I saw advertisement Altitude 236 at Alam Damai Cheras for condo unit. The price RM600/sqft(min). This project under IJM it's reliable developer, but location not my favor. Everytime pass-by was jam at the Desa Tun Razak traffic light. But will suitable for whom are working to Subang/Shah Alam area.

At first day, I ordered 2 unit at bayu , is no need bring a chair at the sale office. Now The floor plan haven't conclude. Hope developer able provide quality service

Are you investor rite? Which block & level u booked?
Yes, i hope developer will upgrade the service while we gave more comment. Anyway, how come floor plan not confirmed? I though the broucher confirmed the floor plan.

You can make a call to comment, if you think was right. I only waiting good news if corner extra window. Or tell him give extra built-up. Otherwise no meaning extra rm10k for corner. Agent said corner more privacy, no many pass-by from corner. Funny, each level only 8 unit & side by side only 4 unit dont think many ppl pass by even like intermediate. Somemore corner have staircase should many kids to play around make noisy. smile.gif

I means the unit floor plan is conclude , but the total design of the bayu not conclude yet, it only finalize early of 2012 , example: where is Multi purpose hall, it may have second exit for bayu as well. As i am prefer the each level design with glass instead of use devider. Using window glass can minimize the noise.

The land already slim & longer. Think not much space for hall also. Maybe there will change upgrade for block A with hall & lobby, since it yet to launch booking. I prefer no 2nd exit due to the security tight its difficult to control for any stranger go in. Prefer baricade in touchcard, intercom & cctv. Should provider for 2-tier?

when the sales agent inform me that they might open second small entrance for walkers to access to the LRT near axis underneath the highway... I was very skeptical.....possibly a gimmick to attract people to buy block C. FOR a mere 2 tier security facility, i proposed the less entrance the better.....

floor plan not finalised?? that is a very sound querry... if it is really not finalised then there is hope for escalation of facilities to boost sales for block A.... I proposed
1: BBQ area
2: Sauna MALE, Sauna FEMALE,
3: Jacuzzziii indoor
3: Grand lobby each block (just some simple wall on glass wall with door with access card door)
4: Drop off zone each block
5: Jogging Track (720m stretch x2 = nearly 1.5km di )
6: Main entrance fountain....with brick wall " Bayu @ Pandan Villa "
7: Sound proof Wall partition inbetween LRT track and bayu fence
8: Covered Track from Block C all the way to LRT station (if hujan also no worry, hot sun also no worry)
9: Sky garden/ Roof top hall thumbup.gif

With these i guess there we can name 5 star apartment......"1st concept apartment" is just not to impressive enugh... blush.gif

You may proposed to developer in your own opinion.

I just dislike the swimming pool not build from above Carpark land. I feel strange when play in the pool while many people & car pass-by the pool since it is build same level floor beside road. Swimming pool should build from privacy above level floor. Can build pedestrian bridge link to Block A, B & C to the swimming pool above floor level. How do you think this concept?

Sound like stranger for 2nd exit used to pass-by our property area through under bridge. Axis already have one Pandan Indah LRT while Bayu have Pandan Jaya LRT. No need for 2nd exit, otherwise there are more convenience for stranger to come inside. But can propose for 2nd exit incase for emergency, but there will 24-hours locked for unused entrance.

You may check, maybe Block C left 2 or 3 units there.
Or you can wait Block A but make sure price expected higher since 1st & 2nd launched for Blk B&C sold like hot cake.

Are you sure this week launch? Wanna go there to look for it. You interested Blk A also?

(my added words to other buyer) Those buyer if interested buy properties more than RM500K should think carefully la. The price not cheaper than previous launch. I have a doubt those buyer can low commitment to pay installment RM2.5K/mth including mantainance fees. It is not cheap for installement. The buyer atleast good income let say RM4K/mth already commit over half. Dont forget your cutting EPF & income tax every mth all gone. Later can see bank lelong happening if possible)

AHken, i am only interest on the sales price of block A , becuase i already book for blk B.

Erm , what i thinking is , if let say your salary is RM4000 now , but you need pay RM2500 for house. It should not good.

But , every new building may use 3 years to complete. Take it as challenge make sure your salary is increase at least 20 percent within 3 years. ...

3 years is long time of period. should have sufficient time for planning.

Unless, we are one of them, a developer or contractor where we saw they are billionaire now.. biggrin.gif
