A residential development of a 48-storey and two 38-storey towers by Mitrajaya Holdings Bhd whose previous project is Kiara 9 in Mont'Kiara. What is distance to the Sri Rampai LRT ? If it is next to Telekom, that will be about 600-800 m ?

True. It all comes down to the launching price. But I heard nearby condo rented out to students at 2k+. With the existing rental as reference, this condo can buy if price does not exceed 600k for 1000sqf. Just my personal opinion.

I heard There is a new condo yet to launch at below 460 per sq ft bt further fr Sri rampai station, maybe 1.5km instead of 300m. Which more worthwhile? 300m bt 100-150k more? Pls gv comment.

There's another Wangsa Maju project which is Villa Wangsamas Phase 3. https://forum.lowyat.net/topic/2694959/all

This should be much cheaper.

In the fourth quarter, it plans to roll out a project in Wangsa Maju with a GDV of RM650mil.

The 17ha parcel is a stone’s throw away from the Sri Rampai LRT station. It plans 565 units of condominiums on the site with sizes of 1,033 sq ft to 2,120 sq ft.

Tan says it took the company a while before the launch of the Wangsa Maju project because part of the land is on hill slope, which is categorised under Class 3 and 4.

Nonetheless, it has used engineering solutions and put in place safety precaution before construction works start.

He says it has received the planning approval and expects to settle to the land issue in the next two months.

To invest, it's better to review the city future development plan. According to Kuala Lumpur Structure Plan 2020,
835. The existing international character of the high quality and low density residential areas around Jalan Ampang / Jalan U-Thant shall be enhanced. Low density control and prohibition of high rise development shall be applied to Taman U-Thant, Jalan Damai, Jalan Semarak and Titiwangsa residential areas. An international food and cultural
precinct shall also be designated and developed in the area.

Low density residential area? Means higher probability of house price growing?

I'll say Mitrajaya coz better location, more modern high-end design and nicer surrounding environment.... but price wont be cheap.

Irama more towards forest living, location close to those old flats /apartment.. abit eyesore when goin in and out...

Own Stay : Irama

Investor : Hard to say. Irama if you get in early, otherwise probably Mitrajaya.

· Type A (1,033 sf) – Currently not open for sale. Only available as second unit purchase (option to buy Type A after purchasing Type B/C/D) or through referral programme (option to buy Type A if friend/relatives purchase Type B/C/D).

To me, generally it is at the same location as a whole. No win or lose. Some families prefer a more quiet n with high privacy (Irama), some families prefer walking distance to the mall/amenities (wangsa 9).

For investment, there's no comparison. Walking distance to LRT and directly in front of Wangsa Walk means you won't have to worry about playing a rental game. For me and as for own stay, Irama trumps by being more secluded and exclusive while still enjoying quick access to aforementioned facilities.

Well I must say Wangsa Maju is a bit underrated and overlooked until recently. It is located about 20 minutes drive to KLCC, well connected by highways, amenities all around....let's see if the market has the appetite for such pricing.

I have one question.

I think 25 sen maintenance not enough to cover leah. sweat.gif

we talk about completed in dec 2014 and saw your recreation facilities ( level 7) add block c and b rooftop. I think need at least 30 sen ( exclude sinking fund)

but if very high like 50 sen. it is going to be a burden for large size. brows.gif

Just my 2 cent of opinion, by putting up discounts and rebates information of a project publicly in the forum, I think it's an act of sabotage of the developer because bankers are able to see the information here and will slash the margin of finance. Bankers might know the discount information of a project but as long as there is no black and white of the information, they will usually close one eye. I know this forum is meant to share info, but I think this type of info can be shared discretely.

Irama good mainly coz its freehold and cheaper entry.. others lose flat down if compare to Wangsa9.

Just like comparing Season garden with Infiniti.. those go visit both showroom unit will know which is much better.

