thinking of buying 1 unit there for own stay, but like to know more information that i may not get through google on armanee condo ?

anyone living or lived there in the past , any suggestions / comments on whether is a good area &property for ownstay ?

For own stay should be okay but not as an investment property to rent out. But quite big layout @ reasonable price

At 1 time was quite hot but recently cool way down due to poor maintainence

Some months back there were some units under the hammer for below 250k. For own stay ok but not for investment. Facilities appear to be run down due to poor maintenance. When i went there to recce some of the lifts don not work from the basement parking. Surroundings are predominantly low cost flats therefore making rub down of caps appreciation from the area difficult.

Damansara damai, Amanee 1. RM320K to RM350K.

Kinda confusing this 2 Armanees. They're worlds apart in terms of locs!

Went there recently and remember coming out thinking that it could be a decent caps play as I think its undervalued at today's sea of overvalued new launches.

Maintenance is acceptable for a mid cost condo, and think its a great place to raise a small family. If one enters at the right price and aim for medium term holding period, they could be in for a decent cap gains.......

IF it's AC in DD u're referring to, i'm still not comfortable with it being the only condo in an area which is predominantly low cost apartments. It would be very tough to raise the price baseline or the profile of the area. Decent size for the low entry price is great for own use, if caps appreciation is not a concern. Not for anyone who wants to build equity aggressively for seed money for an upgrade later on. But that's only my view, u may beg to differ.

3) How old is that unit
4) What is the maintenance costs including sinking fund (cost psf)
5) What direction is it facing
6) What floor is it on
7) Are the other units on your floor taken up, especially the ones at both sides?
8) If yes, who are the tenants, owners or rental?
9) How many carparks provided?
10) Have you done any renovations
11) Are u selling it as a bare unit or furnished?

hi, I just went there for a visit and I really like the overall feeling, very unique. Just not really sure about the maintenance, saw lot of cleaners working but yet some wears n tears of the common area is in quite a bad condition e.g. Guard house 'palang' is not working, Male Sauna room door gone, painting at lobby/corridor area was quite dirty, etc. The maintenance feees is not cheap, heard approx RM300, yet they cant maintained it properly.
Albeit that, I am still very impressed by the overall concept n design bcoz i wana buy for own stay. Any advice?

Am going to view a few units from Armanee Condo @ Damansara Damai later today....the prices are ranging from 310K (Intermediate Unit) - 390K (Corner Unit)....will update you guys on the outcome later on...

Today i saw a unit B-12-12 at iproperty.com go auction at 300K....tis is good unit and nice view.
Few month back, i ask agent to help me to get the owner but she cant find the owner contact.
Today finally saw tis unit on lelong ....

Even the maintenance fee is high but not much owner move in...
most of the buyer is investor..they can hold the unit for 5 year without sell and rent it out.

I'm not sure which block I'll be viewing tho. Have appointments with 3 different agents. I remember one mentioning Block A...is that any good?

Block B is new compare to other 2 block. so block B...I hear they able to rectify the problem found on block A and C.
then block A/C have many ppl move in...block B atleast have 50% empty on each floor.

Remember drop by block C to view the show house unit, cos normally agent wont bring u to the show house..cos the show house is belong contractor.

Cool...so Block B is the one to go....will keep that in mind. Are you one of the residents there?

Block A and C max floor is 10 floor and Block B is 15 floor.
Those unit below 10th floor, the corridor is very dark cos don't have sun direct come in.
So make sure when you view the unit...try to get the feeling how u feel when u come out from lift to ur view unit.
Sometimes bought the house, the 1st feeling will tell u whether u like it o not.....

Haunted..? But as i say the corridor is very dark at day time and night time it look so silent....cos 50% is empty on each floor.

So Block A & C are almost fully occupied as compared to Block B?

I can say block A 70-90%.. block C > 50%...
but i think agent have many unit at block C...block A not much owner sell it....
block B hard to find high floor unit(>10th floor)....

