Another concern is the viola roof. I hope the roof is not a design failure as there is a flat roof which  looking from the complete unit there is no rain gutter. This worries me as if there is no rain gutter, where is the water flowing? This is just my concern, my concern is based on my view on the complete unit. If there is a roof plan in the S&p, then we will know the roof design. Anyone here know about the viola roof design?

if u can go inside 1 corner unit type D3 which consider completed, i think u can get the real pic but unfortunately it was locked. from my observation i think :
1) grd floor finishes (living & dining)- porcelain tiles 2' x 2' brand feruni (consider good quality)
2) uncovered perimeter drain- this is normal, bcoz the drain invert level not so deep.
3) brushes concrete for car porch area- i'm agree with u.. i think at least concrete imprint shld be better
4) flat roof without gutter - i don't think so.... viola roofing is metal deck (premium grade) u can easily walk on top of it and very low risk to dent. there should be hidden gutter between fascia board and roofing edge, if not something wrong with the design.

I am with you as far as quality is involved. it is right that we always ask for the best value for our money spent. However, realistically, developers will never want to specifically spell out the brand, code of the material that they are using...of course from their perspective, this is to safe guard their own interest not being lock down to a particular brand or model (e.g. in the event of that factory decided to stop production of that particular model, or the factory has been shut down, etc).....Well the same goes to the car industries that they will never show you some details like the brand of the brakes system, the material specification for the body, the brand of horn, lock, car seat, etc. they are trying to escape any legal issue if they are trying to specify too specific. I dont fully like it either but unfrotunately, this is how the world is working now.

So, the only you can do is to ask more question and try our best to get more details from developers when buying a property. Of course, sometimes, they will show you the product or tell you which grade or brief specification or brand...but most of these would not appeared in the S&P. So, we have to trust them to a certain extend and to evaluate if they deliver what they promised earlier after VP....this is one of the the way on how the so called reputation of developer being established. Sometimes, for inevitable reason, they may change the spec or brand, either to a better brade or to lower grade....but they need to explain or at least we need to seek their explanation. Those developer promising one thing and keep shortchanging the buyer, those will be suffered especially in today power of the internet.

Secondly, there will be things that we dont like in the property, it could be great design, bad location, or great design but the flooring is not good, or the windows size is good, the bathroom is small, etc....it is always down to individual preference. So, we just need to focus on the major one or our own priority. Well, personally, I think that the quality/spec of the material used in this project are decent (not outstanding) especially on the earlier pricing. For car porch, well, if you already have intention to put big slab or different tiles, then it will be easier with thiese so call brushed concrete. OVerall I agree that as buyers, we always need to make our noise or tell any developers of our presence.

I've heard of stories where the Dev invites the Purchasers to view the progress of the development. I was told that Sime Darby did it for Putra Heights, anyone else heard of this?

My Spira unit is the only one in my street the rain water flows backwards into the car porch. I was driving around when it was raining lightly and i could see most car porch was dry except for a few. They say they are going to fix it.

The roof is not Flat viewed from the top. Theres 2 draining point which is lower then the other part of the roof. Rain water should go through here, and access water should just flow to the front if im not mistaken. During heavy rain, water will still go over all 4 corners.

In comparison to TTDI launching, we didnt even have satay! not to mention, tasteless bihun and sandwich. Hope i dont sound too cheapo! hehe...

Btw, its comfirmed for Phase 1D and 1E above, all units will have free Unifi 1 year (cabling all done in-wall underground included). Good marketing strategy for both TTDI and TM i suppose.

Ai yo, why worry so much? You signed the S&P Agreement and it states to be delivered in 24 months rite? That's already very fast, most are about 3 years. And NazaTTDI has by track record really delivered ahead of schedule. If they are late in delivering, you'll get payment from NazaTTDI wan. So try not to worry so much ya? cool2.gif

for sephira, contractor still installing the hoarding and most probably construction will start in september. no news for aquina so far....

visited sales gallery yesterday and informed by the SA next month there will be another launching for DSL. wonder how is the response?BBB mode???
sephira left limited unit -> corners & aquina based on my observation about 80% sold out.

According to SA, will be the new phase. I cant remember exactly the name, something like zornia (sorry if the name is not correct smile.gif ). Yes u rite, it will be at the northern of masterplan. the size should be same as prev phase 20x80, 22x80 & 24x80.Probably this phase, they might offer 2 1/2 or 3 storey for corner/end lot. SA cant confirm as i spotted the difference on the master plan miniature.
