Went to their site yesterday!

Here is the progress of this development. Heard that their first phase will be completed in one or two months.


Added on July 23, 2012, 2:55 pmGot a unit there earlier after someone drop out a unit due to loan issue.

Now they are offering zero down + grr which seems quite attractive. u r paid to own a unit. check wif the sa if u r interested.

Recently no chanci to pass by siber. Anyone passing by, pls update on the progress. i was told should be completed in these few months, not sure how true.

hi i m new here.
I bought a unit due to its "guaranteed 25 yrs GRR" , but lastly after i view the tenancy agreement last 9, there is no such "guaranteed" actually. the developer wil giv 6 months notice and can terminate the contract.

Really? I called a salesperson the other day and in the brochure he sent me the extra free car park is for non-studio units only....

Is it 1+1 free car park or 0+1 free car park?

from what I know, higher floor is more expensive because of the guarantee view. and the loan is disburse later, so your interest will be less till the developer is working on ur floor.
for DIBS project, then higher floor better if price is not too much difference.

quite confusing with the psf price on news paper and fr SA.
the range is fr 400psf to 500psf, it cant be so HUGE dif right? which is true??
i invested the so p2 i think, 1180sf, 480k, fully furnish, (basic n simple furniture actually, is GRR 25 trs, so dint care much), 10% dis.
the GRR 25 yrs..
to me, just take is as education fund, or if contract is terminated, then just sell and get cash, should b nothing wrong.
the new phase is looking much better than mine, from the picture i mean..

they r selling 600psf, of cos, very very nice look...
pangea n the skypark r the 2 greatest develooment here, should say is the greatest outlook/façade in ceber area.. my opinion...

hi..i bought mine..i think it is cheaper than other condo here..from what i know a b c block is for cucms and lim kok wing students..grr 25 years..block d e f and phase 3 will use different entrance and different common facilities swimming pool bbq area and all not accessible to grr type..i bought it for my own stay or invest depends..either stay here or southville savanna..both vp at same time..then let go either 1..

I did not have the opportunity to even book one.
If it is for investment, the studio is relatively easier to rent out and potentially positive yield.

would be nice, but 3 bedrooms are also good as some said as it can be rented out to even families with kids...it is subjective perhaps. maybe a little easy to rent out, but hard to flip as studios are not very easy to be sold as subsale

1) I signed LO last week, but no copy for me. Is this normal?

2) Do I have to inform the developer of approval of my loan? Or the bank will inform the developer?

I was there last Saturday and asked twice with different SAs.
Both SAs confirmed studios are out.

It depends on investment objective, rental and flipping approach are different.
My objective is to rent a studio out for mid/long term investment.

Studio rental is the lowest among all units of the tower.
The target tenants are single or couple who are working and studying(MMU, CUCMS, Segi? etc) around the area.

my personal opinion - selling it upon completion would not be easy as it a studio unit or i might make a small margin .. takes some years perhaps..would have to fork out some from my pocket i guess, its an investment anyways:)

Same story to me... but never mentioned 5k is included in 10% discount when i paid 5k. Only mentioned total house price minus 10% and minus 5k.

feel disappointed correct information not shared by agents. even bank pretend like dont know how its done...

But my concern is on the GRR and the rental value.
Moreover I have no idea how much the service maintenance for a month normally. Can anybody clarify me on this.

Agent said the developer mainly do large construction work for government like hospital, road etc ... this seems to be their first residential project.

Tower A and B alrady completed and currently rent out to student .... if got lubang go inside then can see how is their workmanship .... biggrin.gif

Its subjective bro. High unit: night more cold wind, nice view, less or very few mosquito, less noise from ppl near the ground with activities. But super depressing if lift rosak or too many ppl.

Low unit: practical if elevator too many ppl or breakdown. Good for ppl don't like height.

I had the same thing as well. Unfortunately I did not see your post till it is too late.

They play around with the figures which IMO it is not good.

They say its 10% in actual fact the discount is only 8-9% after moving one big round.

Not very happy.

