My typo, studio of TowerF are sold out.
I did not have the opportunity to even book one.
If it is for investment, the studio is relatively easier to rent out and potentially positive yield.

I was there last Saturday and asked twice with different SAs.
Both SAs confirmed studios are out.

It depends on investment objective, rental and flipping approach are different.
My objective is to rent a studio out for mid/long term investment.

It is my personal opinion.
Studio rental is the lowest among all units of the tower.
The target tenants are single or couple who are working and studying(MMU, CUCMS, Segi? etc) around the area.

For current nearby rental, using the Shaftsbury Square's 463 sf (partial furnished), the asking price is from RM1100.
That is RM 2.376 psf.
This is just the reference for current situation.

From the above data, the loan amount is about 293k...

If the rental can cover RM1,430 + maintenance fee by then, then there is break even.
Or you may consider exit strategy of selling it.

If,if just if it is a left unit, then it welcome sunset.
If and only if a left unit facing west, then the tower location is next critical. For inner tower, it faces adjacent tower. But for outer left towers, if faces yinda woter konsertium.
