Hello all, first time buyer here. Last Sat managed to book 1 unit at Block B, 4th floor, 1204sqf, corner facing Putra Walk. Price RM464,888 before discount, any idea how much been marked up difference w day 1?

Hmm.. Am dealing w OCBC too. Submitted docs today. So far find this Ms. Y still ok. After i sent the doc, will follow up w me. Told if possible revert status approval by Thur/Fri. So far she mentioned to me BLR - 2.4, semi flexi, no lock in, no refinance in 5 years, MRTA not compulsory.

Left 7 days to execute S&P. I have read through all the posts here, hope anyone can confirm my below correct?

Apply loan > sign offer letter > sign s&p + pay for the balance D/P payable.

What about loan agreement? When to sign & pay? The banker calculate for me total payable for the legal fee for loan agreement is abt RM7,124 for loan amt RM418k+, is this correct?

Hello dai gor out there,

For those who applying w HLB, can know if MRTA is optional or compulsory? Some telling compulsory & some telling optional. Since under DIBS we not need to pay anything, what is the different if we purchase MRTA before/after the 3 years construction? And also for the legal fee for loan agreement, who can advice whether HLB can finance too? My SA telling me MRTA compulsory & the Legal fee cannot be finance too.

OCBC SA told me her branch full jor. Ask me fast fast find the others bank as backup before she final revert accept or not.

Waiting HLB now.... Zzzzzz..... @.@

Last Sat the SA told that they jz done the allocation for block B. So just ask them to show for yor unit.

I suppose for those who made booking during first day launching, this week should be the last week for them to sign SPA? Wondering who has presented 2 rejection letters to claim back the booking fee so far?

For OCBC that cannot accept due to quota full, can they issue rejection letter with such reason?

Boo.. yest appeal for HLB 90% instead of 85%.
Officer just texted me result remain 85% confirm no way to go higher, BLR - 2.3%!! Appeal again for the rate. vmad.gif

hello every dai gor,

can know who applying HLB, did you applied for their credit card too? I was first offered with 85%, BLR - 2.3%, MRTA included. Got LO on hands.

Now the officer appealing for BLR - 2.4% but if dont want MRTA, he told me must sign up for their credit card... Anyone facing the same?

hello, as far as i know, 100 is for those booking fee paid by CC, not for processing. if pay cheque, you should get full refund.

If you want to cancel the booking, you need to present 2 rejection letters from bank to show to the developer that you cant get the loan. So with such letters, they will full refund you if you pay by cash/cheque or RM5000 - RM100 if pay by CC. (anyone pls feel free to correct if I'm wrong)

If your loan approved for 85%, that one consider your application accepted not rejected, so i dont think bank will issue you a rejection letter if you dont sign their offer. hmm.gif
