Seems our first thread are full with flippers and looks like pasar malam already, I think we should have fresh room for genuine buyers. rclxms.gif

What I mean genuine buyer here is people who really buy this property regardless for own stay or for rent out. But I prefer to hear the voices for people who want to stay there and be my neighbour one day. smile.gif

i guess the key thing is to avoid all those " unit to let go " message.

I have relook at the map again. Roughly how long (walking distance) or in absolute term (meter) from PL phase 1 to the Muhibbah Station?

Secondly any idea when the Kg Muhibbah LRT Station construction expected to begin and complete? I tried to google, can't find much info.

starting for B1 is 320k. B2 starting from 325k.
the one i bought is RM341K (due to higher floor and corner unit). add on 1 extra carpark, so the final price is RM356K.

heard from my friend saying it's around 1KM from phase 1. don't know how true it is.

In case for those who want to know. Listed below are Panel Banks for Parklane OUG, which I got it from Akisama themselves. Suppose to be eight only as the list below I got it few weeks back. Today when I call them they told me only 8. Forgot which one shouldn't be in the list. Could be either Alliance or HLB.

I already signed my loan letter 2 weeks ago. Choose UOB bank with blr -2.4. Next steps is to sign the snp right? Then when should we pay the deposit 10%?

If service apartment, it is sure on commercial rate. Normally, service apartment is for rent out purposes, seldom for own stay. This is because the price is higher for smaller space and also the rate for electricity & water follow commercial rate. So, do you think it is viable for a long term stay at service apartment when there are plenty of residential apartment available?

Also, since service apartment belongs to commercial category, presently there is not much protection from the local housing regulations. It means, if the developer choose to 'run away', it is a sure bye bye for your $$$$.

The tariff, they said they'll change it to residential rate. But not sure how, will or can they do it.

Service apartment is governed by local HDA since Dec 2007.

Higher price for smaller place?? Not true... Kuchai Avenue and Connaught Avenue was selling less than RM200k for 9xx sqft back then,. price was quite standard.. not to mention Zest was selling RM200psft (launching) while Atmosfera and Zen were much more expensive.. others like Viva jalan ipoh was selling at reasonable price as well.. Condos are selling at "killer price" nowadays.. No difference anymore...

Tariff Rate??.. Not true... can apply for residential rate...

Seldom for own stay??.. Not true... more and more ppl staying in service apartment nowadays...

Not protected by HDA??.. Not true.... the Act amended in 2007 which include Service Apartment... Even residential protect by HDA so what, Talam also "zhao lou" ..lol....

as far as i understand serviced apt is classified under 2 categories, one is for commercial where the building is operated in en-bloc by a company or hotelier then commercial rate will apply. whereas for Parklane, it's mainly owned and occupied by individual then residential rate will apply. hope this can enlighten you all.

Good to hear that we are entitled for Residential rate. Thanks guys for the info.

Last week I've called the agent asking bout 10% deposit and snp signed date, according to her...the date will be on July-Aug.

I also received letter from UOB lawyer, they start contacting the lawyer for this project which is:

Sheah Tan & Rahman, located at Jalan Klang Lama for secuity documentation purpose. smile.gif

Have anyone here received this letter too?

I'm D2 31st flr. Might be for own stay. Depends on my financial.

I heard the S&P is around end of Jun/early July. Big House have been chasing the loan agents to speed up the approval for the buyers.

When you signed S&P, 5% downpayment. After that, another 5%.
I hope they allow Credit Card swap.

Regarding the LRT... for me, is still walkable but when @nite time, it will be kinda not that safe. Coz certain section kinda dark. I have tried.

So preferable drive instead since the LRT near Bkt OUG have parking lots.

For phase 2 owners, will you stay in for the 1st year of completion coz phase 3 is still under construction. Will be noisy & dusty haha

I will withdraw my EPF for another 5%. Hope everything going smooth later on..We have 2 LRT stations in that area. First one is near with OUG condo and the second one is near with the Kg Muhibbah flat there but I still not sure the exact location for the 2nd LRT. Can anybody share bout this?

