If I have selection I sure take Alliance or Maybank/ Public Flexi Loan.

Anyhow, if investment or opt for conventional, all banks are same n depends on tenure or margin services and convenience to do repayment.

HL max only 30 years. Ambank compulsory MRTA but approval very fast. Public not bad.

How long u have applied? Hehe, No worry. Try to chase the banker. Public is slow. At least, u must get one loan approval first. Gd luck bro.

Hmm, the advantages to get MRTA is, when there is something TBD or Death on us, the bank assigned insurance company would pay us the money based on the reducing sum assured that we took....

If own stay, I quite suggest one should try to get some MRTA bcz the loan is a lot and long term and we are unable to predict what happen in the future. Btw for age below 30 is not that high and we can use the loan borrowing opportunity to get the finance MRTA.

If purely investment ESP flip upon completion, we might able to ignore it but it's up to the financial planning.

I couldn't take the whole MRTA of all my loan financing, but probably only cover 30-50% max bcz the premium is high n reflected into the loan installment.

The new LRT build on the site next to KR2 is using new technology, so the noise is reduce compare to old trains or MRT, which runs faster speed. On the other way, train / commuter would slow down when it approaching the station next to the KR2, so the noise is also reducing to another level. IMHO, those lower levels directly facing LRT would be hit a little bit, if the crowd of the station is a mess, which likely I don't think so, since too many stations by the time it's completion. LRT noise is only up to 12am.

Facing highway is 24 hours. Like you said, it's up to individual and I am sure, most of the brothers here already know this factor prior to their previous booking and S&P signing. The facing or noise issues was discussed with most of the bros and taikors here earlier. Another factor here would be the dust issue. Facing highway would get much more dust compare to LRT view.

Those who buy KR2 of view, will choose highway view. Those really mind noise and dust, will rather go for LRT view and try to go for higher floor. It is applicable even for KR1, whose view are either Highway or Bkt OUG condo, I don't think they can view The Rainz as it sit next to KR1 and ZR, not behind or further.

Those who believed Highway or LRT view are problems or headache, they certainly do not prefer this kind of location and maybe considering RM 550-600 psf condo. Those really trust this development is a fair or bargain buy, they do not mind either one of the view.

I buy facing South or KM1 or The Treez, because I prefer partly Golf View, landed in front of me to ensure no further blocking and also where KM1 and Treez are not too near. I certainly not standing in the balcony just to look down for the LRT view. Most of all, I skip Pool View because of escaping from highway dust and noise.

It's a Type C... bought one of the 2 that came with 3 car parks (back then before the latest price increase) and was told it was premium and all that bullshit and ended up with a reward of 3 car parks right down at L4...

Well at least I can run straight to the swimming pool if I am in need to go to the toilet after driving considering it is on the same level (if one looks at the positive side of things)...
