If I didnt forget, the maintenance fee is RM 0.20 including sinking fund.

KR2 is condo, so wont be RM 0.30 per sq ft unless this is low dense like RR or service apartment or any higher end condo with greater / more facilities.... Or till JMB is form.

If RM 0.30, this is not cheap for Type C owners, any type of Double lanai owners and most of all, unit with garden owners...

The density is average high due to 720 units separated ovr 3 blocks (T1 and T2 more like a twin block) and not 4-5 blocks.

RM 0.20 is pretty fair n cheap. If cheaper than this, I am more happy but would be doubt the maintenance quality by then. Lol.

For the a/c , no matter developer fixed for us or not, the points is thr...so more or less the a/c position is thr. Unless we going to hack it...

Beside that, my legal fee is attached into loan amount , but my legal fee discount is 30% for 550k loan if got further discount, can i amend the loan amount or i get cash back from lawyer?

any bro can help to clarify?

let say your original legal fee is loan from bank (say RM10,000). Then after discount from sng & co, the final legal fee is RM5,800. Sng & co will only drawdown RM5,800 from your mortgage loan bank. RM4,200 undrawn portion will exclude from your package and deducted from your loan principal.

Yes, the points given are very important but the most important is not where is the air con location, where if we unhappy with the position, we can ask them not to install or we can hack the wall and conceal again ...

Most crucial is whether the air con point is remotely built in or there is a power point ( standard but better way ). If built in, I think it is not good and the air con would be easily spoil if suddenly the house has electricity stop when air con is open ... Or else, we have to end up and re-conceal all the air con piping and wiring again ...

After reading lowyat thread & surveying few months (was looking at Palace court, Imperial Residency & You Residence), finally placed my booking for one unit Tower 3 type B4 lower floor last Sunday :-P, hope to get to know all taiko here.

Now is in the midst of getting the loan, any recommendation of the panel bank & any good bank loan officer to introduce?

All banks offering standard BLR less 2.3% right? so if interest rates are the same, any suggestion for taiko to go for which bank which has better terms?

Ini MBB, so big company very kiam siap, now only extend anor 20mil. If they do this earlier, I sure sign them dy. My next choice after Alliance. Anyhow, blame myself for applying loan so late.

The Sng & Co staff say its already 30% discount for my side 8k++ wow i have to pay.. Any bro.know if that already discount ? Im type.b4
