Don't think they are demolishing the whole building. Maybe 'refurbish' with the additional bridge. The structure of the rendering above is quite similar to the existing structure.

The surrounding is a bit "chap" to match the Verve Suite image (the other 2 Verve Suite at MK and KLCC)...not doubt very convenient near to Midvalley, Taman Desa, PJ etc

Wonder why developer choose this location??

Across the road got old pasar, next door is highway and behind is low cost flat. i think there is an sewage pond there too, if not mistaken.

The external refurbishment work has been extremely slow... after more than two months still only level 4 or 5...

THE Tongs of Bukit Kiara Properties Sdn Bhd (BKP) fame will be returning to the Old Klang Road area where patriarch Datuk Alan Tong first developed OG Heights condominium under the Sunrise name.

His son Datuk N.K. Tong will be turning the former Alamanda College along Old Klang Road into a serviced apartment project with retail element.

The former Alamanda College site, comprising two 24-storey blocks just a stone's throw away from the Scott Garden commercial project, will be converted into VERVE Suites KL South with 321 residential units and 45 small office, home office (Soho) suites.

This latest launch by BKP is significant because the project will be the first new launch for the company in almost two years.

Furthermore, it will be a brownfield project, the first for the company. The property was formerly owned by Singaporeans.

Tong, in his 70s, has more than 50 years experience in property development. He formed Sunrise Sdn Bhd in 1968. Together with Ngoh Development, a company owned by his father that owned four pieces of land in Klang, Sunrise embarked on its first project, OG Heights at Old Klang Road, in 1984.

According to property blogs, the BKP property will be RM650-RM1,000 per sq ft.

VERVE Suites KL South will be the latest project on what is considered as one of the Klang Valley's oldest road.

Location-wise, some of the most established townships are located with access via Old Klang Road. Taman Kuchai, Overseas Union Garden, Taman Yarl were the earlier townships. Taman Kinrara and Puchong came later.

Most of these townships comprise landed housing because when they were built, land was not an issue as there was an abundance of it. Today, the story is slightly different.

It was and continue to have within its a geographical reach quite a number of thriving commercial and residential townships. A lot of the rich and older generation continue to live there. For the younger generation who have moved away from their family homes, Old Klang Road holds much sentimental value for them.

VERVE Suites KL South will be undertaken as a joint-venture project under BKP's holding company Albatha Bukit Kiara Holdings Sdn Bhd and Affin Islamic Bank Bhd, with a potential gross development value of RM300mil.

KL South Development Sdn Bhd, a specific joint-venture company between the parties, will develop VERVE Suites KL South. The developer will not be adding any floors to the original structure and is currently preparing its show unit.

Unit size begins from 500 sq ft. There are no confirmed details how much the units will be going for. BKP's press invitation to next Monday's signing ceremony between BKP and Affin Islamic described it as an ā€œinnovative residentialā€ development.

It will be one of the more upmarket projects in that locality. The Scott Garden will be the nearest high-rise residential with Tesco and the Old Klang Road wet market within walking distance.

Jalan Klang Lama and its surrounding areas will be seeing quite a number of high-rise developments. While some of them are nearing completion, there are several current launches.

Among the nearest to BKP's project is Avantas Residences. This is being developed by CPI Development Sdn Bhd. Reapfield is marketing it at RM710 per sq ft before rebate and RM615 after rebate. This freehold project comprises 198 units of service apartments that will sit on about an acre. It will have a single block of 28 storeys with units ranging from 700sq to 1,200sq ft.

See Hoy Chan Group has Seringin Residences in Kuchai area. Only units of 2,100 sq ft and above remain and these are priced from RM1.1mil onwards, or at more than RM500 per sq ft. The UOA group, known for its projects in Bangsar South is building Le Yuan Residences in Kuchai, at between RM500 and RM600 per sq ft. This is expected to be completed in 2015.

Other projects sited on Jalan Klang Road includes 9 Seputeh by Gapurna group, which is being merged with Malaysian Resources Corp Bhd. This will be launched in the next couple of months.