Please becareful and check the figures carefully with whatever discount and deductions this developer claim to have before you purchase in future.

Had really smooth experiences with my previous property purchases from other developers so took things a little for granted this time. sad.gif

I am not sure if they are breaching anything. I am not a legal person. But really la not happy at the way they play around with the numbers. Even though the amount is not much but the lack of visibility and honesty here does leave a bit of a sour taste in the mouth.

Don't know why they just can't be up front about it. So guys please enquire and check properly. Especially at the so called discounts and rebates from developer side. Make sure you do your own calculations and not just rely in the sales agent's figures.

There is SA told me that there will be a ramp connect from ground floor to carpark 3rd floor...
Anyone can confirm this? Car park allocation is still unsure by the SA...

Hmm. I think units > 1000 sqft also quite limited right?
Dont think the agent trying to hold first, seems to me they would want to let it go quickly to another perso as soon as the loan is rejected

Low rise block d my opinion i stay at cyber already work at bukit Jaliil thought of buying a unit to rent first. Night life at the moment is ok with some eatery compare to 4 years ago. See lot of developer cashing in now thought of good time to buy. Last time I bought here 5 years ago only 265psf. Now minimum

500 SPF wow. Travel from cyber to bukit Jalil take me a mere 18minutes to and for that save a lot of time previously stay at kuchai travel to bukit Jalil take me half and hours

My personal opinion. If buy go for condo NOT studio. I use to own a studio unit in Cheras omg when time for me to sell very hard to let go. It's take me very very long to sell that only after I drop the price below market value. Studio got for rental but time to sell that is when u will face problem only my 2cent humble opinion

Reason i buy is 1 . Gem in Mall in front. 2. Osk mall beside. 3. Dpulze mall nearby 4. They building quite a lot shop office in front 5. Chinese school approve 6. Sejati and SH luxury project landed just a mere 300m further. This i hope will bring up the value nearby. 7. One of the cheaper launch compare to other. 8. And with some many developer joining in to launch sure they won't dump there money billion in ringgit to drain Kwa I saw the developer master plan next 5 years wow so many project coming next 3 years wopping 30biillion will be spent. Next 3 years. Another 20billion for coming 2 years that is 50billion for next 5 years hope will really make cyber a self sustain township. Or better City

And on night time population i think is more than what mention. Cause I see even at 10pm quite a lot of people patroning eatery place. My wife is working here in cyber previously she told me her colleague mostly is staying in Pj or KL but lately many move in cyber last time use to be 2 in 10 staying in cyber. Now maybe 5 in 10. Cause more eatery. More shop and with shopping mall opening soon no need to travel far for cinema

hmm.. i think two is sufficient at the moment. after office hour, you will see cars lining up to pump petrol.
early in the morning, a lot of taxis pump gas. tongue.gif at other time, you will still see cars, never empty. tongue.gif

maybe there will be more station in the future, but i hope it is not petronas again. tongue.gif

Well, If you push a bit from 440k budget u might get 11xxsf 3 bedders at Serin. Of coz, it wont escape from some students as your neighbor but it ll be much lesser than mutiaraville. Mutiara Ville has enbloc investors all there to play rental game. No point to be there competing with Gavin Tee's sstudents. Lol. i just knew today there is an issue with this developer..someone told me that there was an incident where a ceiling drop off at the Lim Kok Wing hostel which is phase 1 built by the same developer..

and the JMB is really slow to tackle this problem.can somebody confirm it?

Bcz previously, I went and only saw Phase 1 with 3 blocks, that time only 1 tower is launch, so I thought subsequent blocks is consider next phase.

What do you guys think about this project?because it seems not many people discussing about this project.it seems lowyat forumer don't get excited about this project....they rather discuss about other high rise project...

From what i know,this is 1st project from seri mutiara developer...so,maybe because of that people not taking risk into buying this project?

It would be great if existing buyer from phase 1 and 2 can tell their experiance with this developer....did they deliver what they promised?is there any problem raised?

I'm still considering to buy this project because of its low entry for newbie like me..

