Does not matter cause the existing LRT is there... just that need to interchange at maluri station which is just 2 station away... its actually not logical to build a station next to the existing station anyway... and the tunneling does not come cheap... just my dua sen... biggrin.gif

So anyone manage to get the Key yet? Hows is the workmanship? Any major defects?
And also... anyone know wats the selling price for this condo?
*
Got the key last 2 week. Seems like there is no major defects in the unit. The look from outside is not very classy, that is to be expected. But the big monsoon drain cutting across block A and B is a big let down. there is no walk way around the condo, people have to share the road with cars when they go to the pool or gym? not a big deal but.....
there is no walkway to the LRT, its really near, just pass the LRT CP and you get there.

Did anyone notice that the brick wall at the left of the entrance to the end of the Condo compound is too low. It is just around 5 feet, it should build until 7 or 8 feet high

'Bad people' could easily climb in steal , rob and vandalize our properties.
*
Yeah, the wall is low, they should install Barb Wire to it, it looks like its built to be ready for barb wire, else its a silly cost cutting design.

yea man, and there will be a walk-way toward the LRT station via the guard house.. another let down is the huge lubang/longkang near by the swimming pool.. hope they will do something
*
Yeah, the monsoon drain is darn fugly. I think there are gov rules regarding monsoon drains and how they cannot be covered up?

Went there visit my friend's unit, surprisingly no major defects found and the developer design/hiding the beam nicely. A bit turn down was the tiles in corridor and swimming pool area, still using the old fashion tiles and no design at all. And the garden and landscaping design totally fail, they should plant more before handover the key. Overall, superb location, close to major amenities, shopping mall and the upcoming IKEA.

I have not come across any LRT-condo project that has a walk way connecting to LRT station. Not even in KLCC area.  rclxms.gif  rclxm9.gif  Indeed if this is a true, then truly this will be Melati E's first great condo project that will be talked about for  rclxm9.gif years...

wonder if the walk way covered?? any lamp post??? got photos?

Was there 2 days ago. Maybe I didn't look properly, but I don't see any workers start building a walkway. Not too optimistic of any 'covered walkway' to be built in future on Gov land by developer.

Anyway the Ground lvl of the compound is in need of a little touch up here and there. Not sure if single owner complain will get anywhere. The 'management office' is at their Head Office, kinda far from the condo, and really convenient for them to push the responsibility to each other. Like: The wall is too low. Site guy in condo office will say they are not in-charge, (REALLY they are not) pls refer to Management Office near Titiwangsa. If you call the Head Office, they will say, pls refer to the site supervisor for this matter.

I went there again, looks they are building a covered walkway. Sorry, the first time i didn't look carefully. Some poles to hold the roof of the walkway are there, looks like it will be a covered walkway.

Seems like 1.5 tier, Guard House and Access Card on each block to open the door to the lifts. The lifts got CCTV but I am not sure if they are working.

A few random things to note:

1/ The finishing inside the units are generally more than acceptable, with minor faults here and there. Some units do have things needing touch up.

2/ The location is really fantastic, especially block A, about 200m or less to LRT (counting from your front door). Block B is acceptable distance. Block C is much further, not really good for people without car. If you try walking 1 round, you will know what i mean. Its a really 'long' condo.

3/ Its good to have a playground. The material for the playground is quite 'thin', compare to the MBPJ or DBKL playgrounds. If you test drive it with kids under 6, they might easily fall off the swing, its not a safe swing.

4/ The pool and gym is not really usable yet, understandable because practically nobody move in yet. so nobody will complain about this. so developer might as well save maintenance cost.

5/ The units are all practically built, with enough lighting points, ceiling fan points, water heater and aircon points, door bell, UNIFI, Astro, TV and such. Minimal hacking will be required installing stuff. enough sockets too. no rooms are too small

6/ All units, including low floors, got full KLCC view.

7/ Its really easy to get food and other amenities nearby, all at walking distance. Tesco is like less than 1 km away.

8/ It is OK for a new condo to have things to touch up here and there. It is NOT OK to hand over key when its totally not tested. With tons of minor faults in the common area to touch up. With workers still staying in Block C. Cooking and Bathing there. Is this move in condition? A lot of not so fussy people are willing to be beta testers, but to be Alpha tester is another story.

9/ The developer and contractors are working throughout the clock to fix the problems. A good thing.

Problem with Block A - you may get a whiff from the sewerage pond if you are near enough and when there is a strong wind blowing..

the place is quite windy at timess esp on the higher floor so its really nice..

block C - wont have fugly smells - good for those who need to exercise daily - a walk to the LRT everyday will do wonders ..ke ke

Main gripe is the common areas - its dirty and not cleaned - workmanship is poor - workers staying in the garbage room, next to the pathway is NOT ACCEPTABLE..
can see them walking around with their sarong ..cooking and eating on the pathway - adui...
this contractor should ensure their workers have decent places to stay lah...

they need to improve the LANDSCAPING. ... matured TREES needed ..

the height of the perimeter walls must be increased - and definitely no bard wires - its ugly..

a security guard must be posted at the end of block C at all times..

Yeah, well said and all true. Another thing, I went pass block C, twice, in the evenings, smell of rubbish burning from nearby squatter houses. This could happen to any block but it happen around block c more often than not. Might just be coincifental but.....Haven notice it occur in A & B blocks.