Another freehold development is Residence 8 by OCR Land Holdings Sdn Bhd located off Jalan Puchong. The project is 100% sold, at about RM450 per sq ft. The project is expected to be completed next year.

I have been doing their condo in Mont Kiara for the past 2 years.
Good workmanship, good furnishing and best of all, best facilities.

Not sure about KL South though.
But the price seems quite steep.
Even higher than Mont Kiara.

They are now working on the showroom... Comes in fully furnish like MK Verve... Shld be launching 2nd half of the year and probably after GE.... Outside landscape completed....

No idea yet.... Says lotsa thing not finalize yet....
The 2 block will be small size service suite from 555 sf onwards... Those 5-6 level from ground before the building structure will be convert into SOHO.... Ground Flr will be retail manage by BKP themselves....
Accordingly there is 4 level of basement parking....

Considering its renovation on an existing building, am just worried about the internal piping and electrical wiring. Pipes might get clogged up over time, unless they are going to hack away the existing system too and lay new ones.

studio unit in block C units maybe able to get around rm550k.
1r unit in block a/b is around rm600k.
8xxsf around rm 800k.

Price probably increased a little since i was last informed.

Developer still have 2r units available for block D ( latest block ). Prob around rm11xxpsf after rebate.

Yeah just buy their Verve Suites at Mont Kiara instead. Very high end, new and cheaper. Although this probably is very high end finishing as well but needs to wait to be seen.

I'll take verve suites MK anytime. Classic example of over ambitious pricing n greediness. Would really like to see how it turns out. KL Eco city pricing in OKR. I thought KLEC was a tad overpriced. Now it seems like a steal.

Well there are very very rich people in Old Klang Road. A lotta old money there. Some of them may want to look for a very very high end condo around their neighbourhood.

In my view, the highest end condo in OKR area now is Papillion, but even that doesn't come close to the luxury of the Verve brand. (Well comparing with previous stuff ah, and assuming the standard kept ah)

I have no idea how the Verve OKR really looks like. Just assuming and following suggestions by other users that they will build Verve OKR as good As Verve Mont Kiara.

If it is as good as Verve Mont Kiara it is tough to beat. If you ever been to Verve MK you will know.

No. They cannot changed much on the Verve OKR as this is re-touch up on existing building.

They cannot do much internally but maybe some magic work on the external facade.

Yeah I actually also lean to "remains to be seen whether they can match after completion".

But considering their premiums they are charging, they have really a lot of money to work around with. Lets see how generous or greedy the developer is.

Absolutely. However, on top of that I am thinking if they bought at lets say average RM400psf and sold at average RM1100 psf. They would have RM700 psf to play about. Which is enormously high considering to build a very high end from scratch is probably about RM300psf (excludes land cost).

In many new luxury condos in Bangkok, they have started to use marble and fanciful designs and layouts with extravaganzaa facilities including helipad.

Went to their show unit last few day. their price was crazy high can go up to Rm1300psf++.the surrounding was terrible, behind got low cost flat, pond, factory. infront got wet market.

The quality of their show unit of terrible compare with mont kiara, I think is because now the company was lead by Alan Tong's son NK, thats why the quality, price and decision making was terrible compare with the father.

If they have the market i dont might buying, but at such a price at OKR, who will rent? and how much can rent? I ask these question to the SA, a assistant manager i saw her name card, but cant give me an answer, just telling me can rent to people who work at midvalley, the problem is there are so many condo in that area, the people who work at midvalley must rent your place? then she faster change topic and said they have good reputation because Alan Tong, then bla bla bla, said their quality good, and talking nonsense, just made me laugh only.

By the way, their maintenance fees also crazy expensive, rm0.51psf, really omg when i hear this...

i feel this project was the worst for Bukit Kiara, Alan Tong maybe will cry...

visiting its showroom yesterday,yeah all the info you guys written here is true.Price RM1100/sqft,maintenance RM0.51/sqft (reason given is less units,only about 360+ units and the maintenance of bridge's facilities are high.

All units fully furnished with beatiful id but say we take current market price in OKR is max RM700/sqft,the balance of RM400/sqft is to buy the furnishing from them,still too expensive.

