If understand correctly during the purchased, there is 1 main entrance grand guard house and multiple small guard houses located at each phase.

Why MS did not make clear to purchaser, this make a lot misleading to us mad.gif

If your understanding is correct, I'm OK with it. Don't ever give chikai guard house to us

My personal opinion, small guard house in each phase also need at least "IN" and "OUT" and touch card access... this guard house look like not reasonable.. Meanwhile, for grand entrance guard house. will it use touch card??????

I think grand entrance guard house no security check whether you are residence or not ...... it mean public user/stranger can go in the main entrance guard house... For small guard house .. SECURE???? you all can imagine...

I got ask to sales person before i bought.. however, he tell me... same like Mahsing project in bandar Kinrara... proper guard house.. and gated also same.... !!!
I think next time we should record down their voice and etc...

in my opinion, i don't think MS will build a grand entrance and guard house. from my understanding, it is F&G. perhaps a small Guard house or so called, "chikaiguardhouse" is build to fulfill the terms only. anyway, it's still early to make any judgement.

btw, try go to Emerald West nearby Sales Gallery. There is few Residences combined together and you should look at their Guard House. I think that is what MS wanna build. tongue.gif just my 2 cents. i hope i'm wrong. smile.gif

I hardly see an ugly show house (with ID), I saw their Kinrara Residence, Lagenda & Icon City show unit, it is very nice! I am very confident that TMS will show you an impressive show house in M-Residence.
TMS has spent bout 300K to put in ID alone for KR 3-stry SUPERLINK and 2-stry SD, these show units hv been sold lately, with additional 300K on normal price.

went there today...heard this coming sat and sun will have what *preview* and start open for public.

the guard house is a real small one but it's according to what they plan earlier. if u look at the picture/plan in leaflet carefully, u will see the guardhouse is built accordingly. quite disappointed when see the real thing...

asked bout them if they will have any pest control to prevent termites attack, the salesman told me it's on our own effort to have that kind of treatment. :-(

A: -->Please do remember, first 2 year M-Residence maintenance are maintain by Mahsing instead of our residence... what mean do it our own effort to have that kind of treatment? is it push back the responsible to resident? This word look like the irresponsible developer tell the buyers..... Just imagine.. if you bought a SEMI-D there.. but that place are no secure... do you dare to live there? everynight got robbery... HAIZ.....

RM 600k ++ above to bought this kind of unsecure project house.. one word can describe my feeling now..... "NO WORTH"

I am sure termite treatment is a must and will be carried out by the contractor. However, it the termite attack after the Defect Liability Period, the developer will not be held responsible.

they say will provide basic treatment only,for professional pest control, u have to do it by yourself. the 24 mths warranty only on workmanship, termites attack not included.
looking at other available projects around rawang, im bit regret in buying this unit.....

Usually in any housing project, a standard soil treatment for termites will be inclusive during the construction period. After that at your owned cost if you want for further treatment after VP.
I did check this with other friend who bought project in Twinplam Semi-D SG Long & Setia Alam Semi -D ... all same.

Please reserved RM 2k for the "Cheak Ka Ki " price.

I agreed..Meanwhile it's difficult to do it by our resident since not every residence are cooperate on this professional pest control things so that it's better control/ do it earlier during development phase... Mahsing dun know about this or pretend dun know? Guard house expensive???? or image are more important???? company Image is intangible cost....... Mahsing dun know how to calculate????

Yes.. I also bit regret to choose Mahsing in this rawang project.. MAHSING you will SPOIL ur image in rawang project ....This is the way that you provided and explained to our resident...

Previously Mahsing highly mentioned that this project is "secure guarded community"... or you can refer to web URL below under "Overview tab" http://www.mresidence.com.my/ .. This is the evident.....

For me... This statement "secure guarded community" is very funny if the guard house as what we saw in photo... i believe the lousy developer / even condo.. the guard house are even good/secure than Mahsing ...

The pest control contractor who did the soil treatment would have provided the developer with some years of warranty.

This usually extends until the liability defect period. Although it will only cover subterranean termite infestation.

Unless the developer is really that cheap skate and opted to save money by using cheaper chemicals.

My house got termite attack within the first year, and the maintenance guy got the pest control contractor to take care of it.

After that, yes, it is on your own. Perimeter injection will cost 2K per treatment, warranty 2 -3 years.

"cheak Ka ki "= At your owned cost.

Most of the housing project did not list Termite Treatment as part of the deliverable in S&P. This is up to developer to comply to the internal QA during the constructions period.

I had experienced treated my house soil one more time (after VP) before renovation but still get attacked 9 mths later. Usually the soil treatment will last at least one year or more. Some even say 3 yrs.

For your info, ex-rubber and palm plantation would be the best habitat for termites. Unfortunately MR is sitting on the ex-palm estate land.
