i am not staying nearby but 3 years ago i stay at mahkota cheras, a place that even worse, just a traffic light can kill me for half hour.
but yet i dont need one and half hour to reach KL, Sunway, & two hours to PJ. unless some critical traffic issue like heavy rain, accident or lori breakdown on main road.

the worst part of the jam is east west link nearby mid valley, federal highway, jalan loke yew and the MRR2.
therefore, if you go to subang pj puchong or pj, strongly suggest you take silk highway, kesas, few times better. to go to kl, try seremban or sungai besi highway, mex highway, much better compare with loke yew or mrr2.

again, cheras is a very busy and jam area, if you work at pj damansara or klcc and wish to buy for own stay, please do more research, specially if your working hour is 9-6 daily. smile.gif

Im staying nearby and normally it will take abt an hr to reach KL, lot10 etc la.. If lucky sometime 40-45mins can reach jor but if raining jalat lor. No comment on pj or sunway tho. Amenities plenty la...mcm mcm pon ader.

dude, last time i stay at pandan area, use to take LRT to work every morning 8am.
that station is station no 5 from the LRT Ampang terminal. i can say the train mostly full when it arrive pandan station, due to too many passenger get on board on previous station.
however if i reverse go back to station 2 or 3 like cempaka or cahaya, each train are not that crowded, got much more space for me to get in.

now come back to your question, phoenix station is station no 9 from Kajang Terminal, what you think will happen? those station like kajang saujaja impian BTHO suntex cuepacs balakong are located at high density area, i believe many people will take MRT everyday. can you imagine it?

and for MRT line 2, still unconfirm, no comments. damai perdana seems like station no 5 from serdang. will look into it once it announce.

boss, can recommend any project that the rental can fully cover the installment plus management fees ? smile.gif

It is definitely ideal place for own stay due to low density and privacy. Hope to see more picture on landscape. So, the pet zone confirm already?

Mrt will have longer train, frequent,integrate transfer station compare lrt ampang line that u used.

ok you are right, you always right for everything. so i assume that malaysia MRT are few times longer than singapore and hongkong MRT so that what happening at at SG and HK now wont happen at malaysia in the future.

Now, all project $$ oso crazy high, maner adr lagi mcm those pre yr 2010 projects can kasi u + cash flow or worse case pon can breakeven nia. Sad lor, maybe as th sifu sifu here said its really for ownstay lor. But for ownstay pon gaji mesti tebal lor..3k montly installement shocking.gif
