Went to sales gallery and seems like there are still plenty units to choose, even for smallest size 1000sft and also the first phase Block C. Though not sure if they are released or rejected units. Agreed that the facilities provided are extensive but skeptical if the maintenance fees will be sustainable. Btw, for fair comparison what was the selling price of Kiara 9?

QUOTE(roharaza @ Jun 1 2016, 01:24 PM) Hope this ll make a good comparison..kiara 9 quite expensive, but they r freehold..mitrajaya promises 2 do it better for wangsa9. Wow Kiara9 launching price was RM790 psft before 2011, but its in Mont Kiara though. Hopefully Mitrajaya will deliver exceptionally for Wangsa 9 too as this project will set the benchmark price in Wangsamaju~http://www.propwall.my/mont_kiara/kiara_9/151 QUOTE(marvellHero @ Jun 1 2016, 01:44 PM) if you can afford to buy such unit that means you're rich. Maintenance fees wouldn't bother you that much... The maintenance fee consider low @ RM0.25 psft for such generous facilities. If not mistaken even the PR1MA projects in KL maintenance fee also around RM0.15 - RM0.20 psft even with minimal facilities. |

QUOTE(roharaza @ Jun 1 2016, 04:22 PM) Exactly even mf for kiara 9 still remain at 30 sen till.now...when i asked how they managed 2 sustain low mf, they said they build some storage areas that can be rented out 2 external.parties. What kind of storage area is that? So presumably Wangsa 9 will have similar amenity to sustain the maintenance of the buildings? |

Will there be new connecting road between Sri Rampai station & Inifinity to the other side of Wangsamaju or that construction is just for Duke 3 SPE ?

Why didn’t u share the pictures of the wardrobe/kitchen set with gas hob, chimney hood and oven/island/AC /water heaters/shower screen/plaster ceiling instead? Easier to compare and entice potential buyer. The rest are just ID for show only my observations are as follows: - quality of the material is excellent - The luxurious impression upon entering the unit - wardrobe/kitchen set/island/AC /water heaters are provided |

This area could be a steady revenue-making for DBKL. In term of assessment as well as parking fees revenue. Guess DBKL did not build the multi-storey car-parks for no reason. More business opportunity for WangsaWalk too.

Is the area surrounding Desa Putra and Wangsa Walk designated for residential zone? It is too near Wangsa Maju commercial centre and the zones usage might be in grey area. Would be good if able to clarify the allocated density by DBKL. From personal view (as an outsider not living there though) the whole area might have long been planned as commercial / mix-development zone. I could be wrong though

QUOTE(nookie188 @ Oct 24 2018, 04:01 PM) if i am not wrong, the developer applied to change it to commercial usage from residential.. Oh my bad just saw the info on the application by developer to change the title, but the main purpose is to increase the density as there will not be any commercial component within the project itself. Is the nearby multi-storey car park full during weekdays? What is the rate like?personally i think it should not have been allowed as there are just too many condos concentrated in one area and the traffic congestion there is going to be horrendous...the roads are too narrow .. |

QUOTE(benjisama @ Oct 25 2018, 10:27 AM) I can only comment regarding the rates. In Wangsa Walk, the rates are [1]: Very fair rate indeed. Around 150+ per month. If staying around this area there is no escape from vehicles build-up since LRT station is literally stone-throw away. But I think congestion only during weekdays and certain time only the heavy traffic (peak hours morning and evening). Hard also to object since the area is commercial-driven and not pure residential.RM 1 for first 3 hours RM 1 for every subsequent hour or part thereof So, assuming 8 hours work, 1 hour lunch and 30-40 minutes commute to and fro (15-20 minutes one way), that comes about 10 hours and RM8 per day. Which is not that bad. But, comparatively, Park and Ride charges RM4 per day for LRT users [2]. 1. http://parking.com.my/item/wangsa-walk-mall/ 2. https://www.myrapid.com.my/traveling-with-us/park-n-ride |

QUOTE(benjisama @ Oct 25 2018, 11:33 AM) It seems the residence (the ones I've communicated with) agrees with you regarding car parks, if that is your line of thought. They don't mind having another Park n' Ride to be build there if necessary. I share the same sentiment as well since car parks serves the community and commuters. Maybe can proposed for the developer to allocate few levels of the development for Park n' Ride facilities. Or propose DBKL to convert the existing multi-storey parking to Park N Ride. At least can alleviate concerns on illegal parking surrounding the area |

QUOTE(marvellHero @ Nov 28 2018, 09:05 AM) Maybe some new developments will come in near Sri Rampai LRT once Duke-3 completed. I believe within 1 - 1.5 year time, this new access will be completed. The road next Sri Rampai LRT already completed. It provides an easy access to Wangsa Maju and MRR2... Is there any ingress / engress to the new Duke 3 SPE nearby Wangsa 9? |
