I checked with the sales people yesterday. Looks like the few new access roads are basically proposed. Wonder what happens if it fails to materialize. All the few thousand units (z res, max and kiara res) will have to cramp their way out to and fro via Jalan Awan Cina. Than again, if everything confirmed the price will not be RM300+psf. Sigh... now got to see how many ppl have balls to take the risk.

even though block A almost sold out... but still got block B, C and D
but since bbb mode already on ZR, i believed coming friday all blocks will be sold out too

Agreed. Very basic, more demand than supply, they just keep on increasing the price. So, those who can take up the price will get their units.

In fact, I saw a bunch of aunties there. Even units underneath the sky lounge also take.........prepare for friday.

Those who are interested to see show unit please go q up early in the morning cos q number will b issued...so ppl dun cramp up the showunit.

i went there myself to visit the show room & also the site. Its not that worth it base on my view.

access road is terrible & surrounded by low cost, bukit oug condo ( very ugly ) low cost shoplot with rubbish everywhere...

well its still back to your own preference..

access road everything also proposed...

ermm i think this area will be very high dense but you know siapa cepat siapa menang attitude coz they have few more blocks which i reckon will be higher price...

If you read the thread fr the beginning, most forummers have bad comments bout tis project, claim overpricing, noisy highway, access no good bla bla bla, I totally agree the points, it is fact, as I said earlier, the sales turn our to be so good b'coz >90% of buyers / investors never bother to know in depth a particular projects (perhaps they hv no time).
The main different between genuine hse buyer & investor is genuine buyer always evaluate at the "current price" while investor is evaluating the "future price", the game if fair, it depends on how much risk one willing to take.
The real problem with condo is maintenance, no matter how good is the location, if all the common facilities are not well maintained, then price will deteriorate.

However, I think the presence of the future LRT station will make a different or even change the landscape of that area IF the LRT station is really materialized. I like the concept of Z, their facilities and design are very modern. The only point that turn me off is the high density. I prefer Kiara over Z due to this aspect even though Kiara is leasehold.

I never care whether SA is around, do yr own research, judge it yrself and make yr own decision. LRT is for sure to be built, I really doubt how much can it rent out? Dun forget there are 13 stations built fr Bkt Jalil to Putra Height, for those who want to take LRT, not necessary they must live in Bkt Jalil, in Bdr Kinrara, you can rent a Semi-D for RM1800 (walking distance to future LRT) or coming Setia Walk also provide plenty of service apt renting the same or cheaper perhaps, SW comes with cinema, shopping bazaar.
