thinking of buying 1 unit there for own stay, but like to know more information that i may not get through google on armanee condo ?
anyone living or lived there in the past , any suggestions / comments on whether is a good area &property for ownstay ? appreciate all insightful comments |

Some months back there were some units under the hammer for below 250k. For own stay ok but not for investment. Facilities appear to be run down due to poor maintenance. When i went there to recce some of the lifts don not work from the basement parking. Surroundings are predominantly low cost flats therefore making rub down of caps appreciation from the area difficult.

Went there recently and remember coming out thinking that it could be a decent caps play as I think its undervalued at today's sea of overvalued new launches.
Maintenance is acceptable for a mid cost condo, and think its a great place to raise a small family. If one enters at the right price and aim for medium term holding period, they could be in for a decent cap gains....... |

hi, I just went there for a visit and I really like the overall feeling, very unique. Just not really sure about the maintenance, saw lot of cleaners working but yet some wears n tears of the common area is in quite a bad condition e.g. Guard house 'palang' is not working, Male Sauna room door gone, painting at lobby/corridor area was quite dirty, etc. The maintenance feees is not cheap, heard approx RM300, yet they cant maintained it properly.
Albeit that, I am still very impressed by the overall concept n design bcoz i wana buy for own stay. Any advice? |

Am going to view a few units from Armanee Condo @ Damansara Damai later today....the prices are ranging from 310K (Intermediate Unit) - 390K (Corner Unit)....will update you guys on the outcome later on...

Just viewed 3 units at Armanee. All at Block A. Price ranging from RM295K (need to redo a lot) - RM370K (corner unit)
Viewed 2 units at M18 as well. Price ranging from RM460K (intermediate 1316 sq.ft) - RM610K (corner 1635 sq.ft) |

seems like the price is up abit due to the KVMRT going to be at nearby.
I would think if Damansara Sutera can get the approval for the road to Bandar Sri Damansara then the price of Armanee will go up at least another 10% |

Then on the way back just as we were heading towards the exit junction near the MaxValue supermarket - we saw a big group of Middle Eastern foreigners & Africans having an argument near the bus stop...It was indeed physical...but that was not only it....as we passed that scene and got into the main road - there's an big Mamak restaurant just at the side of the mainroad and we saw another big fight between a group of locals & a group of Africans. Came back & decided that it might not be the right place - some may argue that 'fights' can happen anywhere & that maybe its just an coincidence that I was there when it occurred but for me 'FIRST IMPRESSION' counts. As much as the attractiveness that the condo brings in terms of built layout & pricing - if it doesn't bring in a safe feeling then I wouldn't want to put my money there. I'm NOT sure how true is this...i heard that Armanee Terrace 2 behind/beside, i forgot..
is place for Japanese cementery looooong time ago (they killed and buried semua orang there)...so that place "haunted" Don shoot me ah...i just gossip gossip here and tell you all la.. maybe is other developer SA trick to scare ppl away...who knoes?? Armanee Damansara Damai is the best bang for the buck kinda place.
Alittle old , alittle busuk and alittle dirty. Its also quiet and cold. Its cheap , its spacious in a way, it has basic facility , badminton group is great. Maintenance fee abit on the high side, Management is cocky. Plenty of parking , Jam in the morning and evening but its all acceptable. Not that bad. 1hour to PJ on a bad day and 40 minutes on average day is very much acceptable in city living. I can very much say i am happy. |

Basically, in the morning the traffic are pretty bad. Its because of the main sg buluh road heading towards LDP jammed, and also there is a school opposite the max value. It also create some traffic jam there. A lots of people complaining about lack of security at Armanee. It used to be easy to enter armanee previously but security now are getting better. There are also a problem with access card before i moved in and now the management are implementing the access card to all the block by this month with cctc within few month. They have just changed the management team...and now burgess rawson is taking over. I can see improvement at armanee but it will take sometime to settle all the problem because there are too many problems in armanee. My unit is 1654sf and im paying about RM300 for maintainance fees. I still its still cheap as compare to the sf. The sauna room at the club house is out of order but the management has already awarded a tender to fix the sauna room. The also another sauna located at the changing room nearby the pool area which are working. My unit is in block B, almost top floor. It night view is spectacular. Can see twin tower and kl tower. It always windy there and my airconds are hardly use. If you are planing to buy for investment...not a very good idea but if for staying, i can speaks for my self, no regret... I think the commit suicide or unit got someone died inside are unavoidable. These are too common and out of our control. Just make sure the news are not over exaggerated and not became a part of KL ghost story .
On the fully value or not, that one is really up to the demand during that particular time. So any new development like MRT or RRI will catalyst the growth of the area. both have the same problem i guess, looking at the developer price and the price that the owner asking now:
I still remember in 2003-2004 i was visiting Armanee terrace at Damansara perdana, the price was ard RM500k-600k couldnt remember the size. Viewing several units over at armanee this weekend. For own stay. Seems like all the higher floors have been snatched up tho except for 1 in block A, but bumi unit tho. So, is there any other implication when buying bumi unit other than must sell it to other bumi later on? (im a bumi myself). And 1 agent told me the process will take a longer time.. Thank you in advance. |