Agree! The facilities is more centralized! can see the "garden" view. ^^

2nd LRT is very near to Bkt Oug Condo. Quite huge with parking lots. The barrier is there already. Saw someone post the picture in Bkt OUG/Z residence thread.

I will redraw 100% since it only applicable for 1st home.

No the original location that they mentioned is correct, you are looking at it upside down. PPR Muhibbah is on the 'right' of the LRT.

It's great if its walking distance to LRT, now the question is, will it be safe to walk to LRT? What's the crime rate there?

Do we have fast food outlets along Jalan Puchong? I only knew KFC but it is located in old shop lots. How about McD and Pizza? OUG Parklane can be very attractive place if we have many foods outlets and convinience shops there. Imagine we have papa rich,starbucks,mini careffour or even bank.That place will be meletops.. thumbup.gif

Yah..check with Developer already...S&P on July-Aug...

Actually now developer just waiting letter from government then only the can officially let us sign S&P ...i heard from developer...not sure what document is that.....

Its good for buyers actually....because the later we sign SNP...the later we pay the down payment...the lesser we pay interest to BANK because this is not DIBS... and the ground work has begin...the land has been flatten...that day 7pm i went to site observe the site...the construction worker still doing their work...hehe...

the bad thing for late signing S&P which is....buyer will think to flip it to earn quick bucks...and there will be more flipper....but good also lah...those noob investor quit...parklane only got potential in future.... thumbup.gif thumbup.gif

phase 1 land which is quite high compare to phase 2 and 3 btw...

I applied AM Bank, UOB and PBB...

AM Bank take almost 1 month to approve my loan and only manage to giv me blr -2.3 even i willing to bond 5 yrs and take longer MRTA...

UOB manage to give me blr -2.4, bond 3 years but I met a super bad mortgage officer.. who service is bad, force me apply credit card and also purchase the MRTA with higher rate...

And the worst is..I need to pay the RM50 government Tax for the credit card even I nvr activate and use it... vmad.gif

PBB manage to give blr -2.5 for 1st year and -2.4 for later, bond you 5 yrs.... not need apply any other thing and I get my approval within 1 week sweat.gif ..


So I take the PBB offer.. smile.gif

For AmBank.. take the MRTA for getting better BLR...

For UOB... Atleast take 5 yrs MRTA for the blr -2.4...

For PBB.. It come as the package for the blr -2.5....but you can choose the length of year..

Above is told by the particular Mortgage Officer...you may get better offer if you know how to bargain.. smile.gif

The banks listed are panel banks, except StanChart (somebody pointed out in here). Go for UOB or PBB. Only these two offer the best package so far. I took UOB. If you're an earlybird, you only need to pay the 10% downpayment. Nothing else.

Not sure about Islamic loan though.

I thought PB have set a new locking period which is 3years only...
UOB as far as i know only need to apply current account. MRTA is much cheaper than PB.

According to developer, PBB is not one of the panel bank, if apply with PBB, will not entitle for FOC legal fees.

They mentioned only 4 panel banks: UOB, EON, AMBank & Alliance

Don't know which one is true...

UOB - min i think is either 3 or 5 years.. i can't really remember the exact.. few hundreds only.

Oh yeah, believe me, the place i stayed for more than 10 years. It do happens. (Taman Miharja)
The record was like 2 months plus without lifts AT ALL.
They mentioned that the main causes is because tenants are not paying their maintenance fee.
So, the mgmt got no money.
But not fair for people like me when i always pay on time.
That is why i hope it won't happen in OUG Parklane.

Guys, I think this is a good property to invest or own occupied... I did a lot of case for this project. Most of the buyer told me that the location is so nice..

UOB can offer BLR -2.3 and bonding period 3 years only.. They apply loan with me.. so i get to know them..

i bypass dynasty garden 2 months back. i was very impressed by the guard house alone, multiple cctv shooting in and out. it gave me an impression that i would be entering an embassy, rather than a condo. and from the outside, i could see almost each pillar in the carpark are attached with one cctv. i really hope such good security could be installed in parklane.

thats mean he will left 1 car park only,original he got 2...he book the unit from big house de...anyone heard this news?
if someone buy from flipper how?already top up so much wanna let go also cant already how?