If were to invest and flip is quite hard too as the cheapest studio unit available is RM720K++ for 555sqft.I dont think after 2.5 years time could be sold at RM800k for a studio in OKR.This is not Tropicana Gardens tongue.gif

Both are overpriced in my opinion too. However Bukit Kiara Properties build quality and design is better than Tropicana/Dijaya.

Ya, any sales update now? I also heard they sold less than 50% for Tower 1 only. Is it because sky high price? Don't think location is a problem since so many new launches happening surrounding.

Just went for a private preview dinner at the sky bridge last night at 13A floor aka 14th floor.
The facilities are ready and also took the opportunity to see the 4 show units.

Still have 2 555sf units below RM700k for sale.
They have 4 innovative financing schemes to help you to afford to buy, hehehe...

Having seen Verve Suites MK's impressive facilities, I am not too bowled over by what they offer here.

Anyway don't take my words for it, go check it out yourself.

Can this project go for schedule H spa? If so then the immediate progress payment could be at advance stage at the point of signing, because the physical construction is well at completion, indeed it was a completed building with refurbishment. If it's on non-schedule H spa, then look out for payment schedule ie could this well be 10% on signing then balance purchase price at the completion of transfer ie handover? Indeed an interesting case study for financing scheme both for developer and buyers.

i think that area is quite good. just psf very high. normally people who bought OKR and OUG area all meant for own stay rather than rent it out. if looking for rental purposes, then u should look for Tmn Desa area or old condo to rent it out.

The actual show units just on site, what you see is what you get. still... total units only about 40% sold. Selling price psf is a main issue, damn overprice... sweat.gif

Their ff quality not bad le. Giving good quality furniyure n creative id. Not for mass mkt though.

1. Scott garden is the worst type of mall to associaate urself with.. The SOHO above n around are used as milk room for all the massase n sxx workers.. mostly bars n clubs in there n rental SOHO as low as RM1.3k.. Yr verve might become sxx room also with 1.5k rental maybe when installment 2.7k drool.gif drool.gif

2. Pearl poin, pearl suria mall are failed/potential failed malls.. Can read some review here if u not been there.. https://foursquare.com/v/pearl-point-shoppi...964a520fcac22e3 Hotel above also bad review!

3. 9Seputih mall fail even before start construction n they don't talk about the mall aready.. This is a low end area n no tenant wana masuk, so they CANCEL the mall..

4. MV n BS not closeby n even novapantai at 700psf beside ecocity is struggling to sell.. Many apartments closer to MV with rail access n not proposed rail icon_rolleyes.gif icon_rolleyes.gif

5. If anyone has taken the monorel, ktm n lrt, they will say the monorail is the WORST public transport in Malaysia (worse than bus). Overcapacity like mad n very low frequency/capacity..
Moreover, the monorail is jus proposed n no news for now (note i said NO mrt/lrt)

If u wana enter OKR toll free, then jus buy dsands or citizen at 600psf rather than this at 1200psf with PPR beside..

Anyway you have already purchased a 600++ units condo which you though it was sailing in the "low density" range. Nearby to whore houses and expecting it to hit Rm1.2k per sq ft like Verve haha!

Back to Southbank. I was indeed interested. But I pulled back because of the incoming massive supply along OKR stretch, future traffic congestion, stagnant rental yields for 5 years and very dull capital appreciation. You have to take yr interest to bank and other etc cost u dumped into yr purchase into consideration as well. What is yr return on investment?

Back to basic. U bought southbank for 650,000. Minus 3 zeros. Yr weekly rental should be 650 for an average rental yield of close to 5%. Are u able to fetch 2600 rental a month?

2.6k rent in OKR. I clap hand for u la bro. You setting benchmark like Verve also. Next time after u set thIs benchmark then I will definitely invest in OKR!! Pioneer.

2.5 to 3k can get parkview right next to klcc... what u think? anyway okr is jam beyond belief during certain hours, lack of public transport is bad, Midvalley is so near yet so far. i wld never invest here. rent... if very low maybe. but for the very low rent near kl already got elements ampang, much nicer neighbourhood. and even closer to klcc. brows.gif

If viewed on psf basis, verve kls indeed sounds high side....

