hi guys,
been thinking to buy liu li garden LV026. any thoughts about that unit? heard from the sales consultant that theres 50 m gap between that unit to lingkaran cyberjaya since its at the corner. im buying for own stay. in love with the 5000 sqft land area smile.gif smile.gif smile.gif

the elevated highway is on the west side of the unit is it? all the way from north to south? i thought that one is small internal road?? shocking.gif latest price as attached smile.gif smile.gif

Thanks smile.gif 1.3 after 2 + 2% discount. from what i understand, the additional 2% is the compensation for no DIBS. Not sure how much the increase is since this is corner unit. no apple to apple comparison. Sales consultant told me the next LV will be isle of kamares with another 5-8% increase.

its wide at the back and narrow infront. 30 and 10 ft. land area is about 4000 + sqft smile.gif smile.gif

A2 as well? I bought it for 1.3 after 4% rebate. yup, corner lot. but not the one with the huge land area. since extension is most probably very hard to be approved, i figured i might as well just settle for the cheaper + smaller lawn. smile.gif

btw guys, can i know your opinion about the sound barrier that they are building? anybody has the specifications? this is actually the thing that bothers me the most. the plus points i know so far are: 1.sound barrier 2. slightly elevated land 3.greens from orchard garden 4. sounds of water from the mini river 5. insect sounds from garden (at nights). lulz. i know im pushing it. hopefully this is enough.... sweat.gif sweat.gif sweat.gif

the mini river i was referring to is the one between the back fence and orchard garden. see attached picture. i seems quite narrow so im keeping my expectations low. this is an additional feature for the units backfacing the highway. i guess, another measure to convince the buyers that noise wont be a problem.

the way i see it, lingkaran putrajaya will be considerately busy. most people from kl will use mex for obvious reasons. so they wont pass the lingkaran putrajaya in front of SEG. the ones using lingkaran putrajaya are probably from n9, subang and shah alam area. not such a big crowd maybe??anybody know when they are going to fix the collapsed bridge? it has been that way for quite some time already and it seems like theres no effort to fix it sweat.gif sweat.gif traffic jam at the lingkaran putrajaya at peak times is mostly due to this mad.gif mad.gif

I see cars going at around 70kmph. If they can live in the house peacefully, I don't see why 50 feet is an issue.

depends on you personal preference really. downside for schubert is the layout the seems quite cramped up and lacks personal space. you dont have that problem with stafford but the facade is just hmm.gif hmm.gif ....will have an awesome backyard though seems its an island unit. if i were you, i'd take stafford just because of the personal space im getting. but hey, thats just my opinion smile.gif smile.gif

Which unit are you looking at?