if buy for your own stay then should be fine, but for investment then have to think twice, cos my friend bought a unit when it was just launched, he just sold it off last year and the reason was the price of the house remained the same after so long, maybe it is due to the surrounding of the condo is those low cost flat, eventhough the location is quite good but I don't feel safe staying there, plus maintenance is an important issue interms of buying a condo, maintenance plays an utmost important role in deciding the price of the condo, for the price of rm330k, i think should be able to get a better place somewhere else.

Hi all,
I would like to seek advice after reading the 8 pages of info. It seems that from what i've noticed (or should i say summarize after reading): - Armanee has some on-going mgmt issues - There's poor maintenance by the mgmt - property doesnt appreciate due to the low costs property and surroundings (TNB etc) - Poor quality built? - now gengster/loansharks? I'm now at the verge of whether wanting to call up some property agents to have a look at the place with my eyes. I once went there about 3 weeks ago and the security checkpoint shove me away because i was attempting a walk-in walkabout. Thats a good sign for me. So is this place still worth getting it? This is intended for a own stay. Not investment. p/s: Any other areas/project which comes around the price of RM 300-RM400k that is next or closeby at the same time decent? Advice most appreciated |

Hi all,
I'm selling my unit, block B 9th floor, intermediate unit 1645 sq.ft.(w/ 2 basement carparks) Nice view of greenery and very breezy. Currently tenanted, but the lease will expire in 6 months. This place is very nice for own stay, quiet and clean. Price has steadily appreciated over the last 12 month, you wont find any unit below 330k, except auction units. My asking price is 360k, am pricing it to sell and cutting the middlemen. I prefer to deal direct, no agent. PM me if you need more details. After reading this thread, I'm rather confused whether or not should I get a unit at Armanee. Am planning to get one since last month. Even went to view a few units. I'm just wondering why so many people are selling their units. And I noticed, there aren't many tenants at Block B and C. Anyone knows why? Need feedbacks.

Pool view, fully renovated with all branded things, aircond, water heater, all rooms wardrobe etc,-many fixtures, including a dishwasher. Rm 440K. The unit has a very beautiful pool view as well....Anyone interested?

I was really quite interested in armanee until i heard stories about termites. Not only that, a property agent told me yesterday that there was landslide nearby armanee.
I'm not sure how true but now I will totally drop my idea about armanee.. It's a pity because from outside it really looks like a good condominium |

Just about to move into me unit in Block B. Was trying to get my Unifi installed but TM told me that there is a problem with my cable running from my riser to the unit. Went to management office - they asked me to lodge a report and inform Customer Service dude.
They also told me that it has happened a number of times to other owners. Have nay of you faced this problem. I tend to get impatient with the management team as they are slow to respond and react! Thanks |

