Suggest you look for block B.
Today i saw a unit B-12-12 at iproperty.com go auction at 300K....tis is good unit and nice view.
Few month back, i ask agent to help me to get the owner but she cant find the owner contact.
Today finally saw tis unit on lelong .... sad.gif

Yes, the maintenance fee is from RM300-350...bcos is based on sqf. min 1645sqf to 2008sqf.
Even the maintenance fee is high but not much owner move in...
most of the buyer is investor..they can hold the unit for 5 year without sell and rent it out.

own stay ok la..but not for investment ...

Block B is new compare to other 2 block. so block B...I hear they able to rectify the problem found on block A and C.
then block A/C have many ppl move in...block B atleast have 50% empty on each floor.

Remember drop by block C to view the show house unit, cos normally agent wont bring u to the show house..cos the show house is belong contractor.

Block A and C max floor is 10 floor and Block B is 15 floor.
Those unit below 10th floor, the corridor is very dark cos don't have sun direct come in.
So make sure when you view the unit...try to get the feeling how u feel when u come out from lift to ur view unit.
Sometimes bought the house, the 1st feeling will tell u whether u like it o not.....

Haunted..? But as i say the corridor is very dark at day time and night time it look so silent....cos 50% is empty on each floor.

I can say block A 70-90%.. block C > 50%...
but i think agent have many unit at block C...block A not much owner sell it....
block B hard to find high floor unit(>10th floor)....

you buy for own stay?

Property price is keep increase every day.
Even 1 month diff will have 50k diff cos there is no much bare unit left.

Corner unit mantainance fee around rm350 every month....a long time cost.

Block b still have many corner unit, u can try look on each floor.

wow..12A still have corner unit left? bare unit?
small unit 1645sf is around 300. cornet uni 2008sf t is > 350.

but u should aware the both internal size is SAME, the only different is extra L balcony size.
so expected to pay extra rm50 just for big size balcony.

Last year all the price less than 300K. lelong price around 240-260K.
Sometimes corner unit is cheaper, maybe due to maintenance cost.

You are right! every 1 also like the L size balcony. 2008sf x 0.175 = RM351.44/month. rclxub.gif
actually the lower unit also have big balcony...17xxsf.

Same case like me...those ppl pay the deposit on spot 1.
I have view few unit at cheap price then plan to call and confirm back on Monday, view on weekend.

So after that once I see the unit I like, I also make the deposit on same day even the price is 10% higher and no discount as well. Now ppl buy house like buy food at pasar malam only.

corner unit at 400k and higher floor is good price. I saw some corner unit sell abv 450k.