Does your fre sign the loan agreement already? If yes, then ur friend can fight back the car park.. since he already get the loan amount that included the parking slot... Else I think they hav the right to withdrawn it for others who willing and to pay it fast... most important is ask you fre go to get the correct information.. I affraid is the sales agent playing around there for makan duit kopi....

Received letter from Akisama today, saying S&P is on July. Wants owner to hurry on loan application.

But in the letter only stated 3 panels: AMBANK, EON & Alliance.
I also have concern if go for other bank, will it cost us the legal fees.

Later must call Akisama and ask...

Why so inconsistent? Akisama told me a few banks, BigHouse told me only 2. Now your letter stated 3 only? Your letter is from lawyer or developer?

It is impossible only this 3 as i know UOB is also their panel bank, I have get my 90% loan approved with BLR-2.4% (provided you buy MLTA or MRTA) otherwise would be BLR-2.3% if you don't buy MRTA or MLTA from UOB and i can confirm it is zero entry cost which mean you don't have to pay loan legal fees or stamping fees.

It damn high density that will eventually lead to security & maintenance problem and later on many unit will be left vacant and the negro will slowly start to move in as tenant because it near LRT.. so everyday can rap. Kalau LRT ada mesti bus lah teksi lah semua berkumpul area sana.... menambahkan jam lagi..

Location.. teramatlah dekat dengan apartment kos rendah kerajaan dan industri area sana sudah popular dengan activity terlindung, area belakang pulak ada tasik yang buruk sedang diperbaiki. You do have your point but all properties around shall possess positive and negative sides (of course there all differs in asking price), regarding to traffic jam, can you named me a road/highway that do not jam at peak hour in "mature town area" around KL or Selangor? ( I am dying to know one indeed) biggrin.gif

Secondly, a town or city that no one willing to go which in turn smooth traffics (which all of us definitely preferred), I guess the value of that particular property won't get much attention or just would rather stay constant along the time factor.

Nobody will know what would happen in the future, we just predict based on current observation or personal perception. Correct me if i am wrong.

So, still your choices to buy it or not. :-)

This area ... the current showroom (use to be a cold room factory) and the flat land was original all abandoned factory lot and rumah setinggan for many illegals while the lake behind is a real sampah place all from sungai longkang., reliable source told me that this land is totally termite infested land.. ..... So better becareful on your investment... investigate the background the pass story before dump in yourhard earned money..

Take a lot on the entire area of old klang road and nearby neighbourhood oug area, sri petaling, kuchai lama .. I believe this parklane is the most high density condo that currently being developed... it even higher density than the nearby low cost flat behind.. so how to live peacefully.. anyway good luck and happy buying.

Yes i agreed, i am first time buyer with limited budget, so just grab one which is still consider affordable (I guess) in such prime area. Except i have multimilion income, then I will build a castle which stand alone, HAHAHA... is that good enough....? :-P

human has to much of concern ... concern bout quality,quantity,budget,location ..... rclxub.gif

Parklane OUG is not an ex mining land... I've been going back & forth from Puchong since 30 years ago & many of you are still staying/studying back in Ipoh, Penang & JB.

Bandar Kinrara is a mining land but that was 20+ years ago now. The houses there seems to be ok so far. Behind IOI Mall is a mining land but the water are no longer there.

I've seen Puchong developed & I believe there are many SKL (Sin Ka Lan) expert here.

AmBank is offering BLR-2.3% for RM290K loan with 3 yrs locked-in period. Is this a good bargain?

They do impose RM100 for first time set-up fees (for flexi-homeloan for opening the current a/c). Not sure the same is for EON or Alliance.

Good offer already... I believe the max can go for BLR - 2.4% only.. maybe can negotiate shorter lock in period.

No I don't think so. I think he is referring to 85% sold out for block B1 & 30% for B2. I don't think block A & C is opened for sales yet. Correct me if I'm wrong. Block D & E are closed/fully sold.

