Now is in the midst of getting the loan, any recommendation of the panel bank & any good bank loan officer to introduce?

QUOTE(Chris Chew @ Oct 12 2012, 08:25 PM) Haha. Yeahh. Actually if they all look into the scale model in KR2 office or brochure, they will know where is the level of facilities, main entrance, guard house and the 5 storey car parks. Yes, welcome bro great2bcool, better stick with panel bankers or else, u will lose the DIBS ( cost 5-7% of ur price since u're medium low floor) or 7% discount or etc. For latest buyers, S&P lawyer should be Armiy Rais or Kamales & Partners. Early buyers of T1 & T2 will sign firsy bfore us. Good Luck! thanks for the reply Xcess Taiko & Chris Chew Taiko, wondering why the lawyer firm name a bit strange one, Armiy?Kamales? Indian lawyer I guess? Added on October 13, 2012, 11:55 amJust read from another thread regarding issue of water Pam and utility room in condo, anyone know for KR2, at which floor would the room situated at? QUOTE(tmc @ Oct 15 2012, 12:04 PM) I spoke to the relevant WCT realtor people, it seems the computer generated no signature required letter is the only document they will give regarding the DIBS + freebies, and that also is upon request. And it's something they incorporated quite recently, you may think it has been around for sometime, but whatever is the date, they could have back-dated it, since it is just a computer printout. Honestly I am very doubtful of the legal validity of such a letter, where one could massage the content any ways he/she likes, any moment in time, including adjusting the sentences and/or the date, since there is no signature from both buyers and sellers. So the developer can dishonour the DIBS + freebies if they want? Any taiko would like to comment on this?

QUOTE(tmc @ Oct 15 2012, 01:42 PM) What do you think ? What do you think if the SPA and/or the loan document is just a computer printout and no signature required ? Are you comfortable with such agreements ? Why do you need to initial on every pages of the SPA and loans agreement ? Isn't it a waste of your time flipping every pages, and sign and initial until you are tired ? You are right, I am in the midst of getting the loan approval, what is the advice from those who have signed or planning to sign? shall we gather all buyers here in LYN & insist to get the developer to issue a black & white on this ? Maybe all taiko busy with other projects? Any feedback??

QUOTE(| KENZO | @ Oct 17 2012, 01:25 AM) Yes, there are around 70 units around including those Level 1 units with gardens, those high high floor units with double lanais and those Type C 1457 sq feet units. Type C 1457 sq feet still have some good units with higher or better view ( Around 10-15 units ) ) But majority of the low floor units would be hard to sell due to the LRT facing issue. Buy developer adamant they will clear this easily with increased price once they officially launch this KR2 after S&P signing achieved 60-70% Good Luck and share your response after your visit. Dear kenzo, You mean KR2 not officially launched yet?

QUOTE(Chris Chew @ Oct 18 2012, 11:03 AM) KR1 bumi lot unit had been open since more than 1 or 2 months ago. The price was increased and was only 10% variant or cheaper compare to KR2. I not sure the sale status but personally I prefer KR2 due to better facing with no blocking, higher floors of 30 storey to grant better view, facilities are more than KR1, with Sky Garden at all 3 towers and etc. KR1 early buyers would be holding the advantages where they only enter at RM 300 psf circa. If u prefer lower density but smaller land and do not mind either facing Bkt OUG condo, facing block to block or highway, then KR1 might be a worthy choice. Yea, very good analysis & comment from Chris Chew, Want to ask is there any link to Jalan Awan besar for KR2? or can see the Jalan Awan Besar but cannot connect directly ?

QUOTE(Chris Chew @ Oct 22 2012, 12:46 PM) Khelben got a very nice parking lots. Congratz to him. The developer rewards those who buy early. Not sure on those less preferred unit. Khelben unit was small built up of Type A but its fair he get such allocation bcz he paid higher premium compare to lower floors buyer. Furthermore, the additional 150 sq ft of extra lanai or bigger balcony, he was paid for the premium as well and it took time to sell all these units due to higher pricing and less useable built up compare to normal Type A. Good Luck to other buyers who are yet to sign the S&P to know their parking lots. Added on October 22, 2012, 11:52 amYes. All the Type A units ( except higher floors premium units ) and selected Type B at lower floors of 2-6. The rest of Type B ( Lvl 7 onwards ) and C ( all ) are all side by side. This inclusive all units with extra garden, double lanai and bigger balcony units. Quite a good news that, the tandem parking given was front and back where you can remove ur car front or back and not need to reverse one of the car to get second car out. But my SA just called me up informed mine was tandem but only one way go out, so second car need the first car to move before can go, feel like being conned & wanna screw the SA cos when I placed the booking I asked about the tandem parking & he said no such problem. Told him to check again. shit..

QUOTE(tmc @ Oct 22 2012, 01:05 PM) That's quite !@#$%^, isn't it ? Given false hope ! If they assigned a not so good location car park it is still acceptable, but giving wrong info to buyer and induced buyer to book the unit, later informed buyer that have assigned tandem parking with only one way exit is not acceptable. Any taiko got face such issue??

QUOTE(tmc @ Oct 22 2012, 01:23 PM) That's tandem parking in the middle of the car park, there are two separate roads access, so this kind of tandem parking is as good as side-by-side. Lack of consistency is the root of issue. You can see it they way the give out information, the way they allocate the car park, the way they handle DIBS and freebies letter. Take it or leave it, they will say. Paying 600k plus & getting one way tandem parking??

QUOTE(Chris Chew @ Oct 22 2012, 01:26 PM) Quite surprise bro. Which SA told u this? All the meantime, tandem parking is front and back with one way in or out. I was told this since a year ago. Unless, it is with special allocations with additional spaces. I also quite surprise one of the forummer gets tandem but can enter n exit via front or back, which is already similar to side by side parking. Somebody need to check this out. A new & inexperienced SA, called him up & said just transferred from other project to KR2 & apologized. Might thinking of cancelling my unit, need to discuss with home minister first. What is your view of one way tandem parking? Can you accept the tandem parking?

QUOTE(Chris Chew @ Oct 22 2012, 01:37 PM) I quite agree into this. But as far as I am concern, all Type C buyers get side by side parking no matter low or high floors. How come gets tandem parking? mine is tower 3/type b4 low unit, it was one of the remaining unit I booked one month ago, I remember read in this thread about tandem parking therefore I asked the SA about this matter & unfortunately, this inexperienced SA told me the incorrect info.
