My simple view for this dev.....if u can get units priced at around 800psf.....with sizes below 600sqf................ Can whack!!!

if yes, then the offer of 350k/800 = 440psf

Market seems quiet a bit after LTV 70%, probably best time to enter anything <RM1000/sf

info confirmed: Golden Triangle location, fronting the jewel road JSI
- KLCC, LRT, Monorail, clubs/pubs/restaurants within walking distance
- leasehold and cemetery nearby, facing abandoned building

assuming 500 sq ft
assuming average price of RM400k (lowest estimate)
my assumption = 400,000 / 500 = RM800 per sq ft

then wat does it comes with?
- serviced apartment or SOHO?
- density? another block is office tower?
- mostly small or large, or 1,000 units of all same small sizes?
- have DIBS or NO DIBS?
- furnished or vacant unit?
- free SPA, legal fees, stamp duties, etc?
- any rental scheme?

There are pro & con for this Dev... Anyway, the information is incomplete and no point for guessing so early. For sure sunrise will not stupid selling too cheap. As you can see the MK price from thier launch.

On another hand, surrounding also started quick few development and by time that road surely jam.... One good point that more building mean someone will prefer stay nearby... But will this applied in KL or you will prefer stay in big houses instead of 400sqf? Or expat also prefer 400sqf to live? To rent out is that so easy? As 1000 SOho going to be VP at the same times.... Again see who hv the luck to sell fast or rent fast...

the competitive within the Summer Suites Blk 1 and blk2 will be darn fierce...but good thing is...blk 1 entry price should be lower than blk2....

Can the graveyard be seen from one side of the development? Might not be so great in that case...
