I personally think that the TTDI marketing team have done quite ok, and the concept of TTDI AI is more modern and quite "Desperate Housewives" (ala the cul-de-sacs). However, I think they should be more buyer-friendly in terms of offering DIBS and MOT waived off. Can account for about RM 10k worth, which is a huge deal considering that owner-occupied folks and young families don't necessarily have so much cash to spare!
About the "cul-de-sacs" design, I think that's a cool selling point and TTDI AI top management should take note in their
marketing and positioning strategy. They should leverage on the g+g feature to position TTDI AI as more exclusive and high end location in AI township.
TTDI AI MUST differentiate themselves through the
exclusive features (g+g, modern design, private lake, private clubhouse, etc) and
exclusive location (northwest corner, lower traffic, higher ground, etc) to EDUCATE the public and justify the higher price. Otherwise the sales will suffer greatly because uneducated public will then only compare on psf, which is not beneficial to TTDI AI sales.
