 Armanee Condo, Damansara Damai, what u guys think ?

Price has increase due to upcoming new condo(one damansara) and sutera damansara.Furthermore there is a new LRT station coming up as well that connect to Kota damansara, bandar Utama n all the way to Puchong.

I am staying in brd Sri damansara for almost 11 years now and finally I got another property at armanee after months of survey. Been meeting some real estate agent during weekday and weekend hanging out at the poolside, clubhouse,show room and kopitiam nearby block B.

During day n night the area is always windy. I got a unit at block b currently renting out at rm1500 to a family.Decided to move in 1-2 years time.

The security is improving
For armanee unit there is no bumi lot.
New management setting up security access card
Price range now 370-540k
Bank value (local bank) my unit which is bare unit.
I just love the sound coming from the insect
So far no termites notice
No African- the are living away from armanee
Armanee residence- mostly family
Who leave there? All I can say many luxury cars there. Saw a Ferrari

Basically many are not aware armanee condo damansara damai exist.Therefore not many buyer but now people are flocking to view them. The take up rate is pretty fast these days so got to be quick if u want to own one.

Regarding the suicide incident it is actually n ahlong slipped from the balcony when police arrived. The actual block is at block A not block C.

Level 10 at block B is not haunted. There are many unit not occupied as current buyer keeping it till price go up. Heard from an agents these buyers own many unit n yes some actually bought the entire floor just like the one at block b at level 8.

Many of you here are just guessing here. Did you guys actually visit the place? Or just visit one of the unit only? not more than twice?

Traffic jam? Every where is jam in the morning.
After peek hours the road quiet down.Usually I leave my house at 8am to my office at damansara. Take me about 30-45 minutes to reach office.

I can see this area price is going up steadily base on surrounding development. Just like menjalara,Bdr Sri damansara and wangsa permai.

Wangsa permai price at 169k 12 years back but today it is price at 450-510k. Bdr Sri damansara n menjalara house shoot up as well after sunway,desa park city,ta global, osk and land & general start developing this area.

Well I am happy to find a 16xx sq.ft duplex condo at 3xxk in PJ, yes armanee damansara damai is registered under MPPJ.

Hehe it is near to One Utama n IKEA. Mana may cari!

Orang asli cemetery is just next to sutera damansara entrance. Armanee is far from it.

Hello which row? Block b G floor facing forest(urban park) only 7 unit n 1 mailing room is fully occupied. No empty unit.Facing pool there are 8 unit.

Well it can be fixed. The area is surrounded with forest of course there are insect habitat around.

This area is for those who love being with the nature. It's part of the surrounding Eco system.

Hello silver, I am not agent. I work for an IT & Software Company in Bandar Utama but I have been living in that area for 12 years now.
Well I am just sharing because i notice there are many speculating around. I am a buyer not an investor so I wanted to buy a place which I like. My requirement is not diffcult therefore I choose that area. I also work for an interior design company before therefore comparing the design structure and material with current newly buid condo is not worth the price if to compare armanee price and them.

We my advise is to do more research, u guys got to go there and visit and survey by yourself not listening to others. Others have their need and you have you needs. It can be different needs tho.

What I can say is do a comparision based on pricing,space,building material and design.

You can look for your friends who is working under

1)Banking
2)Real Estate
3)Renovation Contractor
4)Interior designer
5)Architect.

Get them to compare between Armanee and others then you can judge by their honest feedback. Get them to view the area pls. I am just sharing because i see many false information going here and there.

Talk to the residence there as well you can visit Facebook group page, they have their own community there.

Guys 16xx sq.ft for price below 400k where to find la in KL.

If you have friend living in damansara perdana or kota damansara, please ask them whether their area jam or not. U will see their facial expression when conveying their message. Well it is very strategic place. Price of the house ranging 380-600k for size below 1200 sq.ft

Yes alot of shopping malls and retails around but we got to ask ourself tho, are we going to visit there every single day? if no then got to sit down and consider.

No problem bro, just call any bank to value, you will be suprise how much they can offer- meaning their valuer did enough homework.

Oh make sure Armanee Damansara Damai alright or else they think its the one is damansara perdana. Many bankers/agent get confuse on that.

Visit armanee condominium forum at Facebook. The residence n committee will b able to assist you.

Well yep alley way is abit glommy. But most condo are design that way right?

Do view other condo n compare lo. Anyway no one is going to spend their time outside the alley way le. Experience inside. Moreover this design is like hotel and hotel alley way is always gloomy because of the orange lightings.


Bus yes n ktm opposite of seirramas, mrt coming 2014.

Go look around n survey don't just sit here n ask ppl for advise. Each of us has a different want n needs. Anyway you are going to pay for it so you must make some time to go n see n feel the area.

Like I say this place is for those who love quite living after a hard day at work. Ppl who love mother nature.

Certain places only suit certain people.I am a homely person so this area suit me.

If you are able to play a 2-3% booking fee for a sub sale unit then should be no problem. There are many interested buyer which I heard from the agents over there that many interested buyer won't be able to cone out with the 2-3 percent follow by 7-8 percent upon signing of SNP.

Meaning you got to standby atleast 50k include stamp duty n legal fee. Then with the SNP u can go withdraw your EPF money.

This are the challenges agent face when selling a subsale unit.That is why the always mention the word "serious buyer only"

THe price has been appreciate since last year and all corner units has been taken in Block B (cornr unit from ~RM350K mid 2011 after discount to RM4++ early this year). The developer has no money to complete? I don't think so as the construction work progress very fast.

I AGREE WITH Pyrite, Its busy as hell at Damansara Damai. Come in the morning during weekdays and see for yourself you might change your mind after seeing the traffic lol!!

Yea now Armanee Damansara got demand d after Sutera Damansara and One Damansara start promoting this area. Well the lastest news is MRT will be starting its construction soon.

For those who are not aware of the abandoned block D and E.
MK subsidary is gearing up to start building Block D soon since the bus station just completed not long ago.