Price has increase due to upcoming new condo(one damansara) and sutera damansara.Furthermore there is a new LRT station coming up as well that connect to Kota damansara, bandar Utama n all the way to Puchong.
I am staying in brd Sri damansara for almost 11 years now and finally I got another property at armanee after months of survey. Been meeting some real estate agent during weekday and weekend hanging out at the poolside, clubhouse,show room and kopitiam nearby block B. During day n night the area is always windy. I got a unit at block b currently renting out at rm1500 to a family.Decided to move in 1-2 years time. The security is improving For armanee unit there is no bumi lot. New management setting up security access card Price range now 370-540k Bank value (local bank) my unit which is bare unit. I just love the sound coming from the insect So far no termites notice No African- the are living away from armanee Armanee residence- mostly family Who leave there? All I can say many luxury cars there. Saw a Ferrari Basically many are not aware armanee condo damansara damai exist.Therefore not many buyer but now people are flocking to view them. The take up rate is pretty fast these days so got to be quick if u want to own one. Regarding the suicide incident it is actually n ahlong slipped from the balcony when police arrived. The actual block is at block A not block C. Level 10 at block B is not haunted. There are many unit not occupied as current buyer keeping it till price go up. Heard from an agents these buyers own many unit n yes some actually bought the entire floor just like the one at block b at level 8. Many of you here are just guessing here. Did you guys actually visit the place? Or just visit one of the unit only? not more than twice? Traffic jam? Every where is jam in the morning. After peek hours the road quiet down.Usually I leave my house at 8am to my office at damansara. Take me about 30-45 minutes to reach office. I can see this area price is going up steadily base on surrounding development. Just like menjalara,Bdr Sri damansara and wangsa permai. Wangsa permai price at 169k 12 years back but today it is price at 450-510k. Bdr Sri damansara n menjalara house shoot up as well after sunway,desa park city,ta global, osk and land & general start developing this area. Well I am happy to find a 16xx sq.ft duplex condo at 3xxk in PJ, yes armanee damansara damai is registered under MPPJ. Hehe it is near to One Utama n IKEA. Mana may cari! just now agent sms me, asking me still interested or not. last time i bring my family there, my mom dont like it for having a dark alley at the entrance of the house. she say it's gloomy.. well, i cant deny it although at 1st i like it for being kinda romantic.. is there any easy access public transport? will there be any mrt? lrt? |

the alley lighting can actually be improved easily....even though without too much natural light, if more lights are installed...the whole alley will be looking good.
Suggest to focus on those thing that you might not be able to change like location, layout, etc. |

I'm staying in Armanee, come and feel for yourself. I've moved in since end of Jan 2012. I like this placed very much. As for many ppl moved out from Damansara Damai, maybe true fr those low cost flat out there. As for Armanee, most new buyers are chinese couple and from Kepong. I'm one of them. My unit price have gone up close to RM100K within 8 mths. Life is very peaceful and relaxing here. Something rare if you compare to Concrete jungle out there.
Try come at night time and you will feel totally different. Don't listen to those who never stay here before. I'm glad to be part of Armanee resident. Gd luck. Added on February 29, 2012, 4:51 pmBTW, for the new construction, the Block B almost sold out, All corner sold out. It's launching block C now. THe price has been appreciate since last year and all corner units has been taken in Block B (cornr unit from ~RM350K mid 2011 after discount to RM4++ early this year). Hi to everyone!!
Recently I found out about Armanee Condominium in some property websites. Viewed a few units on high floors in Block B and C. Personally, I like the breezy environments, the location and also the duplex concept. So, I am quite determined to get one unit in Block B for my own stay with wife. But before deciding, have some doubts and inquiries. Kindly maybe you guys could help me out - a few questions I would like to ask about Armanee Condominium, for those who stays at Block B probably can kindly help out me 1. How is the security in the condominium? I saw some comments that management is getting better, but also some comments that there were break-ins. 2. What is the market price now for an unfurnished intermediate unit? 3. How come the rate of occupied units in Block B is pretty low? From the swimming pool area, I looked up and saw only about 30-40% are currently occupied, mostly empty on higher floors. 4. I saw some said that termites in Block B, how true is that? Because termites issue cannot really be resolved. That's about it. Also, if any of you know owner or personally that want to sell a unit in Block B facing the pool, please pm me Thanks in advance!! |

My unit at block B high floor facing the swimming pool. The view from balcony can see the whole KL (genting/klcc/kl tower). Air quality is good, and cooling. Hi, I have just bought one unit at Block B, high floor unit, facing the forest. I'm intending to rent it out, unfurnished.
Personally if you ask me, management and security can always be improved by active participation from the residents. Most importantly is the breezy air coupled with good surrounding feng shui PM me if anyone of you is interested. |

The price now is around ~420k for non-furnished intermediate units. Heard a few units have termites, but i would say minimal.
Some recent updates: - There is dobi service now - Occupancy rate ~80% - Entrance has been upgraded to 2 lanes. - Basement carpark installed with barrier gate (req access card) - More cctv installed. |

