According the flr plan, atleast have 1100sqft le. But living might smaller due to the big space for balcony 6ft deep. Who are the architect? If possible change the balcony smaller, give more space to living side. Air compressor ventilation also need smaller then bath will look bigger. My opinions !!

Funny, bedroom 3 bigger than bedroom 2?

Are you sure still have 6 tier only charged 0.18 - 0.20?

According I checked another NEW property at OUG & Klang Lama, atleast 0.22 for 4 tiers. We need the latest property comparision not the pass or completed. Their expected for future in 3years later.

BTW, if there can revised to 0.18 is good news to me also. biggrin.gif

Anyway, all are estimated, the real will decide after completed with CF.

This is somehow a marketing strategy... I also wonder how to reach 6 tiers... As my common sense tell me, Maximum they can give is 4 tears...

1) Boom Gate / Guard hours - 1st tier
2) Entrance to lobby - 2nd tier
3) Lift to your own floor - 3rd tier
4) Entrance to your unit - 4th tier

Note: Car park entrance - shouldn't count another tier to me due to not everyone is using car. As we count, we will see the minimum tier of security to get to your house.

some property give 4-tiers if the concept ground floor have shoplot then carpark will become another security tier to entrance.

ya coz new project seems like minimum 0.25 psf. but you are right also, this is only 2 tier security. in this case, i think 0.2 psf for 2 tier is reasonable.

well the booklet of advertisment says " apartment" then another page "condominium"
and if you say 2 tier... i say 1 tier... because when i look at the ground floor model house, there were no lobby at all... after parking then straight go to your lift... didnt see any grand lobby design...

Nolar ,it have playgrand , gyn and swimming pool.

Any where kampung pandan , maluri and cheras. I didnt see got any side have free space to build house.
As i know few project going to refresh cheras.... How you think the price the of new house after developer refresh the area . i will involve the cost of request the old resident to move , right ?

As for the new contruction with around 1100 square fit around kampung pandan , maluri and pandan jaya , what is the price ?
I really wonder to know .

As amaya maluri with area 1050 square fit more than 600k now , right ?

Dun say sunway velocity , it is 800k with less than 1000 square fit...

amaya maluri is 10m from jusco ...... velocity is high end condo with mega huge acre of land. as for bayu@pandan with superb transport adjacency..I have to reiterate that although the bayu@pandan have not shown enough convincing effort in marketing....still the purchase is like hot cake... reason is proablby STAR-LRT.. proabably they themselve also didn't expect such hot sales.... so for bayu staff.... hopefully your boss will give BIG angpow this year.... Congrate to bayu team

amaya by malton, sunway velo by sunway...bayu from ?

there is no space but previously do u ever think that this land going to build apt? no right? no one can guess that this piece of land can build apt..so there is space for us to build..just that we not able to c it for the time being smile.gif

axis look fine for me..around 400k++ with good location and almost same size...behind got lrt n got oldtown, tutti fruti, kfc ect...
but recently still doing very slow..from wht i understand..there is problem at car park there bcoz few floors got cracked already doh.gif doh.gif u can c it very clearly if u passby mrr2

actually nowadays, the modus operandi of this burglars is that they will rent a unit in a targeted and generally new development and break in when occupants
are away..to me CCTV throughout all the common areas is a very good deterrent and should be a standard for all condos..on top of having a guard house and having to use a secuirty pass to get into lift and car park..
