Hi, do you know how much is the actual maintenance fees + sinking fund in term of price/sq ft?

That was VP Notice, 2 things 2 gotta do
1) Call up your financier and check when they are able to release the last payment to developer and solicitor's stakeholder sum
2) After the 1st step done, check with developer and to confirm the loan disbursement has been made, then make appointment to collect key at KR2 itself
3) Pay the advance maintenance fee within 14 days

The developer one shot send the few stages billing to all banks for all units, I think it will take few working days at least.

Initial maintenance fee is RM 0.20 psf, but this developer a bit old school and very confusing , not only using sq mtr for conversion, to add on the fuel to most owners, 2 or 3 car parks also required to pay maintenance fee.

Mine is 2 car parks, all in about RM 0.25 psf, I think RM 0.26 to RM 0.27 psf for 3 car parks.

The Total Area with carpark ( sq m) is stated in the Property Management Billing. I count backwards, I think is Rm0.20 psf, including the carpark area.

I just called developer office. They have yet to receive any payment from bank. So no point going to their office now.

My unit is Type C @ 1457 sq ft and 2 car parks.

As per VP Letter for my unit, it stated that the maintenance fee is RM 2.15 per sq mtr but we not sure what is the size of a car park.

4 months service charge RM 1,362.33 ( so, RM 340.58 per month )
4 months sinking fund RM 136.23 ( so, RM 34.08 per month )

My unit is 1457 sq ft or 135 sq mtr and 1 sq mtr = 10.764 sq feet ( round nearest )

I just know my unit is RM 0.23 psf ( included car park but I do not add the car park sizes into the calculation ) before sinking. Or,

1457 x RM 0.20 = RM 291.40

From the fee of RM 340.58 - RM 281.40 = RM 49.18 ( for my 2 individual car parks )
Therefore, the estimated size of my car park is approximately 122.95 sq ft per lot, seems quite huge.

Anyway, it just top up RM 49.18 per month, a bit heavy but all owners already making noise and hopefully it can be remove upon JMB existence.
