it's a classic case of even if they win they still lose. as in with ER completion, doubt that they made anything out of it or would they receive praises/compliments. with the completion, reckon that owners may even proceed with proper litigation on the LD.

Hey guys, seems like it's been quite quiet here. Been thinking about Empire Residence of late as I was looking for a decent landed project with security (swimming pool is a plus) and found the layout for it to be my liking.

However, upon closer inspection
- There a lot of defects around the common area and units.
- Phases which are far from completion - with no proper end in sight.

Wanted to get anyones thoughts about Empire Residence of late. Any idea?

i was also thinking about this project lately and have been meaning to ask what is the status now?
and with regards to common facilities, how does it work? the handed over units pay monthly fees? without the incoming other units, how sustainable is the club house facilities?
anybody can share latest pic of the development please?

You may come and check out the club facilities and the residence surrounding and make your own judgement. Maybe call an agent to show you around. P1-P2 is a safer bet if you ask me.

As of today, MOT strata title is about to be issue. The left over abandoned units is being revived and under construction. Target completion for all remaining parcel in 4 yrs time. Come and see for yourself.

Risk of buying new developments not only worst developer abandon or major structural defect, now getting screwed by liquidator.

Court bars liquidator from imposing verification charges on 73 home buyers

That is why sometimes better to buy from secondary market or auction. See like J. Satine, screwed kaw kaw. Cry until no tears. whistling.gif sweat.gif

Some liquidators have a reputation to make unscrupulous money.