I like it mainly because it is located at the more quiet zone, yet can reach all the amenities within 5 min drive. Just yourself, why Irama din provide rebate or any special package compared to other new projects?

Not convenient to say, but I do have a small stake over at Wangsa Maju new developments.
The sales package is very telling on how selective they've chosen their counterparts and who's missing from the list, but in the end that's just business sense. Prospective buyers need to do their own research and don't take hand out comparisons like these for granted.

It's walking distance if u don't mind to walk for 15 min to Sri Rampai station. I don't walk to LRT station as I got car. N if I wanna rent out, I only welcome working adults. other words, Irama has its own attractiveness, I like the quietness n it's unique facilities. Those white collar professionals who dun wish to stay with the students, n need a quiet place to relax n jogging up to the tree house n hilltop pavilion, then Irama is the only place in Wangsa Maju for them.

Wangsa9 is only selling the bigger units now. So for those who wants smaller unit need to fork out budget to buy the big unit as well. For me be it for investment or own stay one could not even get the chance to buy the small unit thus the argument on whether it is near lrt or mall is pointless..

dry and wet kitchen cabinets, island for certain units, wardrobes, air cond , hood hob etc..

very impressive facilities as well..tennis courts, full basketball court, sky garden, etc.

price wise this has set a new benchmark for Wangsa maju

From what I gather few months back, the 2336ft2 unit's PSF is on par with Irama Wangsa but the smaller unit PSF is much higher especially for the 1044 ft2 unit. Not sure what's the price now though.

Location wise can't argue, Wangsa 9 is better due to walking distance to the Mall and LRT. Better for renting I suppose but large unit difficult to rent out, right? Smaller unit with so high PSF need to rent how much only worthwhile?

Not sure how real is the radiation thing but Irama Wangsa do have a nice hill park (about 4 to 5 acres) ...

I dun think its overpriced for the wide facilities provided and quality finishing - eg marble flooring..
it even has a basketball and tennis courts..quite rare indeed..

anyway mitrajaya has its own fansi - they have a good track record ..cant remember what was their project in MK already but
I heard that the quality and delivery were awesome..

I believe their past buyers bought most of the
first block esp the bigger units in wangsa 9

This is the most luxurious condo in the whole of wangsa maju and the location is very strategic..

and no, I don't work for the developer biggrin.gif biggrin.gif

Cons:
- Price is quite over compare to the competitor in the nearby area.
- Risk of land slide. However, the contractor already engage Aecom, reputable construction & engineering consultant.
- close to TM receiver station. However, according to a friend of mine, if there is a strong relationship with the electromagnetic signal with the health, TM staff who working there should be the one who first got impact which is not the case.

Pros:
- Building quality is expected to be awesome, analogue to Kiara9 project. I have visited Kiara9, the building quality is superb, the finishing is very luxury.
- Amenity to the public transport: ~ 150 m from Sri Rampai LRT station.
- Amanity to the wangsa walk mall, just within a stone trhow away.
- Developer past track record is relatively good.
- In house facility is excellent.

in the end, with many choices available nearby, you are the one can make a final judgement. Pros and cons always there, however, your objective and financial status will dictate the final decision.

If you drive from Jelatek to Wangsa Maju, I count so far there are 7 new condominium under construction process.

Definitely, the traffic will severely congested.

Future development will be located at Wangsa Maju which nice place to live with...

Those condo that u mentioned is in wangsamaju area..jelatek lrt is setiawangsa/keramat area.

there are other roads via setapak and ampang ulu klang that one can take to get out of wangsa maju ...and other small roads that can lead one out into the city ..

yes traffic can be heavy but its not nightmarish..

true..esp for those working in the cities..with the proposal from the gomen to reduce parking in the city centre
commuters will be forced to use public transportation so if you live near to the lrt, its definitely very much more
cost effective and convenient..

From setiawangsa lrt, it takes about 7 mins to reach KLCC lrt...
from sri rampai I reckon 10 mins for the same destination..

