Bro, no affected this area either freehold or leasehold. Mostly this area from maluri cheras, p.jaya, p.indah, p.perdana & shamelin all leasehold. No big competitive within neighbour for freehold. Ppl buy for location 5km from klcc & pavillion. Abt few km to kg.pandan round about access to jln.tun razak, putra jaya/klia.

How usually government control market valued for developer? It is better govern set the price control for new project.

If i not mistaken axis price below rm300k for 5yrs ago? Where i visit the axis showroom abt soho 500sqft already rm160k above.

Now alot soho/sovo 550sqft ard rm500k above, service apartment less 1000sqft abt rm800k above. Nowadays condominium type not cheaper with Kuala Lumpur address especially new house.

Wow... Sound like the early lauching very good demand. Small place & very limited 280 units only including blk A.

Usually 1st two blk completed, then next blk or 2nd phase will revised up 10-20%.

I guess blk a & b may better std living than blk c due to the price different. No matter how, it is above rm500k only ppl with higher income able to buy or easy approved loan. Wait & see how many ppl was booked will kick-off due to loan rejected also. Advantage is kick the low std out then another chance for next affordable buyer.

Bro, you left one more things, the advantages the unit have good viewing point to frontage and rearview. Both side no blocking should be good winding & good fengshui. If buy from level 6 or above is better.

I agree it is may not like other 5star luxury condo selling point RM1mil/unit, since the internal less facilities. Usually buyer concern abt location nearest to kl point. Or we can compare behind jusco maluri underconstruction property service apartment, how much & built-up?

Are you sure blk A sold? Yesterday they are only launch blk B & C. Blk C cheaper due to the distance from pool & lrt.

Blk A not yet ready for sale until finish 2 blk. I expected blk A maybe start next week later.

After maluri traffic light turn right then turn left before flyover to shamelin. Then u saw shoplot on ur right, and turn in to right go straight will saw the showroom. But now left top & grd level only.

Yes, majority 2 point near lrt & k.l.

But i bought it concern have good viewing point. Mind at corner unit have 3-viewpoint which is frontage, rear view & corner endlot. Also have facilities for mum to wet market, restaurant, bank, mamak stall & many. Also less 200m to bus stop. Each unit have 2 carpark. For more than that can park beside lrt station or near shophouse.

Still think expensive, then better go wisma mca take the form apply 1malaysia house scheme lah.

According the flr plan, atleast have 1100sqft le. But living might smaller due to the big space for balcony 6ft deep. Who are the architect? If possible change the balcony smaller, give more space to living side. Air compressor ventilation also need smaller then bath will look bigger. My opinions !!

Are you sure still have 6 tier only charged 0.18 - 0.20?

According I checked another NEW property at OUG & Klang Lama, atleast 0.22 for 4 tiers. We need the latest property comparision not the pass or completed. Their expected for future in 3years later.

BTW, if there can revised to 0.18 is good news to me also. biggrin.gif

Anyway, all are estimated, the real will decide after completed with CF.

I try call directly ask about endlot have extra sideview or not since it is extra RM10K. But seems the developer cannot confirmed this issued yet and have to check with architectural again. Maybe we can comment anything to them hopefully could help them upgrade or revised the new plan.

According developer has selling point to do so which all block atleast 2 viewing point the higher level without blocking. Normally, those house will facing door to door entrance where we call it the unit facing front pool or facing back pool.

I can say Bayu very simple concept compare others but worth it is 1 building all facing KLCC + rearview MRR2/Bkt Jalil good winding. Next to LRT and 5KM radius from KLCC. biggrin.gif

Why ppl concern next to lrt but claim it is noisy? I can say lrt p.jaya its not loud as expected. I personal try this lrt to pudu. Its really no loud or noisy le. Some more bayu is not landed. Why worry a noise when u stay high level.

Tai lo, the building worth for viewing point. U imagine standing higher on 10th flr open front balcony door, then open rear entrance door the wind can blow from back to front thru ur house. This block no need think u want back or front unit. Two side its all ur owned. Cheap place depend la. Velocity at jln peel mostly a cheap too. But price can goreng like kfc fried chick.

bluecoat, are you one of them an agent or buyer? Sound like you always attend their site oftenly and check unit available. So you bring a chair sit & wait whom may rejected loan then you can skip & booking. If I not mistaken next week will get the news for whom will rejected or before their sign S&P. biggrin.gif

I saw advertisement Altitude 236 at Alam Damai Cheras for condo unit. The price RM600/sqft(min). This project under IJM it's reliable developer, but location not my favor. Everytime pass-by was jam at the Desa Tun Razak traffic light. But will suitable for whom are working to Subang/Shah Alam area.

Yes, i hope developer will upgrade the service while we gave more comment. Anyway, how come floor plan not confirmed? I though the broucher confirmed the floor plan.

You can make a call to comment, if you think was right. I only waiting good news if corner extra window. Or tell him give extra built-up. Otherwise no meaning extra rm10k for corner. Agent said corner more privacy, no many pass-by from corner. Funny, each level only 8 unit & side by side only 4 unit dont think many ppl pass by even like intermediate. Somemore corner have staircase should many kids to play around make noisy. smile.gif

The land already slim & longer. Think not much space for hall also. Maybe there will change upgrade for block A with hall & lobby, since it yet to launch booking. I prefer no 2nd exit due to the security tight its difficult to control for any stranger go in. Prefer baricade in touchcard, intercom & cctv. Should provider for 2-tier?

You may proposed to developer in your own opinion.

I just dislike the swimming pool not build from above Carpark land. I feel strange when play in the pool while many people & car pass-by the pool since it is build same level floor beside road. Swimming pool should build from privacy above level floor. Can build pedestrian bridge link to Block A, B & C to the swimming pool above floor level. How do you think this concept?

Sound like stranger for 2nd exit used to pass-by our property area through under bridge. Axis already have one Pandan Indah LRT while Bayu have Pandan Jaya LRT. No need for 2nd exit, otherwise there are more convenience for stranger to come inside. But can propose for 2nd exit incase for emergency, but there will 24-hours locked for unused entrance.
