an ivy terrace owner here, i bought it due to DASH which is supposed to be completed by now but aft so many years it doesnt seem to start just yet, or might get canceled who knows...

i started renting out at RM1500 on 2012, slowly increased to RM1600 then RM1800, more than a year ago my tenant moved out and perhaps due to great competiton with elmina, my unit has been vacant ever since then, no tenant no buyer eventhough i'd reduced the price.

a year ago my agent claimed that my unit has bank value of RM850k but still no viewer despite my asking price is 50k lower than the bank value.

price has been stagnant for 2 yrs already, i guess this is the problem we're facing now at denai alam, good for self occupancy but bad for investors...good luck all

DASH clearing started since end 2016,check darc entrance..buying landed for rental investment is not making sense at all, buy a 300-400k condo at bdr kinrara rent out 1.5-1.5k, why need to buy a landed ? if u aim for appreciation present time obviously not a good timing.

i guess future price trend of a landed property determines whether it is a good investment or not. so what its gonna be in the next 5 years? upward, downward or sideways?

I would say start by advertising yr unit at 20% below market price and go from there...

if you are desperate to sell the house.

landed holds it for too long....it gets run down pretty fast especially it is empty for 2 years.

Hi All,

I wonder how to install the water heater like this at the bath room as image below.

Is it i need to cut the plaster ceiling to connect the water pipe to the heater, and then from the heater reconnect back to the rain shower ?

I tink not just Denai Alam but almost ALL NEWLY COMPLETED projects , landed (eg Rimbayu) and highrise, no increase in market value or prices..these r the luck ones..some dropped 20% vs S&P prices

just ask your contractor help u to install it... its not something as easy as DIY... usually those kind of exterior water heater already come with their own rain shower head.... this rain shower already installed like this for u in your hse without connecting to a water heater tank? blink.gif blink.gif
