Hi Jacob,

Would you kind enough to PM me the contact for the banks except Alliance Bank? icon_question.gif icon_question.gif

I only applied Hong Leong and Alliance and surprised to see that they are not in panel banks.
I am more surprised to learn that panel banks are not finalized

Thanks and Cheers

Anybody applying loan from UOB?
I got reply frm banker said MOF can only up to 80% with DIBS?
if 90% then the remaining 10% of interest have to bear myself..

Anyone can confirm this?
*
Yup. The told me samething.
The 10 percent is the first 10 percent.
So, you got to pay the interest for the 10 percent first until you get the key

SA: Mr XXX, may I know your loan status.
Me: Pending for LO and will sign the S&P latest next Thursday.
SA: Your request for S&P extension has been approved, but you need to sign before 7 July ya, else the developer reserved the rights to pull back the incentives.
Me: Yes I've received your email and have no problem to get it signed before deadline.
SA: You have to sign before 7 July ya, follow the date on my email.
Me: Sure, not a problem.
SA: 7 July which is next Saturday ya.
Me: Sure, no worries.
SA: No more extension d ya.
Me: Sure.  sweat.gif
SA: So have you contacted the solicitor?
Me: Yup, I've told them I will get an extension on the S&P signing date.
SA: If can try to set the appointment first la, tell them to act quickly ya.
Me: Sure, no worries.
SA: Ok la, you try to get everything done quickly and get back to me ya.
Me: Sure.  sweat.gif
SA: Thank you Mr XXX
Me: Welcome, bye....

I was having my dinner that time and there goes my appetite. Don't get me wrong, he is a very responsible SA but just a bit too nervous.
*
Now, you are making me nervous.
I have applied for all the banks. except Maybank. Just found out yesterday that they are in panel bank list too.
Must apply also.
Only 1 mail me the offer letter so far.. UOB.
But the terms are not attractive.
DIBS only 80 percent. MRTA is a must.

Hope to get a better rate from another Bank.

Emailed Zeva to extend but there is no reply yet :-(

For your information, apart from Alliance is not panel and RHB is panel without DIBS, the other things are all in proper order. Correct me if I am wrong my fellow buyer.
*
I seriously thinks this kind of things need to be sorted out first if they want everything in order in 14 days.
Another thing, the carpark separate is a headache.
The banks are out to get us with 2 accounts if you go for flexi.
Pay money for both of the accounts :-D

can someone explain to me what is the 20% of living cost about for ambank??
my ambank banker dint tell me abt this..
he said my loan is approved, waiting for letter offer..
when asked abt the rate, he refused to tell and say: now not so good, tell u also u not happy with it, i'm helping you to appeal a better rate..
that's all.. now still waiting..
*
bro.. same thing for me.
If your bank loan approve, you don't worry about it.
You got to worry about the rate though. Hope we would hear from him soon

Did you apply other banks? At least you got options to compare later..
The way the discussions in the forum goes.. we don't have much options left:-
1) Ambank
2) HLB
3) UOB (only 80 percent DIBS)

Others has some issues in one way or another:-
4) Alliance (no DIBS)
5) Maybank (no DIBS)
6) OCBC (no more quota)
7) Al-Rajhi (longer processing time& there is different way of calculating interest and terms and conditions)

I got no idea about these 2:-

8) Bank of China
9) MBSB

Hope it helps

Cheers

investgal.. i think you worry too much.
If your first loan approve.. sure second one approve.
Just a matter of technicality.
Put yourself working in the bank.. when you get the form.. you sure ask why this customer again?
The agent explain.. then you just sign approved.
The bank want your business

No worries. Be happy icon_rolleyes.gif icon_rolleyes.gif icon_rolleyes.gif

3 years later after completion, bank will finance the buyer (subsale) based on the property value by then. The value by then will depends on the valuer, higher or lower I have no comment.

Yup, same answer I've got from my solicitor too. Shouldn't be more than 7k gua. If not then kena sell underwear. cry.gif
*
Bro.. oldsilver

i was laughing my ass out reading your comment about underwear.
I hope to get some discount.
The loan lawyers must be the same one with SPA lawyer to get the SPA right?

About after 3 years.. the MEX will be completed. 20km(20mins) to KLCC is not bad :-D
Go Cyberjaya 15 mins
Puchong IOI maybe 20 mins.
Putrajaya 20 mins

Disclaimer: The timings above are based on "NO TRAFFIC JAM" situations
Disclaimer for disclaimer: which part of KL got no jam except for cyberjaya/putrajaya

i don't think it's another condo..unless some other developer managed to buy that plot of land instead..

that time the SA told me they will build a shoplot there....about 3-4 storeys high..
*
Bros..

As a landowner, we are within our rights to tell the operator to leave but it would not be fair for him as he had invested money to put up the facilities, so he will leave once his lease expires in four years. So we can tell our buyers that for the first year [of occupying The Zeva], you can enjoy futsal facilities just behind you. Then the next year, you can look forward to more shops and serviced apartments!” he quips.

Sometimes we need to expect the unecpected. Thats the disadvantage of buying next to empty lot. We never know what developer will put up there.

true. i got no stomach for surprises if it is not good.
Decided to buy facing putra walk.
At least, i can hear footie fans cheering at the mamak biggrin.gif

At first I am thinking the same, rather facing putra walk or facing apartment and do not want to take risk for surprise. However, my partner prefer to take block A and thinking that piece of land is not big enough to built condo/serviced apartment. But now, die lor, paid more and get blocked if the news is true. T_T

Just to update, I have signed SPA yesterday and signed my HLBB LO today. 85% with BLR -2.4%, 30 years. Either get MRTA or credit card with them so I choose credit card as thinking not happy with their credit card then can cancel. And, the agent also asked me to open either saving account / current account with HLBB.

Too tired to think of "what if......" "what if..." and just go with it lah..... if project fails then fate lor, if built condo/serviced apartment on futsal land the fate lor....semua nasib lor....... =P
*
I had the same confusion.
In the end, just chose the cheapest :-)
Too much of analysis will cause paralysis
