Awesome pics!! just got back from being away for a couple of months and judging from these photos, seems like they are picking up the pace to get phase 1 completed on time. Will stop by sometime this week to see it myself.

Probably a good news for LV corner and end lot owners. they purposely have a beam at the outer wall of the courtyard on both floors so that the owners can easily fit a sliding door or window

I was told it will be 0.15 psf x land area. So, yes, it will be 750/mth for 5000sf land area. Would be great if they decide to reduce it to 220 though.

As expected, still very messy and landscape or tree transplantation still not done yet.

Went to the sales gallery last weekend but no pictures as it is not allowed and the show houses are closed until the launch day itself (according to the SA). Some news about the bund, they are planning to make the bund exclusive to SEG owners only.

Any idea when the show houses will be opened and how is the sales?

Hi guys. As a buyer of one of the units at Lepironia gardens, I recently made a visit to the site. I was a bit concern of the noise issue due insufficient setback of semiDs with backyards facing the inner main road. The orchard garden doesn't look lush enough to buffer traffic noise. I wonder if SPS will erect a stone wall along the road to provide some privacy and noise abatement. Also for Ludwiga units along the road that leads to the guard house. There is no privacy screening wall other than a see through wire fencing.

SA said the launch will be end of this year tentatively. I guess no sales yet until then..

There will be a 10 ft sound barrier wall from the new interchange at lingkaran putrajaya to the entrance near the show village. Ive asked the SA again last week and she confirmed that this is still part of the plan.

Nice. Is this from the to-be show unit? Seems like carpet grass being added there, shouldn't be an ordinary unit.

SA said they still need another 1 mth to complete the landscape.
They even said that they will build a demo at islands area to prove / demo the lake water quality will be super nice with their latest technology in next 1-2 mths.
Can't wait to see the actual condition of SEG especially landscape and water quality for islands.
