I have booked a unit at Block B, paid deposit and submitted loan

So the next is to wait for the loan to be approved then sign S&P rite??

Other than that wat else I need to pay??
Loan agreement fees?
Legal fees??

I thought Legal fees is bared by developer??

Developer only bare the fees on SPA side. All fees on loan agreement side will need to be paid by you. However you can finance them as well.

But the loan officer said that I can negotiate with the lawyer on this, and the lawyer is from the developer as well

Does this mean that the lawyer handles charges 2 legal fees, 1 at the S&P side and another at the loan side??

Loan legal fees is around rm5000++ based on rm340k loan amount. Some lawyer will give some discount.

i call my lawyer in mid valley and she say will advise me back if i pay by cash. i heard some ppl pay in 2-3 installments. i m not sure this fella allow or not.

Make sure the lawyer is allowed.

Some developer will say that in order to get free SNP.. your loan legal must also be processed by one of our panel lawyers.

Double check and confirm but your banker should know better than you. Try to get the banker/lawyer sends you the legal fee quotation ..(itemized). Hope that helps

It seems that we need to write in officially. Then they have to refer to management. Thats what andrew from trinity told me.

For your info, if you apply for flexi loan from oub you need tobpay processing fee of rm200.

By the way, i was informed by the lawyer that the down payment can be paid at the sales office before signing the S&P.

Anyone has paid the down payment?

It is not attractive at all compare to others

The bonding period is 3 yrs from 1st release and the early settlement penalty is 2% on original loan amount.
The rates will be @ BLR-2.30%
MRTA is compulsory

FYI, MRTA is not compulsory, they just try to earn extra from you

I teach you how to talk to them, just say you "already got MLTA which cover the amount more than sufficient. See what they say... if they agree you may proceed to sign asap"

No la...I never apply with them...they just call me today and offer me loan only....
I have already applied others and waiting for the approval.