Hi dear all, I myself is staying in PPR Kg Muhibbah for few years already and recently I also bought an unit of Parklane. To ensure you all our flat is very safe although mostly poor ppl from lower class. A lot of old ppl and children. Sometimes I reached home 12 am and walk back to the flat from parking about 10 meters away nothing happened. I personally think cause we are all not rich ppl , so nobody to be robbed.
But don know if they find rich ppl staying in parklane, will they become different or not and start to rob. And outside ppl will be coming in thru the Lrt as well

Just my thoughts

Bcz i received the letter from AKISAMA, Regarding they need my OL to record if i settled my loan. By the way, they also estimate s&p will sign in july!!!

I still not yet apply Loan bcz the AP havent come out....
Now im worry whether enuf time to settle my loan approval or not...=.=

Where did you hear it? BigHouse told me it would be end of the year, but Akisama told me not sure yet.

AP already approved!! My Banker Fr told me last nite...
So, for all havent apply loan, better hurry up loh...

From info i get, pbb offer better than others(1st yr -2.5, next -2.4) but i havent confirm what the t&c apply!
Any bank have better than this ?

Original developer price - RM280, 900 ONLY. Not yet sign the S&P.

huh?? Have u try check with akisama?
Quite a lot of banker frs said that ap already approved.

Yesterday My fr tried call akisama, she didnt mention when ap approve but she confirmed that s&p will sign in july & august.
Normally i wont believe what agent said !! always cheap plp.....

That's what the promotor told me when I made my booking earlier this month at the sales office. Let me reconfirm with them this coming day.

Btw, when would be the good time for phase 3 owner to apply for bank loan? What would be the consequence if we apply too early?

I started my search as soon as I booked my unit and signed my LO after one month since my booking date. Don't think there would be any consequences if apply early. Better be early than late.

I applied UOB, BLR-2.4 with MRTA. PBB couldn't offer me 90% loan amount due to their strange company policy. AmBank verbally gave me BLR-2.2 only.

Anybody went to the sale office lately? How's the sales of Block B2? Wondering when will they start launching blocks A and C.

Thanks for the info. Block B2 sales is going slow (i think around 25% sold), not sure why. Block B1 I think around 60-70% sold.
I asked about block A & C too. They said no idea when will be launched.

I went to the site again yesterday. Based on the plan, there's an access road linking to Bt OUG via Jalan 1/152. I tried the road but it's leading to the low cost flat & there's no more access after that & need to u-turn back to Jalan Puchong. Anyone know anything about this?

Turn right into the low cost flat and go straight. You will see the bkt oug main road in front of you. Turn left and turn right to get out from the low cost flat. Use the opposite flats to go to bandar kinrara 1. Have fun exploring!

OK, this is another project I can find to compare. But this OUG Parklane is freehold. Very high density, near to a lake from the map I saw. LRT is much further away. If I am right from the reading here, the current phase is above 300K for mostly 950 sqf (guesstimate of current price 320 per sqf). But this is service apartment and the commercial component are mostly shops-apartments, no retail mall.

Carmen, this is not the way how u promote the project by keep on enter to each other Topic thread (different) and ask ppl look at your signature...very annoying..the thread is create by discussion on their project related and nothing to do with ur new project right?

If your project is Worth & good buy... trust me...sure there lot of potential buyers...

this is irresponsible and what do u mean by being ready to be banned then simply to create New IDs to promote again?? << this make ppl think u're not professional enough....

I'm not worried about the project, suddenly I felt something not right about my thread being deleted completely while for others, they move and merge it into another section. I am new, and I don't know the rules. I apologized, and I seek clarification. No respond so far. i dunno abt other..but from what i saw, they dint jump into ppl thread and ask ppl to compare this n that..
its hard to compare..
the location is not even the same..
even it is at the same location..the market also nt the same..

Hi Ryan, What if there is really this new project in this locality at 260K? Will it be related?

