Good to hear DASH has finally started. Any sighting of DASH started? Earthing/piling works? from Punchak Alam or from KD side?

Saffron hill owner here, getting more and more ppl start moving in and i love the overall environment and the peaceful life here. lots of pretty area for u to jogging and cycling. recently kwasa land there start clearing land and elmina progressing, its been quite some changes since my moving in a year ago.

It wont be like puchong or cheras or even setia alam.

Forum active or not not an indicative of a success of township.

DA has the potential to become a great township. It's just SDP's classic development model that usually takes longer time for its township to achieve vibrancy.

It's normal to see a thread becomes less active when after VP and limited new/future phase offerings.

bro, u mean it has been vacant since 4-5 years back? why not rent it out? I was there meeting the tenant 2-3 weeks back.. it is still an opened un-guarded area (saw your FB posting.. smile.gif )

ya rental market not great, still at the same level as 4 years ago! Good thing my tenant for FL is quite good but am keeping Aster unit vacant, couldnt find any suitable tenants yet.

Denai alam is still young for the township. It looks quiet n dead ( to certain ppl). population has been increasing for the past few years n I believe with Elmina the population will continue to grow fast. Also, the surrounding developments eg. Kwasaland, dash will definitely change it landscape in near future. If anyone wants nice landed property should definitely consider these area. My 2cents.

if i proceed, rental wouldn't even cover the installment.

the bad thing is after five years later... u wont know the market is gonna recover or getting worse... and the price after 5 years might be higher than now... but by then u have alot of other choices other than denai alam already... elmina and surrounding are booming anyway....

an ivy terrace owner here, i bought it due to DASH which is supposed to be completed by now but aft so many years it doesnt seem to start just yet, or might get canceled who knows...

i started renting out at RM1500 on 2012, slowly increased to RM1600 then RM1800, more than a year ago my tenant moved out and perhaps due to great competiton with elmina, my unit has been vacant ever since then, no tenant no buyer eventhough i'd reduced the price.

a year ago my agent claimed that my unit has bank value of RM850k but still no viewer despite my asking price is 50k lower than the bank value.

price has been stagnant for 2 yrs already, i guess this is the problem we're facing now at denai alam, good for self occupancy but bad for investors...good luck all
