As far as I know, the developer borne everything on SPA part. Does anyone know if stamp duty is included? That will cost a bomb when we get our title.

oldsilver, are you talking about strata title? i heard from a friend that he paid almost 10k for his condo almost same price as Zeva. anyone can provide further insight on this strata title thingy?

Yes, I am referring to strata title,stamp duty on MOT is very expansive. First 100K 1% then subsequent 850K 2%. Good news is we are not gonna pay this anytime soon even if it is not borne by developer.

Just refer back to booking form,stamp duty on MOT is not covered.

Hi friends, just back from Zeva Sales Gallery, would like to share with u some good news:)

1) Maintenance fees including sinking fund is confirmed at RM 0.20 psf, instead of the previous RM 0.22 psf

2) Still working on access card for lifts to access own level only

3) Still have 20++ serviced apartment units available for Block A and Block B

4) Start opened for registration for Studio which is going to have 2 types, i.e. Fully Furnished or not fully furnished, tentatively RM 200k++

5) OXXC is back with some quota; AlliXXce is now DIBS

Those units available is it type 1059sqft? Price is RM418,888 before 5% discount right? Seems like has increased price, of around RM30k?

According to SA, should be within 1-2 months time, suggest to follow up with SA so that SA can contact u when it is about to launch. smile.gif

If I remember correctly, yesterday afternoon still have 933sf, 1204sf, 1308sf, 1356sf, price now has increased about RM 30k from 1st day launching price. I saw some people placed booking today too. smile.gif

If I remember correctly, yesterday afternoon still have 933sf, 1204sf, 1308sf, 1356sf, price now has increased about RM 30k from 1st day launching price. I saw some people placed booking today too. smile.gif

They didnt ask me apply credit card to fight better rate. But hor, they just call & inform "Mr. XXXX ah, we already approve a credit card for you, and it has already courier out to you"

i think this is how they willing to offer better rate for us?

wah. what is the definition of better rate? BLR-2.4 is just standard rate leh. if BLR-2.5 different story la.

i got a call from my agent just now saying OCBC approved my loan 90% at BLR -2.4. All other banks rejected my loan so im taking it.

OCBC approve 90% for 40 yrs. But the car park only approve for 10 yrs.

I was told the car park cant include in my loan. So it will be a different loan all 2gether. Max 10 yrs on BLR -2.4 as well. P/S i have 2 take either MRTA or MLTA from OCBC


Any1 facing the similar issue like me?