Just bought an unit at Menjalara 18 2 months ago for own stay. I like the location (cannot afford Desa Parkcity but can enjoy DPC facilities), the management (surprisingly clean and orderly), the people (mostly local) and most importantly the upside opportunity as it is the most decent condo near to the soon to be open international school and private hospital. A freehold property and with excellent location. The only shortcoming to be is the entrance but I can bear with it. Not too many units left especially the 1316sf.

How much you got the unit for mate? I'm kinda leaning towards the M18 unit tho I like the Duplex idea at Armanee.

got it at RM450k Blk B facing pool. Came semi furnished with air-cons, fridge, washing machine, beds etc. I am very sure upside potential is very good. Worth considering except that choices are limited. Good luck.

Viewed 2 units at M18 as well. Price ranging from RM460K (intermediate 1316 sq.ft) - RM610K (corner 1635 sq.ft)

Really? just checked iproperty, still ard the same asking price. Went there in Feb, visited a bare unit asking 330k but desperately negotiable. I reckoned 310k shdnt be a problem. My Observations n Opinions:-
Like:
- duplex concept,
- amenity quite nice,
- tranquil environment (within the condo compound only)

[B]Dont Like:-
- many low cost aprtment n foreign workers live in that area (neighbour hood)
- Security still bit weak (based on what i seen during my visit)
- Extremely ugly bathroom design, the countertop make the bathroom looks like public toilet WTF!. The wall & n floor tiles also look line shit Need heavy renovation cost to demolish all 3 bathrooms tiles and reinstall. maybe RM15-20k?

But this is the only Condo with large built-up, nice design(exculding bathroom & kitchen),
Relatively near PJ & KL (compare with people who are now buying a double storey in Setia alam, Kota Kemuning, Shah Alam, Deep inside puchong, etc,
Less than RM400k say RM320k+60k(renov) for 1645sf + 2 car parks,
where else u can find this?

p/s: my opinion is purely base on buying a home for ownstay no consideration for investment or future appreciation!

I was very very very close in putting in an booking fees for 1 of the units that i viewed.

The night before I wanted to close the deal, me & my bro went for an night drive to the condo to see the condition and environment during night. The driveway towards the condo is of course very dark but as you are reaching the condo it seems to get a little bright as the entrance for an apartment is just beside. Then on the way back just as we were heading towards the exit junction near the MaxValue supermarket - we saw a big group of Middle Eastern foreigners & Africans having an argument near the bus stop...It was indeed physical...but that was not only it....as we passed that scene and got into the main road - there's an big Mamak restaurant just at the side of the mainroad and we saw another big fight between a group of locals & a group of Africans.

Came back & decided that it might not be the right place - some may argue that 'fights' can happen anywhere & that maybe its just an coincidence that I was there when it occurred but for me 'FIRST IMPRESSION' counts. As much as the attractiveness that the condo brings in terms of built layout & pricing - if it doesn't bring in a safe feeling then I wouldn't want to put my money there.

Yes, there is surely something disadvantages of this condo if not the price won;t be that low. From my point of views below are some of the good and bad points on top of wat bluesfingers stated

Good Points for Armanee Condo
1) There are 5 blocks for phase 2 (not sure when will it launch), 3 blocks will be mirror image of the current phase1 and 2 more blocks behind the clubhouse. If they launch it surely the price will go up. example Armanee Terrace 2

2) Current price is still not more than 20-30% of developer price means further upside rather then downside

3) Plenty of carparks and decent security(cannot be compared to Desa Park City hehehe)

4) The current JMC are quite active in improving the management and security of Armanee

5) Urban park nearby, which means no more development on the hill beside the condo


Bad Points for Armanee Condo
1) Single exit which means traffic jam every morning. With the upcoming Sutera Damansara the traffic will be horrible

2) Low occupancy means maintenance of the condo might be impacted.