I used to stay here as my dad bought the unit during my studying time.
If I'm not mistaken it's around 270K per unit I think I'm the first batch staying there with very minimal ppl that time. Kindda scary tho at nite since I'm staying alone.. LOL I like it there because it have few units on each block/level i.e not that crowded. Very quiet and peaceful and privacy as well. Parking is totally not a problem as they have huge amount of visitors parking. Pool and clubhouse kindda nice too. I moved out when I finished my studies and work at Cyberjaya. Currently my sister and her family stay there. So far not that much issue. Just the the house been break in once and all valueable items gone i.e jeweleries, laptops/computers. When we checked the cctv, found out that the resident itself break into the house. But we cant find who is the person. Ended up nothing as mgmt also didnt do anything. So my sister just install the alarm system for now. Hurmm.. what I can say there's pro n cons of this armanee condo. |

Hi guys, just came accross this column not long ago and am a newbie here. Just bought one unit recently. Personally, I consider its value for money considering the facilities, the environment and the condo in general. Prior to the purchase, I have been to many other locations from single storey terrace to double storey terrace to condominiums from Kepong to Sri Putramas. Have viewed many units in Armanee with price ranging from a bare unit at RM400K to RM585K for a furnished and renovated unit. Considering the developer's price, the appreciation is still small compared to other properties. The setback as rightly pointed in this forum is the access and exit has been confined to one road which is also used by some other apartments located along the same road and residents of Damansara Sutera as well. However, the pros are more leading to our decision to live there.

Who are they?Any idea why the condo is still under master title and when will the developer apply for strata title? On renovation, was informed that not supposed to errect anything outside the unit but I noticed quite a number of units has its balconies extended with brick walls and sealed with windows - living area has been extended till the balconies (no balconies)- is this allowed? Will it affect strata title application? |

Also maybe one of the reason why its still affordable, as for me, I don't bother much about low cost apartments, coz the people here at low cost apartments are quite friendly and I don't have to pay high end area price for food at restaurants here. Ample of choice of chinese, malay and McD. walking distance to amenities, schools.Just about 500 metres from NKVE. only 15 mins to Mont Kiara ( via Penchala Link), 15 mins to Curve (LDP), 20 Mins to KL (NKVE), 15 mins to kepong (MRR2), 5 mins to Sg Buloh, 15 min to Rawang. At the rate of traffic jam in KL (all areas now), I can't ask for nothing better. Pretty soon (hopefully) the MRT will be up and running nearby. |

Like to ask those who are staying there is this place dogs (small dog)friendly? Stayed in other condo with my dog before and both owner and dog is well behaved/trained and responsible. Have not faced problem with neighbours (all race and religion) during my 3 yrs stay there. I know some ppl are quite sensitive to this issue as no pets are allowed rightfully in the T&C. but just like to know if there are owners who keeps dogs in their apt as well?

Hopefully everything goes well.. I just wonder, is it possible to do any renovation works on the L shape balcony? Anyone did this? |

Just visited my friend's unit at this condo. Very nicely done up and the area is surprisingly quiet. However my friend warned me that traffic is hell in the mornings, lol.
Quite keen on buying here as well, for my own stay. Any owners looking to let go? |

Hi all,
I am very interested in buying an unit in Armanee Condo. But what concerns me now is that I learnt that the developer has a plan to build 5 more blocks in the neighborhood, is this true? If this is true, will the neighborhood be too dense and not so resort-like? And, another question is Armanee Condo a dog-friendly neighborhood like Desa Park City? Thanks in advanced~ |

hello everyone, im super duper interested with armanee condo and would like to know if theres still any armanee unit available for sale, i saw a few in iproperty and mudah.com.my but not sure that is the correct price cause some of it are from an old post, trying to call few agent who sell armanee condo before but cannot get trough and some didnt pick up the hp, if theres any agent here who have any armanee condo unit for sale please pm tq

He's employed by MKLand but knows all the empty units that are still currently on the market. He was very helpful when I went to view the condo, and even brought the keys and showed me several different units there. He's working there, so he probably knows the place much better than some unknown agent from the internet. |

I recently purchased a unit in Block A ground floor, for RM440k... still waiting for lawyers to settle everything. Can't wait to move in!!!
Btw, i wanna ask how much reno are we allowed to do on the balconi? cuz i found this photo via iproperty, and the unit is similar to mine, and he managed to put a bathtub on the balcony!! Is this really allowed? I WANT ALSOOO!! Any contractor care to estimate how much something like this would cost? I've just recently bought a unit at Block B, and Mr. Ravi from the sales office recommended a sort of "in-house" contractor for the renovation works. Meaning, that guy is not really in-house, but has done many units in Armanee before. Has anyone here has had any experience with Ravi and his reno contractor? |

