If TTDI AI offer 95%+10% financing, DIBS, free MOT, and free legal (both loan and SPA), which can be done by doing MOU with some banks, I'm sure the BBB mode will contiinue for years ...

I for one might not be able to resist such offer. At the very least I hope hey offer such scheme for the first phase of Semi-Ds. Come on, lets bring back the 2009 era promos!

difficult bro difficult. just look at the behavior of the property buyers (investors especially) now. they will sapu the properties like buying grocery in the market even w/o the freebies you mentioned. that's why the price keeps going up (more than the ordinary predicted increase of 10-15% in year 2011 if you read news articles which i personally do not think is true anyway) especially in area like AI, Laman Seri etc...

how can an average joe (like me) could afford a decent landed property at a reasonable price?! i want one unit of spira! biggrin.gif

Yeah, I definitely think the land cost for TTDI is much higher than I&P, considering that I&P probably just inherited the landbank from Golden Hope last time. Ex-plantation land. whistling.gif

I personally think that the TTDI marketing team have done quite ok, and the concept of TTDI AI is more modern and quite "Desperate Housewives" (ala the cul-de-sacs). However, I think they should be more buyer-friendly in terms of offering DIBS and MOT waived off. Can account for about RM 10k worth, which is a huge deal considering that owner-occupied folks and young families don't necessarily have so much cash to spare!

Heck, they should even continue giving the 3% rebates after launch. Folks that want choice units and fearing "sold out" units can queue during the launch/ previews but 1 way to sell better post-launch day is to continue the rebates, again huge deal. Can amount to more than RM 20k in terms of cash saved. Sigh. sweat.gif

About the "cul-de-sacs" design, I think that's a cool selling point and TTDI AI top management should take note in their marketing and positioning strategy. They should leverage on the g+g feature to position TTDI AI as more exclusive and high end location in AI township.

TTDI AI MUST differentiate themselves through the exclusive features (g+g, modern design, private lake, private clubhouse, etc) and exclusive location (northwest corner, lower traffic, higher ground, etc) to EDUCATE the public and justify the higher price. Otherwise the sales will suffer greatly because uneducated public will then only compare on psf, which is not beneficial to TTDI AI sales.

Hey folks, quick question. Anyone know when TTDI will be requesting for the next 10% progressive payment?

Don't see any foundation-works yet last week. Just wanted to know so that perhaps I can keep the bank informed.

On another note, had heard rumours that there was an (or many?) organised gang that may rent houses in G&G areas, observe the houses surrounding and in the G&G community. Then they'll strike several houses in the community. Complete inside job, the guards won't even know. Sigh. Crime these days getting more organised .... sad.gif

Think the RA needs to be vigilant and the community members need to try to prevent such things. No idea how though .... hmm.gif

This mothod is true not rumours which happen in many condo, JMB & hse owners got to work together to screen background & job before allow tenant to stay in our community.

Hmm, guess we house owners need to really take extra precautions to ensure that our community and family is safe. Hope that house owners in the respective "tamans" in TTDI AI would be willing to take the extra mile. Not sure about the investors though ... they have to realise that a safe and no-crime area would be able to command a premium when they decide to "flip". Perhaps we can all meet when we move into our houses, and agree together on screening prospective tenants. Hope the investors will also see the logic to this ...

it is important to sign an tenancy agreement which must have ic photostet of tenants,thier name card to know which company they are working......if possible even thier education background information and thier home town address.

basically collect as much detials as can.

To rent to anyone is as good as asking the tenant to safeguard your house. So, obviously you will need know the tenant very well, be selective and feel comfortable with him/her.

Getting high rental offer is something of short term, making sure that the property is good condition and getting the tenant to really pay you the rental monthly is something of medium-long term smile.gif

Well, inside job is always very diificult to detect and prevent. A well educated and well dressed and well mannered tenants can be the devil as well. Hard to read people nowadays.