3) Leasehold (to me is ok)

4) developed by MKLAND. Bad reputation even blacklisted by banks

5) Single entrance for visitors and resident.

6) There is a small orang asli cemetery nearby

These are some of the points i find out during my recent research on the place

good one!

I am also looking for high floor unit there as it is brighter. However if u are ok with dimmer walkway during the day then intermediate is ok.

Bro this topic is ARMANEE CONDO at Damansara Damai, not the Damansara Perdana 1

Armanee Damansara Damai is the best bang for the buck kinda place.
Alittle old , alittle busuk and alittle dirty. Its also quiet and cold.

Its cheap , its spacious in a way, it has basic facility , badminton group is great. Maintenance fee abit on the high side, Management is cocky. Plenty of parking , Jam in the morning and evening but its all acceptable. Not that bad. 1hour to PJ on a bad day and 40 minutes on average day is very much acceptable in city living.

I can very much say i am happy.

Hi bluesfingers,

Basically, in the morning the traffic are pretty bad. Its because of the main sg buluh road heading towards LDP jammed, and also there is a school opposite the max value. It also create some traffic jam there.

A lots of people complaining about lack of security at Armanee. It used to be easy to enter armanee previously but security now are getting better. There are also a problem with access card before i moved in and now the management are implementing the access card to all the block by this month with cctc within few month.

They have just changed the management team...and now burgess rawson is taking over. I can see improvement at armanee but it will take sometime to settle all the problem because there are too many problems in armanee.

My unit is 1654sf and im paying about RM300 for maintainance fees. I still its still cheap as compare to the sf.

The sauna room at the club house is out of order but the management has already awarded a tender to fix the sauna room. The also another sauna located at the changing room nearby the pool area which are working.

My unit is in block B, almost top floor. It night view is spectacular. Can see twin tower and kl tower. It always windy there and my airconds are hardly use.

If you are planing to buy for investment...not a very good idea but if for staying, i can speaks for my self, no regret...

There also a gate from Armanee where we can have direct access to the forest reserve for hiking. Have not tried yet but hopefully can do it soon......

Break in case twice at Block A which is same block that Im staying but that case 2 yrs ago if not mistaken. Just heard a gossip only. Never see any Negro in Armanee and no case of group fighting etc but ada commit suicide at Block C last yea keh keh.....The best part of armanee is the swimming pool. The BEST!!!!

Fully valued is selling at a price that most unlikely to rise further in price. That's what my friend who work as a property valuator told me. But not sure now after the MRT news.

To me there's potential... Dunno how long only.

I think the commit suicide or unit got someone died inside are unavoidable. These are too common and out of our control. Just make sure the news are not over exaggerated and not became a part of KL ghost story .

On the fully value or not, that one is really up to the demand during that particular time. So any new development like MRT or RRI will catalyst the growth of the area. The best is to get a foreign uni to setup in Sg BUloh then sure "Fatt tat" lor. hahahaa....

High floor will have brighter corridor. Low floor will have dimmer corridor during days since daytime they never turn on the light. For high tension cable 3 blocks also quite far.

both have the same problem i guess, looking at the developer price and the price that the owner asking now:
I still remember in 2003-2004 i was visiting Armanee terrace at Damansara perdana, the price was ard RM500k-600k couldnt remember the size.
Looking at the price now, some nicely renovated unit is asking for RM700k+
Wheres Nadia Condo was ard the same time, was selling 300k-400k, now asking 600-700k

Viewing several units over at armanee this weekend. For own stay. Seems like all the higher floors have been snatched up tho except for 1 in block A, but bumi unit tho.

So, is there any other implication when buying bumi unit other than must sell it to other bumi later on? (im a bumi myself). And 1 agent told me the process will take a longer time..

I do not see any issue with this. as both of u are bumi. The only disadvantages is harder to sell to non-bumi and take much much longer. When i bought my unit, before the strata title came out(not armanee condo), my lawyer almost need to write to Menteri besar to get permission for the transfer.
