Yes, small and medium units at Tower 1 and 2 all gone. Left quite a number of big units at Tower 3, medium units left not much also, all low floors unit ... It can't sell because low floor units directly facing LRT Station rooftop ...

usually i take SA's word "a pinch of salt"... The station is just directly beside KR2

At one point SA will tell you the LRT is very near and easily walk to the station, on the other hand he will tell you not to worry about about noise and view as the station is far away..

Not forgeting the land for the station is higher ground while KR2 will be built on lower land.. that makes a couple of floor more facing the LRT..

Anyhow, gives and takes ....

i) people would worry if the product is next to highway or LRT/KTM
ii) others would still worry if the product is at super quiet and faraway from cozy town / street / public transport / LRT or KTM ...

I am surprised that I made a decision to take KR2 due to the location and I quite like the concept of the hotel style security / lift lobby and quadrant zone .... and yes, the pricing is quite fair compare to most of others development ...

The buyers here are already aware about the LRT and highway close proximity to KR2...
We are just trying to tell the truth so that buyers would know what to expect when the project is completed...

Its better to know now rather sign the dotted line and found out the actual is not as what we assumed earlier..
Nothing wrong with LRT and Highway nearby, its just personal preference..

IMHO, KR2 location is just great...

yup, i read this news b4.
As Klang valley resident, i can see the traffic jam is everywhere.
Congestion is not cause by the WTC mall only, but also 3-4 big condos development that the residents have not realised.

For me as kiara 2 buyer,it would be great if WTC mall happened.

When there is price changes, IMHO, hav to do it all over again.. this is bcos they need to re-evaluate based on the new price and updating their system (not sure is it CCRIS, because bank can see your pre-approval from another bank)

Not forgetting inflation has kick in for the last 9 months.. if developer still honor us the original pricing, they have to absorb the inflation of building materials, labour, logistic, etc for the last 9 months... the longer they delay, it might not look good in their account book (cashflow and margin)..

so the stakeholder makes all the "fatty money"..

Probably T1 and T2 Type C, just total 60 of them, included garden units, are facing Pool and 20k cheaper than T3 premium tower. T3 benefit of being solo tower with sole parking tower ( though can link to T1/2 parking ) and with own lobby instead of adjoining with T1/2 lobby.

But none of T3 units able to view Pool and it's either face highway for KLCC view or face LRT for Golf View.

In fact, the current selling price is still look cheap since months had been ahead and ZR remaining units selling at RM 460-480 psf, Twins Arkz, The Rainz, KM1 all not selling anything cheap or fair ......

T2-06-08 was loan rejected unit and one might not easy to get those T2-26-08 or T2-28-08 with such high floor and high price point.

Btw, the initial first preview was January and second was April ( where Type A and B increased 20k ). But.... They had special preview last year August - November where they can clicked a unit without price and it was RM 370-390 psf which is a bit lesser compare to pricing today....

Btw, after S&P signing, heard all remaining units would be increase price, the developer is very bullish about this. If RR increased by RM 100k, I think KR2 would be lesser than this tagging.....

you need to be Bonkers to buy into Twin Arkz...

before discount (discount 8%)
700+sqft unit >550k .. ~800psft
1200+ sqft >900k ~750psft

with 300+ units on 1.8 acre of land.. even much higher density than any of the development in BJ..
talking about Twin Arkz "currently the highest standard" in BJ, giving Bosch electrical appliance (as claimed by Twin Arkz SA) is nothing "Luxury nor high standard"... If they give at least Fujioh hood and hob sound more like it..

paying so much but getting tandem carpark.. doh.gif .. obviously they are running out of space and charging buyers premium, its just pure reaping..

I am more keen to know more of The Rainz more than TAz bcz it is more direct comparison of KR2 ( location, not pricing ) and TR looks much classy .....

Let's wait and see for the response of the TAz and soon to be VP Covillea which is asking RM 550-650 psf ....
As per claimed by SA, Rainz will not be price higher than TA due to TA has better golf view while Rainz having Kesas and Oug condo.. and I pretty much agree on that..

As for the tandem carpark thing, not all units come with tandem.. but given such a small plot of land, i m guessing majority will be tandem while side-by-side will be minority..

Every developer claims their price is justifiable bcos they are the "highest standard" from the rest.. They only think they are... whistling.gif
