Displayed is the layout of semi-D - Grasilis and Ludwigia.
Can taikos kindly review and share their tots please which is a better buy? (Grasilis / Ludwigia) for future subsale.
Below is my personal opinion only and may not be correct.
Basically i just want to see how other prop taikos think:-
Semi D Grasilis is attached with Lepironia garden however the layout is kind of funny -
a). Living room at the rear and kitchen at the front. That meant when you enter the house, you feel that you are sneaking into the house quietly like a thief biggrin.gif hahaha...just how i feel la.
b). The sunlights and breeze are blocked by the stair case, room, toilets which are adjacent to the wall (land area) whereas the dining area is situated at the internal side. It make me feel like living in a enclose unit such as apartment or link house.
c). Too many 'stores' and balconies that reducing the space.
d). staircase blocking the living room which meant 3 walls surrounding your living room. Feel like very space restricted.
e). Since this is a high end prop, i assume that the subsale buyer will be a senior management guy or businessman who is kind of particular about feng shui. spoke to a few and their direct response is where should they position the 'God' statue? at the kitchen? or living room that facing rear? I used to live in Aus. Usually ang mo like the kitchen attached with dining room and living room so that they can talk to family members while cooking (enjoying the family time). Not sure this Grasils will suit them or not??? Hmmm...... ??? Perhaps buying ludwigia is on a safer side for future subsale?

I think it depends how you defined property bubbles. For sky high price property in lousy accessibility then yes however development with great concept, excellent living environment and highway accessibility are a big plus! For good prop, even though there is economy downturn the price will just drop a little bit or sustain. Just my 2 cents of tot to share with you. flex.gif

Bro AMINT, i concurred with your view above. That's why i bought another semi-d in SEG again.
I remember that 10 years ago Ho Hup building super link at bkt jalil with the pricing of Rm500K and everyone was "wow", "wah" however now we are talking Rm1.0mil+ for a super link. Every single prop can be purchased as long the value is equal / worth to the money that you paid.
Regarding the SH and GR, i had personally visited their projects N number of times before decided to put my money in SEG.
In my personal opinion regarding their semi D and bungalow units (SH and GR supporters pls dont shoot me biggrin.gif):-
Symphony Hills -
Price - RM2.0mil+ (2 storey villa); Rm2.5mil (2.5 storey villa).
Land size - 40' x 80'
Excellent resort style living environment and low density (7 units per acre).
Layout - Although the layout is Australian style and the built up is big however this kind of layout (split into left and right wing is more suitabale for a land size of ~ 10,000ft2 - one of our houses in Aus is very similar to this design). Considered that 40' x 80' is not that big, plus there are too many partition / walls / corners in the floor plan and spacing not fully utilised, you may find that walking from one room to another room is not in a straight line - zig zag route which i really dislike (just personal preference). In addition, the entrance to your house is too close to the neighbout's entrance too. There is no proper fencing in between and if u have a good neighbour it's fine if not good luck then biggrin.gif (can be worse if they have a pet).
Accessibility - Foresee that intersection between Persiaran Multimedia & Persiaran Bestari will have serious traffic issue in future.
Imagine that you have residence from Symphony Hill, Sejati Residence and SRK Cyberjaya / SK Cyberjaya waiting at the traffic light (south),OSK Pangaea + The Arc (North), Mutiara Ville, SSP2 (west) and MMU (east). Unless there is a flyover to smoothen the traffic else it wont be as conv as current SEG location (new interchange into Lingkaran Putrajaya to KL or ELITE) or Persiaran Semarak Api to Cyber downtown / IOI Resort City Mall.
Hey, let's not to forget the 40 stories high rise in SH, Sejati and OSK pangaea!

Garden Residence -
semi D (3 storey) - 40' x 80' Rm1.6mil+
Bungalow (3 storey) - 60' x 80' Rm 2.3mil+
Layout - Very chinaman style (spacious)
Accessibility - Ok in general however adddtional travel distance incurred to KL (U shape route to KL via MEX) and not direct straight line route to KLIA) as it's located at another end of Cyber - close to LKW, Skypark, IOI resort city mall.
Others - There is a Klang Valley Gas Distribution Terminal within 1KM distance. Make sure you got a really good deal at the beginning else the next subslaes buyer will use this as an excuse for further price reduction.
If you want something big and cheap then this is the one. However, high density is an issue here. There is too little GREEN surrounding and pitty that your kids can only play in your own units.

So, buying which proj in Cyber? It really depends what you want (cheaper price? bigger BU? nicer living environment? future capital appreciation?).

Bro,

SR is nice too which the unit comes with big BU. The design is quite modern and stylish with two thumbs up.
However, the down side of SR is that they have link houses, semi Ds and bungalows all mixed together and compact into a small parcel of land which make it not as exclusive as SEG and SH. Besides, be noted also in phase 4, SR will have high rise condo too thus heavy traffic issue is possible at the intersection of Persiaran Multimedia and Persiaran Bestari. Just my 2cents point of view only and sorry to SR supporter biggrin.gif.

Dont think next phase of semi D will be launched until early next year.
However, heard rumours that the next phase is 41' x 85' and 3 storey (there is a model displayed in Eco Park) with pricing of Rm2.2-2.3mil+ compared to current phase 41' x 95' 2 storey. Rumours also mentioned that they will redesign the layout.
Just FYI - there are still few units of semi D availabe in phase 1.
You better call up the SA to verify.
Note - Grasilis is situated along the Lepironia garden but the layout is a bit funny.
Ludwigia is around the perimeter fencing but layout wise is OK.