Do not forget the size is small and therefore making the absolute is affordable. Even in KLCC, you can get RM800-900psf in Dua Residency but RM1700psf in Vipod... In fact... fully furnished one bedroom in Verve KLS is same price or lower than bare 3 bedrooms in Southbank, 9Seputeh etc. Not all the tenants need 3 bedrooms or no-frills concept.

And do not forget BKP is premier developer. and obviously some price premium accorded.

Don't get me wrong. Obviously developer price this project (psf wise) on high side. However they also differentiate themselves with rest of competitors with their package. Just an example, Southbank@UOA sell their condo for around RM650-700psf where else Verve OKR around RM1Kpsf. The ID itself may already cost RM150-200psf.

Their target market is obviously not typical Joe, Ali AhBeng. Quoted from one forumners, the product is at wrong location. Only time can tell that...

However with onslaught of few thousand of mass market condo along OKR in next 3-4years, these condos may already kill each other before anything else....

Hi Mr.Babizz, dont be too emotional and calling most of the investor here with so called named 'fansi'. An avid investor like me, will jus put in money when they see opportunity to grow their money and no doubt OKR location is very very strategic. I believe that the price for verve suites may be on the high side, but then again those banker who gave the valuation of RM1200 persqft must have not been a fooled. Perhaps u r the Mr.Expert here who jus know everything but yet giving such a silly comments.
Let us take a simple look on the neighbouring to Mont Kiara, like Dutamas and Segambut aka North kiara. It is proven that the spill over effect will definitely be felt there and please not compare Mont Kiara with OKR coz it really show how shallow u can be, why not u compare with Bangsar South.
Neighbouring to Bangsar South, its OKR and the location sits on the Golden Triangle of greater KL. Besides location, the surroundings maybe a bit let down to you but guess what. It may not be as up / higher class as you claimed it to be on par with Mont Kiara coz OKR is already known for mid class. Mr.Babizz must be a real expert here to compare OKR (mana Ada Expat) with Mont Kiara(Expatriate), and not Bangsar South(Expatriate). I am very optimistic on the future growth of OKR and i am talking about location, location and location. Im seeing potential here and if u dont like it please dont stop by and giving nonsense comment like it will failed badly. Time will prove everything.

even jalan ampang renting for 1.7k or less how in the world is OKR going to rent for 2k. no public transport, jam round the clock, nearest mall midvalley but not near to drive at all. if i want to stay near midvalley (and i do at this point of time) i would surely rent bangsar for 2.5k budget. if can't find, then bangsar south. i an in okr every week, right at the verve suite site, i won't want to visit more than once a week tongue.gif

mont kiara still can get 800psf or maybe less seriously how to buy here. the sister verve suites mont kiara, just offer the current sellers 1100psf sure they sell. those who think okr price will ever outdo mont kiara... well... HAHAHA

I just did simple comparable study of rental in the area n there is this massase place called scott garden renting for RM2psf or RM1.5k p/month but transacting for 1.3k or 1.2k to ayam of cos..

many ppl calculate, today i bought 500k, 20 years time sure more. of course, but holding cost=interest, maintenance, depreciation, and most important OPPORTUNITY COST. wink.gif

If i had bought Verve Suites, i would not have mentioned it as on the high side. This is definitely a benchmark for the prpject nearby Verve Suites. Just to add, dont u know that as time passed the location of greater KL had also shifted further south. I am not sure where had it shifted as i am not local but it definitely make more sense to me.

I bliv scott garden is the closest property albeit verve is much more premium... Not many comparables on OKR n one of the nicer apartments wld be papilon desahill in Taman desa (better location) thats fetching around RM2.5psf for big sized units (avg 2ksqft).

Again, we are talking about achieving RM3.5psf rental in Verve's 555sqft units as a bare minimum (hence the RM2k tag by the harpboy) and i bliv RM5psf is needed to breakeven at RM2.7k p/month (maintenance absorb by owner la cry.gif cry.gif )

This is not MK n it will be interesting to see the type of 'tenants' they would bring in laugh.gif laugh.gif Let's see how ONG is this OKR by seeing how much appreciation from the 1.1kpsf (nett price) in 2012/2013!

