am ex buyer as well - not empire series but one of their high rise strata development..

after I found out about the quality of their workmanship and the horror stories that came with it, I disposed of the units

Regarding your Point No.1, if you buy any property in the right timing, say 2009-2012, most projects make money, the profitability not exclusive to Empire project.

Point No.2, I am curious about how their Architect certified the CCC? My relative got their ED vp with the lift is shaky and unfurnished, the corridor was still on wet cement, tiles drop in the toilet when doing big business inside the toilet.....and the list goes on.

Sell cheap and make some profit, doesn't automatically translate into customer satisfaction.

There are many other developments that offer you the similar profitability, but at the same time offer u good sleep at night.

I have gold nuggets and ice lemon tea in my unit to welcome me when i opened the door to take VP. Not in the toilet..ok! Anyway...yes i made the profit...but you ask me ..would i go with them again now? No le. Booming time...everything also can turn gold. Now....it may not be the case especially from not responsible developer.

There are only 2 possibilities:

1) the QC and QR team didn't check thoroughly and left the ice lemon tea and nuggets as "door gift" for the customer who got the VP.
2) contractor didn't get paid on time and ask their workers to leave the "souvenir" in each units.

Already expired almost nine 9 months.
2 scenarios

1.Accept the letter of extension 6 months from ER show puchaser consent given. IF THE PROJECT completed before CNY .Customer will have LAD 11 to 12 months compensation 10% aroung 130k to 200k.


2. Not agree with extension.Purchaser not advisable to sue developer ,this will drag/delay VP handover and serving interes is painful.
Purchaser should group all the non agree buyer to sue THE ENGINEER,as the extension from housing ministry will study example ROCK below ground why not detected from early.
Engineer have to answer.
If the no 2 ok .you may entitle at least 15 months.

simple aswer yes you will get at least 11 to 12 months LAD.

Why should purchaser sue the ENGINEER? Purchaser signed S&P with developer. Purchaser has no contract with the engineer. As far as I know, purchaser should sue developer, and developer countersue the engineer (engineering firm, you mean).

Nvm. It's okay. It's a sold out for the pool villa. Nothing you said will make any difference nor the buyer can do anything at this moment.

Let's wait for the project to be completed. Time will tell the truth to the buyers. No point saying something that doesn't help.

Anyway unless you're an employee or participated in that project and have access to the site. Else based on few pictures from hilltop and make such judgement.. Sounds like you're super duper expert.