Fully agreed, ONLY if you get the right entry price.
For 1,033 sqf - the price even after discount is above RM 800 psqf, which IMHO is a bit too high for this area...

Came to the sales gallery lately, it seems Unit C almost sold out.
Unit B is still got some available unit at high rise floor.

Once they open unit A, definitely the price will increase at least 5-10% (according to the sales person).

This means that even high entry price introduced to the market, this project still attractive to the buyers or in other word, the economy is still pace forward despite some news said that the economy is now slowing down...

Went to the sales gallery too last week...

For Block C - only the 1,7xx sqf and 1,6xx sqf almost soldout. Then rest still got plenty to choose.

For Block B - price increased about 5% compared to Block C. Still many units available to choose.

this area has quite a lot of rich expats (mostly from middle east) who sent their kids to the international school nearby..
last i heard, riana green east is enjoying good rental from these expats for bigger units..

wah so fast they r building...
cant compare in terms of location..

infiniti's location is the next nearest but no proper walkpath ..must walk next to road and longkang with lots of bushes at the side so
not really that safe either..

The location is really good and workmanship of Mitrajaya should be very good as well.
However, 1033sq ft for price of 798k is a bit high for me. A bit hard even to get rental just to cover interest not the full installment if with 90% loan.

This project is Good, the main downside is the hill slope is under Class 3 & 4.
Really SCARY!

Dunno what is the impact to the surroundings ecosystem - with the major extreme cutting of the hill slope.

So happen the name also is the same as 'Jalan Wangsa 9' - where the landslides happened at bukit antarabangsa back in 2008.

Really hope Mitrajaya & Aecom done their part to ensure the highest safety of the residents.

Agreeable. The hill slope looks bald facing the project side. There should be some work done to have some slope protection and conservation.

Aecom is one of the best on slope management so I was told..

those in the construction business should know..

From Aecom official website - it does not indicate that Wangsa 9 Residency is part of their project.

The slope behind is indeed damn scary. almost 90 degree (maybe 70 - 80 degree slope). Every time drive pass, see also scared.

But this project still selling hot hot~~ maybe good for feng shui got big hill support at the back of yr condo.

I definitely wont be needing this kind of feng shui tongue.gif

this development is so near to the LRT that it is definitely heads above all other surrounding new developments
near as in within walking distance of just minutes..and if there is a covered walkpath provided later that link directly to the lrt,

Yep, hopefully they'd increase the number of coaches. That said, if the first coach is full, just wait for the second, or third one, as the frequency is high during peak hours.

the main roads outside are being widened into 3 lanes..much needed as with more and more developments coming online , the traffic situation is
going to get really busy..

this area has huge potential as new link roads are currently being built that would provide a much better access to other parts of KV ..


slowly but surely this place is transforming..

Price still remain...depends on the unit size, if 1003sf, d net price around 750-850 psf. For bigger unit it could be around 650 - 750.

initially I was skeptical of the access due to current traffic congestion esp during peak hours but lo and behold
they are already widening the roads currently. Trees have been chopped off and it looks like they are making
a 2 way lane on each side...

so needed esp once all the current developments under construction comes online..

However, the access to KLCC thru Jelatek will be a nightmare if no improvement on the road volume at Jelatek......
definitely, in the next 3 years wangsa maju will become a satellite city provided with enormous development...

this developer has a good track record - their development in MK was very well executed and delivered.

the reasons I guess for the "premium" prices are the faclilities, finishes (marble throughout, ceiling to floor marble in toilets, hardwood floors in bedrooms, etc), and its location..

hence not surprised that its priced on the high end side

The price can be considered premium in Wangsa Maju:
- Location: the proximity to LRT Sri Rampai and wangsa walk very close.
- They offer high end quality material
I have a chance to visit their last project in MK (Kiara 9), the quality considered excellent. No wonder the price is on high side...marble floor everywhere.
The facility provided also premium...
The one that interested me, unit D comes with private lifts (2 lift).

