Bro peri-peri, the location of Casa Green in your map should be 1cm towards 135 degrees. biggrin.gif

I am staying nearby. Current situation, from this site going to puchong will take you 45mins-1 hour via Damai Perdana-Alam Damai-Kesas considering there are at least 7 traffic lights before you enter MRR2.

To PJ via DP-AD-East West Link-Federal Highway will be more than an hour and even worse depends on the traffic flow in EWL. I definitely won't use EWL between 730am-930am.

To KL via DP-Len Sen-Jalan Cheras should be 45mins - an hour.

*The estimated time is on best effort basis. Maybe 2 days out of a week you will face terrible jam in EWL & Jalan Cheras. Mind you that Jalan Cheras is jam on Saturday as well.

*All the estimated duration is current situation. Considering Cheras Heights, WOTP, Natur, Vina, some Mahajaya's new landed still are yet to be occupied. And don't forget the 2000 units PR1MA. X_X

When you are heading towards Taman Bukit Belimbing from Damai Perdana, when you arrive at the new townhouse on your left, on your right there's a big tangki. Next to it is a small road going in which sometimes is fenced up. Park your car there and walk straight to the end of it. Agree. Look at current situation, there are no decent condos within the vicinity. No doubt this is a great project at this price and concept. But there are so many new condos in progress now, namely Cheras Heights, Green Terrain 208, Natur, WOTP, Casa Green, Vina, Silk Residence and finally the killer, PR1MA.
With so many new high rise coming in, easily more than 4000 units in this area, I think I have to move out from here d.

You can get your loan from MBSB, I heard there is a loophole for this but I'm not too sure though. MBSB is one of the end-financiers.



Peri gor, for One Amerin 450psf onwards is after or before rebate? How do you compare One Amerin and CT?

But seriously, I can reach Jaya 1 from my house(next to Casa Green) in less than 30 mins without the jam. Of course not during peak hours.

If you did read thru the previous posts, I believe you will notice some of us are already been to the site, even the few that never actually been to the site also can have an idea thru the discussions.

I am not sure how do you define middle income ppl but I think I am in the middle income group and CT's price is affordable to me. If you have "status discrimination" and only can stay with the high income ppl then definitely this is not your choice.

With your "imagination" of 500psf and 1000sf, I believe you didn't really know about CT. Fyi, don't have to imagine, the price and layout is already out. It's 1,269sf and the price is from +/- 465psf before rebate.

You are only looking at rental return. 1st of all, current rental rate doesn't represent future rental rate. We are talking about 3 years later here. Then if you read the previous posts, few of us might keep this for own occupancy as we are currently staying nearby(Yes, I only can stay around with middle income ppl cry.gif )
Then in investment there is another element that we are looking at, capital appreciation. I believe the middle income ppl in the surrounding area still can hold the property even though the rental cant cover the installment.

It's 90% loan(provided you can get) + 8% discount + 2% to be paid by the buyer.

Yup, part of Cheras falls under KL address while part of it under Selangor.

For KL, the postcode should be 56XXX while for Selangor, my postcode is 43200.
