I just bought a unit in Aquina also 24x80, met 6 other buyers on the first day launch, all are Chinese and bought for own stay. So when another forumer said 90% are Chinese buyers, that's probably correct this area will have lots of Chinese residents smile.gif

For those that think this is not a good buy, try to check out the area physically and check out Alam Impian master plan (large plots are reserved for semiD and bunglow), I think the area will develop into a high end residential area and its location is very strategic, connecting Klang with Subang/PJ/Puchong within 10km radius! icon_idea.gif

I don't mind having any childcare services inside Spira... since I'm Aquina buyer, and I paid the premium for the peace & privacy there, but good to have convenience services *nearby* (not next to my house) tongue.gif

Naing, we are now curious about your nationality, mind hinting? smile.gif

y2kfirewalker, I didn't give that feedback. I said I dun mind as long as it is not in Aquina, hehe biggrin.gif

Actually, if mamu can take care of resident's privacy & peaceful living requirement, why not give it a shot?

about kindy debate... the more u guys gaduh here, the more we scare away people from this forum, less potential buyer, that's the real threat to the TTDI AI property value, so please move on to other topics.

Leave this to face to face meeting with mamu and the future RA, no need to waste time here as it will be decided thru supply&demand rules anyway. If nobody likes kindy, it means mamu will run out of business anyway, vice versa.

New topic: I learnt I&P will launch Pentas phase property (25x85) end of this month, cheaper than Aquina phase, is this good or bad for TTDI AI?

that day a sales agent told me the lake is exclusive to bungalow and semi-D residents, and there's an exclusive clubhouse for the bungalow and semi-D too near the fountain entrance. Terrace residents only can access the clubhouse at the back (northwest corner) of Alam Impian.

If this is true, what's the selling point for terrace houses? can see the lake from far but cannot walk/jog near the lake?

Pentas should start at 700K 3151 sqft, 25x85 size. It call superlink, newer trendy design.

So what can we conclude from this info?
Is this a better deal compared to current phase Aquina?
But all I&P buildings in AI are not gated, so that puts the value lower already.

Based on star property aquina news published by ttdi on july 4th and 29th, there was no new buyers for aquina after 1 st weekend launch because sale figure is same. Ttdi look like placing too high price for 24x80 units, a bit over stock now.
*
This news sucks for a TTDI AI buyer especially Aquina phase buyers. doh.gif
Can TTDI developer do something to correct the pricing? like add new features for Aquina buyers to match the not-so-competitive pricing? cool2.gif

Desa Latania is actually quite far from it. If you look on Wikimapia, its above Desa Latania, look for Kg Sungai Kandis. Green View Villa is across the Kilang Kertas but a bit further to the right. I have been to the place and I think its not bad, considering the price for a house in AI is quite high.
*
I think it lacks "township"...

I personally think that the TTDI marketing team have done quite ok, and the concept of TTDI AI is more modern and quite "Desperate Housewives" (ala the cul-de-sacs). However, I think they should be more buyer-friendly in terms of offering DIBS and MOT waived off. Can account for about RM 10k worth, which is a huge deal considering that owner-occupied folks and young families don't necessarily have so much cash to spare!
*
About the "cul-de-sacs" design, I think that's a cool selling point and TTDI AI top management should take note in their marketing and positioning strategy. They should leverage on the g+g feature to position TTDI AI as more exclusive and high end location in AI township.

TTDI AI MUST differentiate themselves through the exclusive features (g+g, modern design, private lake, private clubhouse, etc) and exclusive location (northwest corner, lower traffic, higher ground, etc) to EDUCATE the public and justify the higher price. Otherwise the sales will suffer greatly because uneducated public will then only compare on psf, which is not beneficial to TTDI AI sales.

Klangboy83, I'm inferring from your replies and (I quite agree with your point) points  thumbup.gif  brought up, that you're also vested in TTDI AI? For own stay or as an investment?
*
For own stay, but could be for investment after further development, who knows? smile.gif

I am just a little shrimp, no string to the mighty Naza Corporation tongue.gif
Someone from Naza TTDI should be reading this forum right? hello? nod.gif
