My unit was rented out towards the end of last year shortly after reno completion. There's quite a few units that are nicely renovated so I believe these units will always get priority amongst the agents stationed there.

I was tempted to settle for slightly lower rent, to rent out immediately but was told by the agent to hold on for higher rent.

Well, I was told that nicely furnished units go for 2-300 bucks per night via Airbnb and demand is pretty good, so it presents an alternative proposition to hands off owners, that may generate more income than a standard tenancy.

I priced mine lower. There is a lot of supply too, so im not sure if you can get good occupancy at above 200. But do note that if the guest pays 200, what gets paid to you is closer to 150 after airbnb fees. So you can't price it too high too.

there are plenty of legal implications if owners are renting out as resi when infact its for office use..

developer make sure they are not held liable thus for the notice in August 2015..rent out at your own risk!

one of the main issues I would worry about is the insurance for the building - will this void the entire coverage as far as the insurers
are concerned since the building is being used "illegally" as residential when coverage is for office? this will be a non issue if nothing happens
but if it does?

at the end of the day, who will come and check anyway ? guess owners will just do what they want until there is some form of enforcement or clamp down..

Clamp down few hundreds unit? Zero office there... all residential and airbnb. Actually i have seen this in big city... few floors for offices and dentist etc then the rest residential and airbnb or self made hotel... happened in expensive big cities. Time to evolve.. this actually very common. New to us only.

If u try to operate in grey area then just be prepared with all the hassle that come with it. I think is just a matter of time someone complain or dbkl got the wind of it and conduct a raid.

Propertybbb, we dun know how the licensing and insurance policies in overseas countries work, especially those developed countries.....
I think the enforcement there are even stricter....unlike the donation country like malaysia.

So dun assume that when they turned the opis to resi use...it will just like malaysia, meaning illegally.

summer suites is excellent case study of half full/empty glass theory....
For owners who may look at half empty scenario is disposing unit at sub RM1K psf and investors who take a view of half full glass is buying units with anticipation of further appreciation in future.

If we think rationally... a unit in summer suite psf and absolute wise is still cheaper than strata title office suite with bare floor, no bathroom, fully fitted kitchen in menara UOA, SOHO KLCC, Binjai 8, menara KH etc...

But u r operating illegaly under the present laws and legal framework as full resi. Even sunrise repeatedly issued warning letter to all owners to run as resi at their own risk.
Also there is just not enuf demand to run as biz as the sizes are just not big enuf.

Anything that runs illegally of course is cheaper than the real mckoy. Just like illegal dvd....would u pay market price for a pirated dvd?

Beancounter, I merely comparing office suites pricing in vicinity....

It is a bad example that you are using... Pirated DVD the cost is just cost to print out dvd. Unlike genuine, they have to pay royalty, distribution, tax etc

Please la, what is illegal? As far as I know there is no law that prohibits people from staying overnight. Technically, hotel is also a commercial prop and not a residential one, also lots of people staying. Same with most shophouses. By the way, the whole of Malaysia full of the SOVOs and whatnots now...nobody really cares what its called, as long as it serves the investors intended purpose. No point arguing and picking on SS, btw I never see other similar props receive such comments.
