looks like a lot of ppl only get 85% financing man...

i really pity those who cannot afford to pay higher down payment like trap in between... or worse still waiting for the bank approval...

no wonder bank ppl told me approval nowadays very strict... impose macam macam condition...

My HLB offer imposed 3 years lock in. Starts from first draw down.

Al Rajhi impose lock in period?.. U receive this with the lo or u heard it verbally frm the sa?..

I verbally spoke to the sa he say loan portion no lockin but lock in only applicable for the loan agreement..
Apparently loan agreement fees is beared by the bank hence if u sell property within 5 yrs u need to pay the loan agreement fees without any additional interest to the loan agreement fees.

This is what I understand la..

No clause saying 2 panel banks only refund. Its all verbally said to me by SA. Even refund is not stated in any of the docs u signed. Therefore, I don't even know how to argue for this case.

I've read a book written by a local practicing lawyer, he mentioned about "Paragraph 11(2) of the Housing Development (Control and Licensing) Regulations 1989 - No housing developer shall collect any payment by whatever name called except as prescribed by the contract of sale". Don't know whether this rules is still in use or not.

Lately just came across about this property. However I couldn't find this property pricing online. Could someone tell me the pricing of this property, provided it is not sold out, since I see quite a number of replies here saying these units are sold out fast on first day launch.

call al rajhi bank don't even want pick up phone, sent sms also no replied
ocbc quota full don't want to issue reject letter
maybank said no DIBS....

uob 80% loan don't want issue reject letter

It has been discussed many times and MGG kor had aledi stressed many times.....Talam is TALAM aka Trinity Corporation......Where else ZEVA is under Trinity Group....it is a different entity....so dun worry...sign only thumbup.gif thumbup.gif

That Trinity in question is called Trinity Corporation in full which is listed on KLSE. This Trinity which is Trinity Group is another non-listed company and it has no relationship with Talam as claimed by their MD.

Trinity Group and Trinity Corporation are NOT the same entity AND are not associated in any way...

I called SA to confirm with this issue also and she mentioned that Trinity Group has no relation with Talam and in fact Trinity Group has a court case against Talam on the usage of "Trinity" name which has a conflict interest since both are developer. smile.gif

Finally I can proceed with my S&P later on, thank you so much guys for the feedback biggrin.gif
