Letter of Vacant Possesion is regardless of key handover. blink.gif This letter will enable buyer's financier to pay final sum. I believe only when full settlement of the sum and also clearance of the Deposit Advance Mxfee ETC then only they will give key doh.gif .. More so if there is any delay in disbursement in the past, this is the time they may chase you for late payment interest etc. rclxub.gif rclxub.gif

lol yea, i wonder what will be the empty land on the right for... probably a waiting area?

The entrance system is setup.... disappointingly single lane entrance.... vmad.gif lets see the final setup entrance exti system.... hopefully not too late to complaint them.... very likely visitor car will clog up the entrance if they forget to register first and need to reverse... hmm.gif Attached Image

There is much room to build two lanes for entrance and two lane for exit

I really thought the other gate can be added around the pipe area..... doh.gif ....
Most condo have seperate entrance gate for visitor and residence. Some have both for entrance and exit 4 gate in total. Already VP.... maybe too late to complaint.... or too early to comment?

Single lane entrance possible scenario: visitor car drive in the only entrance lane.... stucked there, guard walk out and ask for registration / ask visitor to reverse & park ourside register first/ drive in la (as clogging traffic) rclxub.gif Attached Image Attached Image

I mean i still recalled the Bayu Brochure that i received years ago Let's recap.... although "artist impression" but i think dev should really consider the problem of single lane system...Attached Image The design was 3 years back and may not be practical now.... just my opinion... hmm.gif

according to agents - around 2200 to 2300 pf

IMO- very good optimization of space - big huge windows in master so amazing view of klcc and city..
quality I must say much better than established developers like YTL..

Did anyone notice that the brick wall at the left of the entrance to the end of the Condo compound is too low. It is just around 5 feet, it should build until 7 or 8 feet high

'Bad people' could easily climb in steal , rob and vandalize our properties.

i guess beach side home will not get away from the sound of wave. vice versa of home that is stone throw away distance to LRT.

Nonetheless, the issue of sound as i recall all residential house next to the newly built kesas once upon a time as installed this sound barrier panel, while effectively reducing the sound but also the ventilation of the residential area...
pro an cons rclxub.gif Attached Image

I only hope the mangement funds is properly managed and proper security guard is hired in terms of responsibility and number of guards must match the LENGTHY stretch of wall on BOTH side to ensure security. or CCTV on the WALL.

Sigh blink.gif blush.gif security breach can happen in many ways. The only ways is all owner gather up and conjoint with management to ensure the further improvement of the security issue that foreseen happening.

Handover keys meaning washing hand of the liability of further escalation of existing structure from dev. As it is... So either now or never from dev .. or hoping from management office later with repeated voting and consensus ......

For wall security, easiest is fit barbwire, best deterrent. Razor sharp type. No point over hire guard, half the time they curi tulang one. CCTV also no use, most of the time use when after incident happen.

rclxms.gif good idea! but how to get this idea started? apply through management ?? or write in to dev? But this kind of thing usually must be a group thingies... while some agree some sure disagree. If dev fix it, no one can say anything. if after hand over, then it will be through multiple meeting.... some may even see it as waste of management fund....

Whatever it is, i think dev should do something about it..... single hand cant clap.... really all must voice concern
