If per sq feet really at RM430, this is not a bad price after all. I like the location near to highway and MRT in the future... This is good and also it is freehold. What i concern is:

1. Access - In and out?
2. Maintenance cost?

Just found out today. Upon S&P, we need to settle 10% of selling price. Half of the figure is from the 10% discount, the balance is from our pocket. The rest of the discounted money will be refunded progressively until CF.

Is there a demand for rental of studio units in that area and how much rental per month for a fully furnished studio there?

Just back from the sales gallery, almost 30% gone on 1st day, even staff purchase only... wow! wow! wow! can't imagine after tomorrow when it opened for PJD associates, how is the sales status like... 50% gone??? majority lower floors studio units snatched up... all 18 units of 1200 sq ft also gone!!!

Good luck Cheras folks, pls be there early on Saturday, BBB onz!!!

Rental demand is very subjective. But if u're buying a studio unit, ie. 533 sq ft, your monthly rental must be at least RM 1.5k to cover installment and maintenance... 1.5k sounds a bit challenging, but bear in mind, this project has quite direct access to the new MRT, about 5 mins walking distance... and this MRT line has access all the way to Mid Valley, KL Sentral, Kota D'sara and even Sg Buloh...

No body can guarantee how is the property market like after 3 or even 5 years... but only 1 concrete point to ponder... There is another phase of serv apartment coming out for this development, do u think dev will price it lower than rm500 psf??? if nope, do u think ppl will still BBB?

Rental demand is very subjective.