1 of the reason that drove me here is, I can't create another new topic becoz was told that I do not have concrete information, and being accused of speculating when others do the same. I strongly believe it will warrant some discussions as it will have implication on both this OUG Parklane and the new project. The flippers will affect both these projects.

Just called bighouse sales person.

Currently they arranging the shop lots buyer to sign snp.
For phase 1 & 2 buyer they'll call us around end of this month arrange appointment for us to sign snp.
Phase 3 i'm not sure.

what about akisama? 4 thousand plus units but no news doing anything to resolve the traffic.....only doing the road in their development only ? hmm.gif

Too bad that parklane location is in area where no residence nearby, not much issue about the development, else it will like Bukit OUG condo case.

Yup, I've just been there today. Finally found the way from the backdoor to reach Bt OUG & its surrounding areas but need to pass by the PKNS flat. Hopefully the empty land next to the flats will be opened so that traffic can go thru... It's indeed a good shortcut to reach Bkt Jalil h/way.

you guys dun need to waste the effort promoting "unit for to let go" or "top up". As a matter of fact, the developer will not permit changing name once you have booked your unit...all unit booked shall be returned as developer unit if SNP not being proceeded.

Looking at the diagram, actually the road from PL to the PKNS flat is very narrow. Do u think the developer will expand it? But the bridge (on top of the kesas h/way) is impossible to expand right? sad.gif

according to the staff from developer, the letter has been sent out to invite buyer coming in to sign s and p. Thus shall be done in August. Thats what she told me.

went to the site office last weekend to update myself on the development. block B1 left a few units, whereas B2 still has quite a handful left.

one girl at the office told me that SPA signing is underway for shop lots, phase 1 and 2 residential should be very near. i think some of you already received letter. she even told me that block C would be open in the next 2-3 weeks and currently they are still finalizing the freebies package for block C.

i even found out something on that day. due to our unit and car park is under separate SPA, our loan should be separated as well. however, the loan i applied through UOB i only see one lump sum of the amount. any of you have separate amounts in your offer?

Still ok, if u early settle ur loan then u only wait for snp loh....n oso once u havent sign snp, u can allow to cancel loan.

Loan amount < 300k. U can call them up for enquiry. Mine one is full flexi loan type.

The developer should build some double storey in OUG Parklane ....too many unit already...imagine each family got two cars...3000unit X 2 = 6000 cars increase....massive jam...

Juz called my agent, She said the Public bank quota for Parklane haven full yet and Akisama seperate the house and car park to different SnP document...Hence, some bank may request us to sign an extra document for the car park SnP.... so far as I know... Public bank not need sign extra document, but UOB yes...

When I applied my loan with PBB, they could only provide the facility for my unit - carpark exlcuded. Refer below for the breakdown as an example.

Purchase Price: RM356,000 (inclusive of 2 car park lots worth RM15,000 each)
Unit Price: RM 326,000 (after minusing 2 car park lots worth RM30,000)
2x Car Park Lots: RM30,000

PBB Offer: RM293,400 (90% of my Unit Price), the 2 car park lots not covered due to separate SPA for unit and parking lots.
PBB suggestion: Take up personal loan to cover the RM30,000 parking lots, or use cash to buy it off.

UOB Offer: RM320,400 (90% of my Purchase Price).

I took UOB offer but the banker didn't indicate any separate docs. Even my offer letter only show the sum, no breakdown of unit and parking lots but it has one statement states that the loan amount includes parking facilities if any. However, last week when I was at the site office one of the girls there said might got issues with my loan (due to no separate amounts for unit and parking lots) and would check with my banker.

Hi, i m owner of one of the unit from Phase 1, E3, 19th Floor....

I have a question, i have signed the Offer Letter from Ambank with -2.3 BLR 2 mths back. As i see a lot of u guys gotten -2.4 i have called the banker whether they can change the BLR but unfortunately she said can't. Thus, i will like to know whether i can change bank at this moment and which bank to go?? Plz advice....

Do share with me some of the contact of banker who r gd as i hv meet lousy banker from UOB before...

Can you check in 2nd page of your agreement. It's stated the unit price & cark park price separately. I am taking loan from UOB too.

