 years?

if you are serdang people, you will like this place.
For investment purpose, maybe UPM foreign students and also Bukit Jalil students (APU, IMU).
MEX highway entry is under construction, around 2km away from this project.

even can rent to Cyberjaya students, 30mins drive if no traffic jam.

but after MEX highway is constructed, people from Serdang will use this MEX highway instead of KL-Seremban highway, making the small roads around this area to be congested.

the shoplots around this project are not 100% tenanted, but got Church, restaurants, workshops, 2 sport centres, pasar malam every Monday, just enough for the residents.

i think the main concern is just the traffic jam. go for it!