But more n more ang mo locate here okr, due to conveniences and superb brt connectivity. Don't forget Almost all kind of buses must pass by okr bus station. Average rental here consider cheaper than mk. Monthly Expenses also cheaper. Go bangsar, kl, sentral n Midvalley also sibeh near. Dinner time go okr "tai pai tong" can see quite some ang mo Makan Makan.

Compare buses brt... those area macam bs and Kerinchi very cannot beat okr. Okr is number 1 as brt connection. Almost Hop on any number buses can bring u to kl, pasar seni station there, mid valley n brickfield too. Manyak area busses must pass by okr. Bus line macam Puchong, pj, taman desa, sentosa, kuchai, oug, sri petaling almost all must pass thru okr. If u stay okr u can hop on any of these bus lines to okr. If u stay puchong u can only take Puchong bus line.

But if u compare other transport like lrt n environment different story Liao.

yup. to be honest even I have never taken rapidkl... altho i use lrt and ktm regularly. if u paid 1200psf i dont think u wanna wait on the smoky smelly road for a bus...

same applies for selling prices too.

examples.
a 1500sf unit at RM700k vs a fully fitted 550sf unit @ RM550k. some people tends to perceive affordability differently and methods of valuation differs from one another too.

ditto for rental. a tenant looking to rent for his family may be seeking a reasonably sized unit at say RM3k min 1400sf. but a single professional maybe hunting a pad on his own at RM2k budget for say a 750sf size.

again, am not a fan of this particular verve product as i think the surroundings is indeed questionable.
only time will tell and coincidently, verve did offer something unique in the sea of normals. who knows maybe they are enough hungry tenants in the area that we are not aware of. hmm.gif

THE first block of the Verve Suites KL South project on Old Klang Road has already registered sales of 40% of the units since the soft launch earlier this year.

Datuk N.K. Tong, managing director of Bukit Kiara Properties (BKP), the project’s developer, said there are three main reasons for the brisk sales.

ā€œThe first reason has to do with the attractive pricing starting from RM600,000 onwards for a one-bedroom suite and RM750,000 onwards for a two-bedroom suite, which have built-up areas ranging from 555sq ft to 876sq ft.

ā€œThe second has to do with the RM5mil that we spent to build the Vercadicos Sky Bridge to connect the first and second tower of serviced suites, which will be launched at a later date.

Okr is rapidly transforming. Want to buy when it's still viewed as a slum or when it is already fully developed? Go ahead and buy Damansara City lar if you want guaranteed grade A location. Can you afford it?

Southern corridor from OKR, OUG, Kuchai to BJ is rapidly becoming more upmarket. It's inevitable luxury projects will come to this area.

I see unmovable slums. the ppr behind verve certainly better investment. okr is slum then invest in slum,why invest high end. like bringing LV to low end area. nice but useless.

i also used to think it is inevitable areas like chowkit and pudu's prestige, price, and most importantly, liveability mus go up due to proximity to kl. how wrong i was. i am now enlightened. cry.gif

Exactly, when I saw the aluminium windows kind of pulled off, not to mention that this is one of the worse part of old klang road though. Access is not good, and surrounded by low cost flats and workshops.

This project was significantly over priced.

For those who have been to Verve MK, knowing the whole entire apartment building is just look like a low cost apartment, does not look luxury at all. All cheap window frame, cheap tile, cheap interior materials, cheap fitting and poor interior workmanship sweat.gif

Just a few years after completion of Verve MK, got so much issues reported to Verve management office or to BKP, such as toilet door or kitchen cabinet glass door falls down, toilet shower glass broken for unknown reason, wall and floor tiles came out, water heater exploded, upper floor water leaking due to poor water proofing, common area ceiling cracked and leaking due to poor water proofing, Jacuzzi and sauna room not function... the most scary is that passenger lift falls down from high floor to low floor shocking.gif

