How about block B , is how many meter walk ? Even 750 meter walk. It is secure walk within bayu area with no worry much on thief .

well if walk 800m save some $$ from riding cab.. why not.. but we are talking about relative distance from investment point of view... vmad.gif 800m is enough to make knee pain for old auntie, and enough to melt a beautiful makeup and enough to sweat your underwear hahahah. but as the price block C vs block A is 40k.. some walking is really worth it for budget investor. developer claim will pave a good walkway to the station... hmmm something to be applauded rclxms.gif

aunty can ride aunty bicycle what? anyway since its a high price condo i dont think people who live there use lrt all the time la. unless they got children who use the lrt to go to school everyday. if this is the case, then dont have to worry la if far or not bcoz children still have lots of energy maaa.

If I am not mistaken the Sunway Velocity project is very ex. Start frm 700+ psf. They are able to leverage on their branding, the site location and its freehold land title.

I think its about 900 psf...till now not sold out yet even though location and development concept is good. Selling at future prices..no wonder

U mean 900 per sq ft?

Haha. Sunway really sunway. Sell the price almost double than current market price.

Anyway, it has it's own customer base to buy it. Just see Bdr Sunway condos around the lake.

great similarities of all klang valley lrt-based condo... KM1 west wing also share similar advantage of proximity lrt and lowdense +gold veiw and nearby shoplot fascilities... ... Bayu is way to go.... and dun know if tansri plan to develop the parking lands opp the lrt too??? tongue.gif

I bought it for dual purposes, neither investment nor own stay, coz like the location very much. perfect for us working in KL. Sometimes lazy to drive, can ride LRT too. If anyone wants to apply loan, here's some references for the 4 panel banks.

1. UOB - Fast approved but will squeeze out ur saving till single penny. Most likely won't get full 90% loan.
2. Cimb - Fast approved and will get full 90% loan, BLR will get -2.3, highest. MRTA optional.
3. AMBank - Fast approved and will get full 90% loan, BLR will get -2.4, MRTA compulsory.
4. OCBC - Too Busy until no time to meet up for client. Haiz.... rclxub.gif

One thing i must add is, teh level of services of the banks very much depends on the mortgage officers in the initial stage, as dor later stages eg how efficient the bank, can only know aftee u sign the loan..Of course nobody can predict the prices in 3 years time, but anyone can do a comprehensive study to best minimize the risk...The main problem is most people think the price rally from 2009-2011 will sure repeat itself so they just grab whatever property they can get their hands on, not realizing that in 3 years rime will be massive supply of condos and services residences...imagine a project with few hundred units and purchased at Rm650k how fast can u rent out to cover yur loan or how high the prices can go?

you cancel your block B then change to block A?? hmmm. many access road is upgrading along the jalan maluri.. seems mrr2 is connected to jalan maluri can access to cochrane and jalan tun razak... high way is at lease 5 storey high

so they forfeit your 1% deposit ?? because you cancel after signing S&P?