For the case of UOB, if you plan to cancel the signed agreement, need to pay RM2k as penalty. Not sure if there's any clause in AMBank if you want to cancel the loan agreement.

Actually PBB's offer is the best, ie 1st year BLR-2.5%, subsequent yrs BLR-2.4% but heard someone said it did not include carpark price & not sure their rate on MRTA. Also UOB MRTA is cheaper than AMBank as I did compare before.

Well, PBB offer me the loan included Car Park... I think is PBB agent problem... coz my fre oso got tat kind of problem when he try to apply loan from Alliance bank... so for those who wanna apply loan in future, please meet few agents for the bank tat you wish to apply loan..


My loan document oso just show the sum amount.. but I verified with my agent and she said it is fine as long as the system attach the loan to both SnP.

I heard the sales of the commercials is pretty good. Out of the 234 units, only 14 are left (all intermediate) - not sure is true or not.

Almost all block B1 is sold out & B2 is almost 70% sold out. Block A will be opened for sales in next 2 weeks according to the SA.

I found at mudah, someone wana let go phase 1 ( extra top up around rm10k)
After top up still cheap,only around 300k some more 2 parking, wonder would buying?
Need some advice here?
Or just buy phase 3? saw a unit there around 340k, but more 40k la, everything same as phase 1 ,only 1 parking but extra 1 aircond?

Checked mudah also need 8 to 12k top up onnphase 1 coz all sold out or rather keeping by agent already..
But I think I will take thenphase 1 instead add top up still cheaper to 40k as sq ft same too

Starts from Phase 1 Block E1->E3->E2->D1->D2->B1->B2

so the price for block E1 is the cheapest....compare E1 with B2 would sum up 60k difference....

i can see block A & C facing outside gonna be expensive, block B still can buy cos price reasonable in market now but most B block by A & C......
phase one E is the closest to LRT....

According to the sales person, the reason for phase 3 sell at highest price is because of it compose of the most shop office as the value of service apartment will actually determined by population, the more pack the value of the service apartment will elevate.

By the way, our electric bill have already converted to residential rate but not for water bill.

Any more updates?

3 weeks ago I received amended letter from UOB..They amend the letter because previous one include parking price and now ask me to sign new letter but I havent sign yet. Anyone got the same letter as well?

Haha..I think so if I didn't make mistake. I might be wrong but unlikely the same flr/unit between 2 blocks are 10k apart. Anyhow, it's still worth it in view of the location.

I think my post will be bombed, but anyway I just curious... 340K for 950 sq? Don't you think it is a bit expensive for there and the design seems like so so to me.. Just curious... Congratulation to the early buyer.

but a lot more bank is panel bank...so not much worries...

Hi all, I am new here, just wondering if anybody knows how severe the noise would be from Kesas for block E3 high floors? Heard that noise travels upward, so the higher floors the noisier, is this true? Just evaluating whether to buy kesas/lake or Kl view, thanks in advance...

Me too, I just received a call from UOB said Quota was full, And wait for their approval on next quota ...=.=
But for PBB i just submit my documents yesterday wor...still waiting !

and called to office and found that there will be seperate Car park agreement and balance of 1st 10% can only pay by cash or cheque doh.gif

where Free gifts will be listed in a letter and give to us upon signing !! rclxms.gif

need to apply loan liao and wonder any bank offer NO lock in package?? icon_question.gif

from what i heard from agent today, hlb got islamic loan.. 3 year lock in/0% penalty... basically no lock in smile.gif

Fyi, I have called EPF....if there are separate agreement for car park...the 10% of car park cannot withdraw from EPF.

in fact you can withdraw up to 20% of your unit purchase price. if your acc 2 is less than 20%, means you can withdraw all. there's a calculator in EPF website that shows you how much you can withdraw.

Base on EPF's Terms of Withdrawal Item 3, it states that:-

i feel the lawyer arrangement is not done systematically. Called a few times, the Ms T**** is not very helpful. The letter says can arrange with developer also, but when call developer they say please call lawyer instead.