I owned few units there and staying there too. To be honest, I doesn't enjoy the facilities and environment nowadays, there are always large noisy group gatherings of outsiders and large non residents group used the pool and facilities over the weekend, can you imaging the scene of around 40 kids in a pool? sweat.gif

Residents also have witnessed numerous time, outsider sneaking in from Verve shop access floor and use the facilities as their amusement park, picnic and throw rubbish around. Hint: Research what's behind this property***, what are the options/public transport for workers to go to work? What is price per square feet compared others project in OKR? What is the building history (LOL)?
You should know that the jam time of OKR in front of this property is almost all the time as it does not have alternative options to re-route..

color scheme ok. just the detail part kinda lack off.
they want to show it simple and sleek.. but tak macam also. kinda fail to achieve it.

think kinda bad move they just refurbish it only.
manyak inside compartment layout, design or functionality maybe outdated liao. macam can fit 2 small lifts only.

No point to screw the useless management, paid higher maintanence fees but service level is dropped and worse than pervious. Now home onwers are very unhappy and some had given up to the management. No help and no hope.

Material quality wise not ok, used those cheap quality material, eyes see nice only, requires repairs just after few years its completion. Now already got many home onwers started redoing the interior and the fitting. I also want to redo the whole entire interior and fitting, really not friendly and not practical.

My source is come from my agent friend, he was offers by BKP with 4% commission to sell Verve Old Klang Road. To date, only 40% sold for 1st block and 2nd block still remain untouched, the info that I shared here won't get wrong.

They had replace the old lift system. Looks better now. Pricing is the main problem. More than 1.1k psf.

With Selling almost over 1k psf .. The main entrance gate door still look like sh*t and no detail. Please put more effort to improve the entrance. Some ahbeng ahkaw cafe main door did far better job than this.

First incident: A Chinese couple - the passenger lift drop free falls nearly 10 floors. Second incident: A Chinese lady - From floor LG goes up to floor 2, then drop free falls from floor 2 to floor LG; electricity went off and the bulb fell almost hit her head. eg in Verve Suites MK. A lot of frustration and grievances by the owners. Take note.

the gross price of > RM1000 psf has deter interests of majority.

those affordable hardly choose this location

those from neighborhood got many choice along this OKR, just too many on going projects, not to mention those sub-sale in near 6-12 mths time.

Location is very bad. Near to low cost housing, seawage pond, horrendous jam of OKR, smelly market opposite, foreigners loitering areas, rubbish dumps etc.......not sure why developer chosed such a bad location

Not only what you had mentioned above, lately Verve Suites Mont Kiara has "leaked out" some so called "scandals" about the joint management team and management office, both parties swept all so called "scandals" under the carpet (covered up), they're completely avoiding instead of taking responsibility or taking actions against it. Management committee chairman and some committee members resigned from the Verve Suites Mont Kiara joint management committee because they did not want to be part of ongoing corruption team and also some management office non transparency way to manage the whole condominium.

The building's facade looks ok, but not the price. Plus so many new condos coming up in OKR with cheaper price. I doubt it can appreciate much in the near future.

Like which area in KL city? Okr has many fansi lol. Ppls like it as it near to KL city n very convenient for all amenities there. Diff ppls diff needs.

Below market price? They just push up the price too high and sell over the market price. Now subsale price even lower down also over the market price. 700k Seriously not worth it at all.

Ini Macam price better buy opposite Millerz from exsim. No need 10% upfront. Better and classy some more.

Too bad. Still selling rm800+ psf? Mati liao lor. Tell your friend now sibeh well known exsim developer, more stylist and classy milerz project just next to you. Only selling rm800+-psf... your friend unit how to sell it out Ini macam? This Verve suit okr is a failure redo project somemore. After refurbished also look like a failure.


If want fast fast release hand off. Need to sell around rm500-600psf. Mean about around rm500+-k. Maybe can do. This price also okr area standard condo price now.

When he first came to Malaysia, he really thought that Verve Suite was his best choice, maybe attracted by the agent presentation, and now he moves to the KLCC area, thats why he want to sell it.