- Partially furnished: Wardrobes, kitchen sets, water heater, air con.
- Facility for family.

To me you got what you've paid...

Went to sales gallery and seems like there are still plenty units to choose, even for smallest size 1000sft and also the first phase Block C. Though not sure if they are released or rejected units. Agreed that the facilities provided are extensive but skeptical if the maintenance fees will be sustainable. Btw, for fair comparison what was the selling price of Kiara 9?

wah no wonder they have quite a bit of loyal buyers - when they launched blok C , more than 3/4 were booked by repeat buyers and summore those were big units..so mainly ownstayers most likely

if a developer can think outside the box to try to keep maintenance fee lower, I must say this is not the norm in Malaysia!

Some condo's in KLCC area, the building management provide many scenarios about this mf i.e. spread out the cost to all over the owner despite the size of the unit, however this upon the agreement of the owner council.

Seri riana just handed over keys 2 its owners last week. Some agents have started 2 advertise the units. The asking price of more than rm1.1m for 1700++sf makes w9 bigger unit price very reasonable, what more their units are bare units (i mean no kitchen cabinet, wardrobe, timber flooring, etc).

actually W9 is considered higher end than sri riana in terms of facilities and finishes..

Sorry to intrude. I was just told by the SA last week the rebate is 8%. There is a huge difference between 8% and 15%.

The sales team said to me that the sales galery will be provided once tower C completed.

Among the rest of W9 competitors, only W9 doesnt have sales gallery.

I think sales gallery of W9 is strongly required in order to appreciate the offered price.

For me seri riana n infiniti have done a good job in presenting their show units...but not so with iramawangsa...in a way it turned me off...anyway this is just my view.

this development is high end - not easy to finish selling esp in an area like Wangsa Maju even though facilities and

Mitrajaya, the developer of Wangsa 9, is performing very well in their business, research house maintain outperform for their stock...woo...stock price looks attractive..
Don't hope that they are lowering their price for Wangsa 9 because of slow market, they can wait...no hurry to sell....want come book...don't want also nvm...go and hunt for your prop elsewhere in Wangsa Maju...haha

1. Is more than 14 days actually
2. The first part of pic may be capture near end completion of the floor, and the second part pic maybe captured near early stage of that higher floor..
Best guess is still 1 floor per week...

I think is progressing well. The carpark area for block B is quite big so logically should be slower compared to the residential floors. I pass by the area on and off.

I went to Wangsa Walk Yesterday, It seems road construction is in progress. Anyone knows whether the gov build a by-pass road or fly over connecting to jalan ampang next to Great Eastern Mall?

Will there be new connecting road between Sri Rampai station & Inifinity to the other side of Wangsamaju or that construction is just for Duke 3 SPE ? hmm.gif hmm.gif

LOL... i saw there is new bridge in the progress (could be part of Duke 3), if Infinity got new link bridge to LRT, dunnoe how "tall" the bridge will be...

Well, stated as "proposed walkway" in their sales brochure. Whether that is legally binded or not. Not sure.

The progress of the construction of Unit B seems to be slower than expected.
According to the official wangsa9 website, at last Sept2017. Construction progress was at level 32.
In end of Oct2017 construction, progress was at level 33 only (1 level progress in 1 month)

Maybe any sifu here who knows why? Raining or any other technical glitch during the construction progress?

Had a chance to visit the show unit recently...
my observations are as follows:

- quality of the material is excellent
- The luxurious impression upon entering the unit
- wardrobe/kitchen set/island/AC /water heaters are provided

Expected rental?
I see Infiniti 3 just completed size 1085sqft also rental fail to hit 2k now. Realistic is at 1.7k only.

Why didn’t u share the pictures of the wardrobe/kitchen set with gas hob, chimney hood and oven/island/AC /water heaters/shower screen/plaster ceiling instead? Easier to compare and entice potential buyer. The rest are just ID for show only yawn.gif