Hey guys,
I always hear of complaints about the developer MKLand. Prior to Armanee Condo, I've never really visited any existing condos from this developer before, so actually I'd like to know, why is their reputation so bad? Is it due to structural issues (e.g. cracked concrete walls)? Or serious quality issues (e.g. water leakage due to improper waterproofing)? Or workmanship issues (e.g. walls not perfectly straight)? Or sub-standard fixtures/fittings (e.g. cheap doorknobs, WC, taps, window sills, etc.)? Or legal issues (e.g. late handover, LD's, etc.)? Can anyone here enlighten me? Thanks! |

Hi Guys,
am thinking of getting a ground duplex unit here but just want to ask those that also stays on ground floor whether 1)if heavy rain, got banjir or not? coz the ground floor unit when i survey the place , doesn't look like it has proper drainage system to ensure no banjir from the naked eye. Nowdays rains so heavy so im a lil bit worried with ground units 2)does the area smells weird? coz when i entered the block, it has a funny smell, a bit of sewage smell and other unknown smell. thanks in advance guys. |

I checked out block B which i heard is the newest block compared to A & C. I just worried the smell is permanent and if that is the case then Bummerrrr if i choose to buy a place there to stay.
Also anybody living on the ground floor? need some comments whether the place during heavy rain will have water coming in the house area (banjir) thanx |

im also pretty interested in armanee.
last i heard they were going to install intercom. Have they installed any yet? also the price seems to be slowly going up.. probably because of sutera damansara and the vale development which is nearby. hopefully they will find an alternative access road. |

Mbsb..if u lucky, maybe, loan approved in 3-4weeks, if not, they only inform u loan poblem AFTER one month, tis is from feedbackif dunt believe, can try...check yur crriss oso need few days, than officer go on leave one week, than tell u sPA no mention Freehold so need to do land search ( yurself), another week gone, than after tat said want more docs, one month gone..

We will be moving into Armanee in November, and will need to put our boy (2yo) in school cuz it will be too far to send to my mothers house in bandar utama everyday (+JAM!! Wonder why the PSF is so low in this area, Cheras area and many other places already fetch more than 500psf. and Even bangi fetch highers. NO doubt the greenery, layout, spacious units with low psf a winner here. (X leasehold) |

It is next to Bandar Sri damansara. Yup, Armanee price is around 300++ per sqf. Still affordable. Further more its sits on top of a hill. Cooling and windy!! JMC cannot do anything because MK land has screw up some of the parking allocation from the beginning. I even have a seller car park supposedly allocated near to the staircase but was moved to the back as MK Land has given the car park to other person. But not all car park is like that. Only few was effected. Just moved into my unit last month.. so far i LOVE IT SO MUCH!!
No aircond install yet, but still so cool and windy. Maybe won't install aircond at all. haha. Got ground unit, so have a bit of backyard. Feels like terrace house, with a bunch of other people living on top of me. haha. Highly recommend this place. |

Seriously regarding this Damansara Damai, will there be another access road instead of the current one and only road?
Been checking around but other than the previous proposed road that was oppposed by the neighbour, don't seem like there is other alternative anymore. Anyone got news? |

hi all. I am quite interested with this condo. From what I have read in here, this condo is suitable for own stay (I'm buying for my parents). I just want to know what is the fair market value for armanee condo right now? I check iproperty seems on average the price is ~500k. I recently went to view Armanee over the weekend and just by entering the guardhouse, I felt that this is really a nice place to live in. The atmosphere is uniquely serene comparatively to other places in PJ (Duplex Condo).
Initially the viewing with the real estate agent was primarily to invest on a unit @ Armanee, but after spending some time exploring the facilities and natures surrounding the vicinity, I'm even considering on moving there to live. Before I do so, can some kind soul advise me on the following questions? 1) Is Armanee, Damansara Damai under strata title or still under master title? 2) I noticed that there is an abandoned Block within the premises and have been left there for couple of years now. Will that Block be eventually be ready? As far as the information gets, the block was to be their newest phase of Armanee, however due to low demand, the developer canceled the project. Is this true? 3) How's the attitude of the currently JMB? are they proactive in terms of making drastic changes for the better of the residents? 4) I was even shown the car park orientation whereby each owners are given 2 lots, however the lots are situated back to back with the event of if the rear car intend to come out the front car have to move out first.