Many investors infront of u can undercut u...all excitement alredy passed. Investor club was involved by one property guru with grr involves for uni's acc9mmodation use. U probably a bit too late for this proj as an investor. Own use i doubt u wan to be student village.

ctlim, u r right. Students have moved in already and apparently they occupied block C (overheard from the students conversation when I was there) since September.

So, now there are a few questions aroused here:
1. Have developer obtained the VP in September when the students moved in? Apparently we, as owners confirmed not yet receive VP during September and as of today.
2. According to tenancy agreement, developer shall let us take the key and perform defect inspection. Subsequently, they will spend 2 months (Max) for renovation. Upon completion of renovation, rental collection shall kick start. But now they VERBALLY said that the rental collection may only start in 1 Dec, which is the forth month from September. Does it imply that we are bearing additional one month rental (or bank installment)?
3. Since the building is occupied, are we still can perform inspection as usual?

Can anyone advise what course of action can be taken in this instance?

ctlim, u r right. Students have moved in already and apparently they occupied block C (overheard from the students conversation when I was there) since September.

So, now there are a few questions aroused here:
1. Have developer obtained the VP in September when the students moved in? Apparently we, as owners confirmed not yet receive VP during September and as of today.
2. According to tenancy agreement, developer shall let us take the key and perform defect inspection. Subsequently, they will spend 2 months (Max) for renovation. Upon completion of renovation, rental collection shall kick start. But now they VERBALLY said that the rental collection may only start in 1 Dec, which is the forth month from September. Does it imply that we are bearing additional one month rental (or bank installment)?
3. Since the building is occupied, are we still can perform inspection as usual?

Can anyone advise what course of action can be taken in this instance?

Maybe we can gather all purchasers for blok B&C. Called in few times but staffs (Ms Ong, Cheong,Lee) attitude very arrogant.
VP letter dated 7th Oct (but envelope dated 21st oct)
by 14 days need to get the key or else shall be deemed to hv taken VP. Never hv a change to visit the unit at all..

i already put the booking for MV but after withdraw it since for me its too risky for my financial profile.

Yes. And dpulze mall already open to public...already tour inside of it. Impressed with the ayout and size of it eventhiugj on a small parcel of land...the size of bangsar village shopping ctr... Give another 6 mth to 1 year before all shop fully open... It wont be long before the value shoots up...

what i'm worried the most is mutiara ville is being build by newly formed developer , seri mutiara sdn bhd . Her parent company is Axis Jaya sdn bhd which they claim has many years of experience as contractor. .this project is the 1st project as developer.

So , whoever already bought the project, do you think they will successfully complete this project on time?

Now all purchasers facing same issue :- We (purchasers) haven't get the key (VP) but students are staying since Sept, and this developer "Makan" our rental and now we can't inspect the unit at all.
Personally , i feel being cheated cos we have to get the key by 14 days from date of letter or else they are on behalf of purchaser to get VP... When the time got the letter is over 14 days..(suspect backdated letter). Beginning i thought might be delayed by POS Msia. Then i checked wt other investors (total 8units). All received around same time.
Called in to argue and they are like playing taichi... and staffs attitude : suck
one of staff said you may write in and their lawyer will attend our problem accordingly, i was like wtf...

My advise: avoid this developer..

For block C, the dev really make a mistake before giving buyer VP and allow student move in. I am very upset of this issue too and the bank had released full amount. Bad management.

For the guarantee rental side, you have to make sure they really follow the tenant agreement for pay out. Which is 14days + one month free rental from your VC letter date.

My thought is that the most important part is WHEN you get the rental, is not WHEN you received VC letter. Make sure the date in the letter is reasonable, not like end of Dec because student had moved in for some time.

AND please take your time inspect the unit. I can say the workmanship is not very satisfy to my standard, and water is leaking from the wall! Whole room is flooded. Go and inspect yourself, make sure what you paid is worth it.

After 2 years you cannot cry about it anymore.

