Well, Axis is no longer worthy as being initially speculated since 1 of the block is still yet to be completed due to the developer sudden vanished. I have no idea if the situation has improved.

2ndly is the road accessibility, since there were some major changes on redirection of the main road heading to Cempaka, driver that would like to exit to the highway might feel inconvenient and trouble as it is no longer connected to Pandan Jaya if you are from KL or you are unable to enter to that road if you are coming from Cheras as you need to make a big U turn at Tesco. I have a friend staying nearby who complained the time consumed and traffic congestion after the diversion.

3rdly is about the Shop lot. As i passed by the mall, most of the shops are up for rent. I have not enter to the mall yet as I believe ordinary patrons wouldn't be easily attracted from the view of their main entrance and choices of brand.

My stmt above might not reflect the majority opinion. Just my 2 cents. icon_rolleyes.gif

As for Bayu Pandan, I can see the better potential since the houses around Ampang or Maluri have increased to sky high, it can still offer an alternative to buyer especially when u are just 1 station away from Velocity. Accessibility is more convenient if you are heading or exiting from KL, you have a lot of alternative way to avoid congestion. I have fren who is living opposite facing at the train track, the sound is very minima as the train is running in low speed due to both station are being built closely. Plus your balcony will be facing another side, i bet u barely will hear the sound at all. Some might complain, the area still looks kinda rural with old flat and shops. But if you look at it positively, this is where the ppl being offered with reasonable price on the foods and groceries expenses. In this particular area, it is the only the apartment we can find hence it has less competition from other development.

You may also consider to look at G Residence, Shamelin star, and Amaya as comparison.

It is developer price... the higher the more expensive... And block A is approx 10% more expensive as the distance with the station is less than 2-3 mins walk... I am not in hurry to sell as I am fine to rent it out for few years as i believe the place is strategic to attract tenant with profitable rental fee. I will nego with serious buyer. I even hesitate if i should move here... Too convenient.. Far better than my existing hse now.

Something which i truly disagree is by defining ppl as low class. What a cynical opinion.

Give some constructive opinion, dont classify ppl by area where they are staying that they are poor or low income. My parent stay in flat, but u might surprise with the number of assets they have. Don get me wrong, I am not trying to offend or tell everyone on how wealthy they are but we shouldnt by anyhow defining a group of ppl as low class by neither the way they dress nor the area they are staying.

There are at least 300 bayu owners who might share the same opinion that this development is promising in terms of investment or for own stay. I like the area as i am very familiar with all the amenities surrounding bayu. With mass development of trx, ikea, velocity and mrt nearby, we all are attracted by the potential of the value. I wont regret if there is no buyers coz i dont mind to move here but i am pretty confident, bayu owners wouldnt have such dilemma. On the train noise, do you think all the buyers didnt observe this issue when they initially visited the showroom which was built beside the track. The noise is very minimum as it moves with low speed. If u call that as noise polution, all the neighbourhood must have desserted cempaka or pandan indah area. Furthermore the lot are all facing klcc. Noise concern shouldnt exist.

No worries, i will check with the developer by next week when I am meeting with melati representative.

By the way, are they supposed to plant some greens on every floors, the wall part at the door entrance walking path which is facing towards Pandan Perdana.

So far, I have received some offer for rental, approx RM2k which i think reasonable. But I prefer to wait.. =)
