I think is very difficult for u to secure a loan... better check with ur banker first

So far no bank revert back..... only UOB & ambank
which UOB 80%, ambank rejected (because of 20% for living cost)
Now either get 1 more reject letter I'll straight call SA to cancel or give me a loan with 90% + DIBS (chances very slim)

By right you can't sell a property that u had sign spa until the prop vp'ed. But u can cancel but to lose the 10% n some % of penalty... But since in ur case is ur loan prob... U can talk to developer...Any comments from other taikors?

can someone explain to me what is the 20% of living cost about for ambank??
my ambank banker dint tell me abt this..
he said my loan is approved, waiting for letter offer..
when asked abt the rate, he refused to tell and say: now not so good, tell u also u not happy with it, i'm helping you to appeal a better rate..
that's all.. now still waiting..

signed LO and going to meet lawyer tomorrow to settle S&P (hopefully loan agreement also can settle tomorrow else need to travel to midvalley again)

anyway I meet HLB branch manager that day at sales office, (christine is her name i think) she say HLB can approve and PROVIDE LO in 24 hours and she say she already did 1 case that day ><. So if you guys come across her contact or anybody has her contact please share it here. She can help in escalating or approve the loan in short period of time.

If your bank loan approve, you don't worry about it.
You got to worry about the rate though. Hope we would hear from him soon

Did you apply other banks? At least you got options to compare later..
The way the discussions in the forum goes.. we don't have much options left:-
1) Ambank
2) HLB
3) UOB (only 80 percent DIBS)

Others has some issues in one way or another:-
4) Alliance (no DIBS)
5) Maybank (no DIBS)
6) OCBC (no more quota)
7) Al-Rajhi (longer processing time& there is different way of calculating interest and terms and conditions)

I got no idea about these 2:-

8) Bank of China
9) MBSB

Not sure if you would like to consider Bank of China?
To dai gor out there as well, below by verbal from BOC officer:-

loan amt < RM500k

BLR - 2.3%
MOF 90%
DIBS
MRTA optional
min lock in 3 years
Normal loan a/c, no flexi or semi flexi, if prepayment, need 1 month notice
Tenure 30 years
Can finance MRTA but cannot finance loan agreement

so far she told me closed 2 deals.....

hv checked with Trinity, BOC not their panel but Ad-Hoc bank.. actually no diff w panel banks..

what mean prop vp'ed? i can't accept to lose the 10%.., hv to find some other way.. since this is not what i want / expected..

actually is because the first LO separating the properties into 2 - house and car park. i asked whether could revise the LO to merge the 2 portions into 1 hence i only need to manage 1 loan account..

after that, we are advised that we shall stick to 2 accounts. But banker has flow the case into the system, hence even now not going to merge 2 properties into 1, the first LO already not valid.. my god... now need wait for revised LO.. i jst worry end up the revised LO not approved..

this is what the banker told me this morning.

est your repayment amt for this loan + your current commitment + 20% living cost (which is 20% fr Gross salary) / total net salary

if the percentage > 60%, then little hard to get.
if yours approved, likely you below 60% kut...

so far only ambank i heard this 20% living cost that they take into calculation. they said everyone will hv monthly expenses worrr...