Agreed!! i also call couple of days but still cant get the incharged person.. mad.gif and the anorther girl who making appointment also heard TIRED..

but need to be understand lar as i suspected developer send out letters to few blocks or phase BUYERSSSSSS.. developer's arrangement can be done better and more professional ..

Hi. My friend express concern for incomplete project and asked me if we get to sign a guarantee form of which we will not be responsible should the project get abandoned and thus no commitment. Does anyone know of this issue? Because of his work he came across one such cases and he advised me to make sure to protect myself.

Yes. This is a real case in Malaysia. It's called Letter of Undertaking. It is a right that we can ask a lawyer to come up with and signed by the director of the company. I called Akisama about it. The staff there said we will get it but not no so soon wo. Wonder if we need to pakat to get one.

may i know wat commitment you r mentioned abt? for pur side, u will need to pay so long the construction is completed with cert; for bank loan side, u will still need to serve interest eventhough the project is ABANDONE. tis is wat we always read in newspaper. just my 2 cents.

What you mean by no need to be responsible if the project get abandoned? If the bank have disburse the money...definitely the buyer have to be responsible... just a matter of how much being disbursed.

Pls put the names of the developer and their project... which signed such agreement before... whistling.gif

We really need tat to protect ourself as consumer.. Anyone here signed SnP? If yes, do you receive the letter?..I think there might has a risk that we wont get the letter after we signed SnP..due to they "consider" us agree thier offer tat stated in SnP..

Just called akisama. Was told they are preparing letter to be send out for Phase 2 to sign S&P. If sign within 14 days will get 1 unit aircond for free.

If need to withdraw from EPF, need to pay 5% upon signing S&P. Balance 5% have to be paid within 1 month upon S&P stamping date.

But I forgot to ask about stamping fee, buyer need to pay?

Also, I called Big House sales office and the person told me that only Hong Leong (previously was EON before the merger), Alliance and AmBank are the panel banks. But again I saw many forumers saying PBB, UOB are also panel banks. rclxub.gif

this is true becos i have been told by AKISAMA Stamp Duty is not inclusive. moreover if u look at the Bighouse or Akisama website..stamp duty is not mentioned.

I got ask the developer, they say CC allowed but charge 3%.

out of 11 blocks, only 2 more block to go, yet to open for booking (Believe price will increase again).

however, 4000+ unit, for sure some booking may need to let go, due to bank loan reject, not enough cash for down payment.... flipper to earn quick money, but overall, based on my observation, the take up rate is good, a very reasonable entry price especially for P1 & P2.

we need to pay the MOT..but we only pay it after we get the CF meaning not now..after couples of year

Developer cannot forfeit the deposit for Parklane cases, because at the booking time, the signed copy mentioned that refund but can subject to some admin fee. (if you pay by cc then charge 3% when refund).

Anyone heard of any reconstruction or road expansion planned around that area?

With a bi-directional one lane street into the service apartment compound + a traffic light junction, is it livable there? With ~4000 households (with 2 car parks each) total ~8k cars in and out.

Jalan Puchong is already very jammed now with 4 more condo projects on going (Tiara, 8 Residence, OUG Parklane and Sutera).

A bit concern on that.

tat your banker need to refer to the SPA lawyer for the detail of CP doc, nevertheless, your bank still nid to appoint the SPA lawyer to attend the loan documentation later in order to qualify for the FREE loan legal fee, right? blush.gif

But sadly, can't use credit card to make the remaining 10% payment.

Finally got mine signed. I think total is 21 power pts for block B1. Wonder when will be the first payment by the bank.

2 living 1 dinning 2 kitchen 1 yard 6 bedroom 2 bathroom....this is what i can think of..in total 14 power point...

Its stated in 1 of the pages when u sign your S&P.. this include the freebies that we entitled..(except the washing machine which they will stamp on it when we get the document after 1 month).

BigHouse will call us for the signing at least a week in advance. A letter will also be sent to us. As suggested by one forummer, I called up the developer office to confirm on my appointment after making with the sales office people at the site via phone. Just to double confirm my documents are ready to be signed.
