Dead city meaning? what i saw is a city that just starting the developing ..like a baby just learn to walk ..eventually will turn into an area like puchong or cheras in 10-20 years. Forum not active can be those owner are busying finding money rather than spend precious time just comment in forum.

i started renting out at RM1500 on 2012, slowly increased to RM1600 then RM1800, more than a year ago my tenant moved out and perhaps due to great competiton with elmina, my unit has been vacant ever since then, no tenant no buyer eventhough i'd reduced the price.

a year ago my agent claimed that my unit has bank value of RM850k but still no viewer despite my asking price is 50k lower than the bank value.

price has been stagnant for 2 yrs already, i guess this is the problem we're facing now at denai alam, good for self occupancy but bad for investors...good luck all
