Hi everyone,

I am looking forward to sell off my unit as I will be moving and spending more time in singapore due to my job requirement. I am not an investor as i initially bought this units with my fiancee for my own living hence I am offering my price close to my purchased price with the condition it must be from direct buyer.

Below are the info :
Block A, mid floor, 2 carparks, 2 airconds. 1070sq ft.

Mark up price to reduce deposit can be negotiated.

I have informed the management office about the danger of the exit entrance door of each parking floor.... aka 1st and 2nd floor. The door opening is backing the incoming direction of the drive way..... The opening-door may smash to any car coming in OR car can crash on the sudden out-opening of door OR WORST SLAMMED back to the person who is opening the door..... Comeon.... really developer must do something about this..... mad.gif mad.gif icon_question.gif some icon_question.gif cordoning of the door opening area will be needed. A pole.. Cement pillar.... something like ...Attached Image Attached Image Attached Image

Also the swiveling cochlear parking driveway on each side of the buidling... the ExIT one should have a Mirror to view.... BLind angle.... Attached Image Attached Image

These are 2 accident bound spot in BAYU....

Night view is indeed most spectacular with full KLCC and KL Tower view.... Manage to capture mini Firework around KLCC during festive...Looking for NEWYEAR 2016 fireworks...... should be great view from Balcony...

Looking at this timing, its a good time for subsale hunter.... amaya almost at similar price range with <1ooosqft... density range is totally no match flex.gif

Nontheless, dun be mistaken on the possibility of unreasonable price negotiation. There is always a valuation for backing. I guess probably not many people is selling at all as have good holding power as well as popular rental demand. Although yield nowadays may not match loan but still the demand of rental in LRT nearby residential property is superbly high. whistling.gif

Again strata residential property that is extremely low in density is RARE to find nowadays. Most are superdense. The way i see it is those lower density one will surpass most in long run thumbup.gif

Hi I am an owner of Bayu Sentul project and recently took VP of my unit. May I know from the Bayu Pandan owner whether this same developer ME or Arus Embum allows you guys to do conceal piping for air cond?

We are currently face with a lot of unreasonable restriction for air cond installation which amongst others not allowed to do hacking for conceal piping. That being said means we would have to either hide the piping via plaster ceiling or create a casing for the piping which does not make sense for the price we paid for the unit.

Do you guys face similar issues?

Service and Sinking Fund of Bayu Pandan increased from RM220 to RM308 per month, that is ALOT!!!

one of the challenges for owners nowadays is rental is flat if not decreased but maintenance charges increased.

my landed property in shah alam also increase from RM110 to RM190. no facility, only security. but good is security is tight and landscaping is maintaining well.
