If u look at the facade in last page again, it is similar to previous phase. Just additional storey. They didnt mention the pricing. Whats the indicative pricing? Ard 2mil i guess.

Malaysian cina apek...very practical n dont fancy stuff ha. Personally i like breakthrough concept. The pool is optional, it can n should b able to convert to extra room. Gut feeling it ll be optional kind of design to cater both group of buyers.

BBB....want to buy and has luck to get it is different. I always not the lucky one. Gd luck to all taikors here. From the conceptual book that given by developer the other islands are nice. But the next one that they are going to launch next yr is not my cup of tea.

To be fair, it happened to almost all developers. For the 1st phase, except the bungalow units, there are still a lot of gd smd n link villa units for both island n non island. One gd thing is for those blocked, there were blocked together as cluster rather than cherry pick the units(for linkvilla) so it still left many to ballot. Anyway i hope sps doesnt block the best island (whole) for sps associates.

Bro yap, the location of the bund is already shown my photo above. Pointed by the white pen in the 1st photo.

Latest news is that sps will not joint the lake to lake garden's. Money ll b reinvested in the seg itself. Heard amounted 15 to 20mil. In fact it is gd too as it lower the risk of security. Perhaps segcloud can confirm this.

Personally i dont really like internal booking. But sometimes, developer need to ensure its sales. It could b both way. Hot deal-requested by their associate. Ordinary proj - Developer ll beg its associate. I think most importantly the allocation should b reasonable n not over allocated. There is one sland is not sales. N clearly it is reserved for its associate. I would say it launch it in the last phase, no one ll b interested le with super high price. Anyway i am with many taikors here. I dont really like this type of arrangement. In fact, even to vvip customers first day preview is blardy not fair too. I still remember the ytl capers preview. 1st day below 500psf deal all given to vvip customer preview day. Sour grape here. I went to next day public preview. The prices all up though ok to invest but i walk away bcos dont like to b the investors that lose out to first block buyer. Not really my way to invest as i always think thst there is better deal somewhere.

Thats why personally i prefer youmei's layout. Even the grd flr the way they arranged it fpr huanxi..a waste for 26ft width. Youmei layout provides u more flexibility to renovate.

See how mah sing suffering now to sell their units. I think sps is doing the right thing. If all taikors here keep talking about long term like 2020, whether 10pc or 5pc increment is not a big deal. Exponential or big increment giv u paper gain but it ll not be sustainable. This sort of pricing ll lure majority investors which is a not sign at all. Reasonable mix is important.

Sps know the market well n know the pricing at ciber already at high side. So marketing n pricing need to b sensible to ensure future phases ll not be like sime derby glades or mahsing icon series.

Yup, if can opt for non dibs and to have upfront disc ll be a better option. Probably another 3pc? So repeat buyer to 8pc rebate? Interesting. Not much price hike. Well i think they learnt the mistake from mahsing garden residence pricing strategy. However, sps has to blame themselves too. Without much increase, if they open up this parcel during first ballot session it has already sold out last yr. Anyway, given not muc price adjustment it is still one of the best buy in cyberjaya landed prop. Especially for ownstay n mid to long term investment.

Taikor, i m learning from u too. No way near master level with all sifu here.

I only target sub 400k highrise or landed. More focus on price point than concept or those canggih x2 stuff. I still see sub 500k to 600k is the comfort range in subsales mkt in 3 yrs time. Not 700 to 800k. So to buy something that can sell 500 to 600k is my target.

400k. ..sell 520k in 3yrs time..30pc gross apprec. 600k u need 780k subsales mkt to achieve similar gross cap to flip. The higher the bucket the smaller the group of subsales buyer. Harder to reach. So given a choice i ll go for lower base possible. Not easy to get but once awhile there are there to cheong! smile.gif. I m not convince on 800k bucket...especially if ltv70 rules stand or lower. This grp of income earner surely more than 50pc are investors too. 30pc downpayment for 250k is hard for many. Sub500k ll b sweet spot n u may see more ltv90 subsales buyer there. Affordable housing at 400k level already, it is jus slightly above so mkt ll b there. More i mean. Different play bro. I m not loaded enough to keep bbb 600k Ha. Clear stocks first.

I like schubert but if possible i prefer wider width...24 vs 26..If there r side by side show units...one 24 n another 26ft..u ll immediately feel 26ft is so muc spacious with jus 2ft extra.. One can try that at the show units of emetald gardens there. 22ft to 24ft u wont feel that. But it reaches 26ft, suddenly it makes a lot difference.
