Went to Mid Valley prop fair today and saw this Bayu @ Pandan Jaya condo. Location is excellent, just behind Pandan Jaya LRT.
Was told pricing will be about 1050sqf rm400-500k. The developer is Extensive Gain Sdn Bhd, anyone know more about the dev?

same here went to kl convention centre. after rush to site. infront of site got sewerage, behind go lrt track, facing west north..... heat smell sound

Pricing is abit on the ex side given the surrounding and the developer???? Any track record?

Developer is Melati Ehsan. There is an article on the developer (Melati Ehsan) in Oct's issue of iproperty mag (http://issuu.com/iproperty.com/docs/issue80)

Looks like an upcoming developer with a couple of projects in the pipeline.

Disclaimer: I have no vested interest in the developer nor am related to them.

However, imho, the location of the condo is not that good since it is sandwiched between existing apartments and the LRT track. Will be exposed to noise from LRT since it is just parallel and next to the LRT.

Should be the empty plot of land between Persiaran Pandan 1 and MRR2 (i.e. run parallel to LRT track)

All KLCC view, so none of the unit is facing LRT track.
AND

Cheras more Chinese... Offcoz I will choose Cheras compare to Sentul.
Nowsday developer while waiting for license to sell already start accepting booking.

Anyone got more detail? Since 40% sold,but I still can't found the floor plan? How people buy without look at the plan?

There are no advertisements because the developer hasnt obtained an "Advertisement and sale permit" from the Ministry of Local Housing.

Without this permit, the developer cannot legally sell the units yet. Thats why no brochure, no floorplans etc as all this info can't be made public yet without the permit.
I believe thats why in this case people are invited to "express their interest" as a way to get around this Housing Act ruling.