Analysis it again. Will you stay there if cannot rent out? You sure you able to rent out? how long you can hold the unit if no tenant?

it shouldn't matter how much the property value is, the workmanship for each property should be excellent..product used to build the property is what should be used to differentiate the pricing between properties and of course other factors such as locations and the developer who is building it...

so, if you think your property has a defect in the way it was completed, make a case and get it fixed before it is too late..

If too many issue i suggest better buy serin subsale...i have survey around and honestly serin has the best landscaping in cyberjaya right now...n what u c is what u get... smile.gif

no. i mean including all other fees and basic reno. you need to fix air cond, kitchen cabinet all those.
downpayment around 50k.

but your loan amount, stamping fee would be lower compared to new development.


depends la on your ability and also if you really like it, then can go for serin. 100% residential.

You can write in to ask the office arrange a time for you to inspect.
The reason I don't want to share photos is because this issue is between myself and the dev, no point I share it around to everyone. Unless the dev don't want to fix it then is another story.

I have shared my exp for the inspection. The choice is up to the buyers are they care about their unit. They are the one who pay for it. Nowadays a lot of rich people just dump the money to buy property and never care about it.

The point you mention is correct but in Malaysia.... the sub-contractors need to have this mindset too.
Malaysia mindset is everything ok ok la...
Is not like Singapore they practise CONQUAS and ensure all the architectural finishing is good with scoring.
If you are not familiar in this field and no guideline to follow, you won't really know how good/bad is the finishing because it will be very subjective for every person.

some units still not yet rent out. My unit is still empty. But they have install additional airconds for each room. Not sure is the aircond will be remained after tenancy expired anot, need to check with them again.

Malaysia have similar to CONQUAS called QLASSIC. Just that Singapore did better in marketing the CONQUAS certification that the property can command a premium. CIDB with QLASSIC is still slacking as there are no compulsion to use such system and no premium to charge the consumer if they were to use it.

I agree with the above statement. Even though there are students who would rather come out and find their own place to rent, imagine the number of vped properties available in the market where most of the buyers are investors hoping to rent their unit to students.

every year there are so many ppl go to KV from north south east west... so the supply will be fill up fast.. no worry..

yes, its slowing down... coz tightening of lending also affect a lot..

with 1st house buyer increase limit to 500k and 50% stamp duty, its still good demand on this range of house..

and on prima household income increase from 7.5k to 10k, can attract many buyer too..

I read some comments there is a phase one defect even flooding in the unit occured?

Those 400k+ one already sold out.. you get what you pay..
low price units are those hard to let go units, example lowest floor or near car park.

I would rather spend more for better units, rather than buy those less desire units. Don't be cheapskate in living quality wink.gif

They seem to post wrongly. The agent called and clarified that it's the phase 3 935sf.

its the lowest floor unit, which I think is really not a good move.. unless budget is really limited and die die also want buy.

If good view is a must then you only have 16th floor onwards to choose from if you are facing Tamarind Sq. If facing other side (LakePoint/LakeFront/etc) , plot of land still empty but duno what's down the road.

i have a friend bought semenyih long time ago... and he worked at PJ... last i met him, he's looking for house in PJ coz inconvenient to stay in semenyih... he said too far....

Anyone has the loan disbursed 40% for about RM230k? I tot it was disbursed partially based on the construction stages.. If like that then the installment need to be paid is a lot

oversupply of high rise service apartment/condo in the Cyberjaya, isn't it? I think it's safe to buy landed houses in Cyberjaya. Condo/Apartment is a big risk. Furthermore, Pangaee has scrapped their master plan to exclude the mall, right?

im going to sign SnP this weekend and its my 1st time to do so, need advise from all masters and sifus

Hi all, I'm planning to purchase phase 3 block J 25th floor for own stay. I would like to check about the title. I know its commercial but the SA told me its under HDA. Meaning I still pay residential fee for all utility bills and others. Can someone confirm this? Also, someone said the defects are quite bad. How bad is it? Leaking and collapsing roof is not a good sign.

Maybe for a higher floor unit, and that's like the fringes of SEG. Distance from MV to SEG is quite far.

For full view of SEG, maybe a high level unit at Lakefront?
