My estimated psf is max 300~320psf only for this . Cos this is mid low cost apartment

The costs of construction have increased significantly since the project was launched 3 years ago. The recent devaluation of our Ringgit which means raw materials are more expensive more plus other factors like GST and hike in toll charges etc all add up to the building costs. New projects in Cheras and Balakong areas are now tagged at least RM400 psf. Hope it will serve as a Guide.
Of course every project has plus and minus points. As for this project the strong points are 1) Freehold 2) 24 hours gated and guarded 3) Low monthly maintenance fee 4) 2 Car Parks (Side by Side) 5) Built Up area is relatively big more than 1,000 sq ft 6) There are other amenities nearby such as a Chinese School , few hypermarkets, hospital etc.
Accessbility to the site is good and best of all it is TOLL FREE.
Use your wisdom to price your unit if you want to let go your unit.

With deep respect Natur is NOT a low medium cost apartment. If you have a copy of the Sale and Purchase Agreement you can check on it.

A wise decision as the property value in general will appreciate more over time. A freehold property like Natur is a good hedge against inflation. Presently you cannot get another similiar property with the same initial price you paid for Natur.

Correct. Natur is a mid low cost apartment. maybe even lower than 300psf. Due to next to land fill and the area is flood Prone zone.

No need get so emotional la hellohello...cool down abit leh...:-) This is a public forum where many people come in here to look see what others say. Mostly are purchasers, some agents, some flippers/ investors, of cors some potential purchasers, and even maybe some are just sour plums who want to condemn the project for some reasons.

Maybe hellohello should exit this forum if it is so annoying and not gonna bring any helpful pointers/ infomation to others judging by the way he writes.... or if not, at least try to restrain yourself and have abit of Respect for others? There will always be some -ve points as in everythg...if we ONLY LOOK for the -ve, you WILL see and get the -ve. Right or not?

Natur is not the best. But defintely not a low cost apmt as he puts it...lol. There are still alot of +ve points too. Again, if you open your eyes and see smile.gif

Sgchan90 you claim to be a pro and know the location well (which we all doubted). You said that the project site had been flooded before but you could not provide even a single evidence to support your story !! Where is your evidence ? All bullshit. Yet another person who is not a unit owner but trying very hard to spin untrue information to bring down the price of the unit. Is the economy really so bad that some people have to resort to such tactic to earn their sales commissions.
